Luxurious New Barn Conversion In Kent Weald Sleeping 12+2 With Stunning Features

The Coach House is a luxurious modern barn conversion originally dating back to the mid 19c and was stabling for a former Coaching Inn. In receipt of a Visit England gold award and access on your doorstep to roam acres of lush Weald Countryside. Much of the original features have been kept and the blend of new and old has been managed perfectly by the owners and a team of craftsmen who clearly know their job. You are surrounded by meadows and forestry with some great walking opportunities directly from the barn. This is a central location for the whole family to enjoy the stunning English countryside. Free-range chicken and duck eggs, vegetables and home reared meats are available to purchase during your stay. The Farm Spa is nearby with the option to pre-book massages, facials and other therapies for your stay. The property features private sessions of a sauna and a 6 person hot tub (by appointment - minimum age of 18) in the court yard.

The Coach House comprises of two buildings, the main barn with 4 bedrooms sleeping 10 and an adjacent annex. There are no compromises with sleeping arrangements with 12 guests comfortably accommodated in beds and the option of a further day-bed in its own room to sleep up to 14 if required. On the ground floor of the barn there are 2 double bedrooms with super king-sized beds, both with en-suite shower rooms with w/c and basins. One of these is a wet-room with some disabled facilities. There is a contemporary, well equipped, open-plan kitchen, dining area with a range cooker and a long dining table. A large sitting room with amazing barn-height beamed ceiling and log-burning stove is also on this ground level along with a further bathroom with bath, w/c and basin. Upstairs there are two further large bedrooms each providing 3 single beds, these share a bathroom with bath (shower over), w/c and basin. The annex provides a further super king-sized bedroom sleeping 2, with en-suite shower room with w/c and basin. The adjacent garden room, with 50in flat screen TV and floor based games plug-in connection, sofa and piano, includes a quality day-bed (which can be made as twin singles or a super-king) to create a sixth sleeping area for the 13th and 14th guests, also with its own w/c with basin.

Outside you have a patio area with gas BBQ, courtyard garden with secluded grassed bank and a child-safe pebble pond. Also a large, open bay double garage is included with the property and plenty of off road parking. There is private use of the sauna or hot tub which can be booked directly with the owner during your stay at £15 per session for an hour in the sauna or 90 minutes in the hot tub.

Ashford, with its great rail and motorway links to the rest of the County (including London and the continent!), and the quaint town of Tenterden, with its boutique shops and great dining opportunities are within easy reach. Visit the many stunning villages that lay in this gorgeous part of Kent including Woodchurch just 2 miles away. The Romney Marsh is close by which leads onto a great stretch of the coast including Camber Sands and Rye, all within half an hour’s drive. There are many amazing walks within close vicinity of the property - 50acres of meadows, wooded pasture and ancient woodland which you have full access to and a further 12,500 acres of forest to explore beyond. Wildlife is abundant including deer in the woods, nightingales in spring, bats and owls in the evenings as well as the farm animals. Don’t miss eating at the Kings Head pub which is very popular with locals and just a short walk from the barn as well as pamper treats at the Farm Spa, just on your doorstep.
