About the property

Peaceful 3 bedroomed terraced cottage, a quick level stroll from town centre.

Number Twelve is one of only a handful of properties in Salcombe that has its own water frontage, with steps down from the garden to make access to the water easier. Almost uniquely, the house also has a sunny lawned garden, from where you can jump directly into the sea. as well as a generous breakfast patio with table and chairs.

Situated in a prime location, just a 2 minute level walk into the centre of town, this traditional terraced fisherman's cottage has 3 bedrooms, one of which has a huge Super Kingsize bed and views across Shadycombe and Batson Creek's to the rolling Devon countryside beyond. There is also a twin room and a bunk room all with adult sized 3' mattresses, a family bathroom and a separate loo.

Although the property is advertised for 6 - we have beds for 8 in total. It would suit 6 adults and 2 small children, as our seating area downstairs is limited, and we do not have large chairs for 8 adults.

The cottage has been thoughtfully modernised and is equipped with WiFi, full HD Smart LED TV. The compact kitchen has everything that a keen cook would like to find and there is also a separate utility room with washing machine, tumble dryer, deep freeze and plenty of hanging space for wet suits, waterproofs or walking boots.

An exclusive reserved parking space is also provided in the busy months between the beginning of MAY to the end of SEPTEMBER which gives a huge amount of flexibility. From the beginning of October until the end of April, many of the parking restrictions in Salcombe are lifted and it is much easier to find a parking space elsewhere, but also the pay and display parking in the Creek Car Park is still operating.

We allow dogs by prior agreement only, out side the months of July and August.

About Rebecca Morgan

My Parents bought this cottage 40 years ago, from the family of the fisherman who used to live here. When we were young, we spent all our summer holidays down in Salcombe. We were always doing something 'messing about on the water', from sailing, windsurfing, beaching or waterskiing.

In the quieter months, we love to walk the cliff tops, eat in the many friendly pubs or just chat with the boat builders and fishermen who live locally.

Now the third generation of our family enjoy coming to Salcombe, with their own friends. The cottage just seems to adapt to whatever age group is staying. Old or young, summer or winter, Salcombe always delights and casts its magic over all who stay!

Why Rebecca Morgan chose Salcombe

Salcombe is a very special place which just seems to seep into your skin. We find that we are forced to take life slower when we are there. It's so easy to relax in its atmosphere.

Our Cottage is in the heart of the working end of Salcombe and many of our friends are the fishermen, boat builders, Lifeboatmen and craftsmen who either live or work along Island Street.

We were thrilled when we found an old photograph of the garden with the line of the hills around Snape's Point clearly visible in the background, showing a group of fishermen sorting their nets in the very spot we now enjoy drinking our sundowners.

We've always loved the fact that there is a boat yard right next door to us, especially as they sell fresh crab and lobster straight from the sea. We used to have the bar of the Island Cruising Club on our other side, but sadly that has moved, so we have further to go for draft beer now!

What makes this house unique

As soon as we saw the garden and the area at the back of the cottage we knew we wanted to own it! Sitting in the garden at the end of the day, when a stillness has descended, and most of the boats are quiet and the beaches empty, we love to watch the sun set over Batson and bathe in the warmth of the evening sun. You can almost imagine that you have Salcombe to yourself then and yet you know that just 2 minutes walk away, all the restaurants and bars are buzzing. Its our favourite time in Salcombe

The house was magnificent and fulfilled our every need and more....Never realised how well preserved Salcombe is. Magical! We did some great walks and had a day of kayaking and some lovely pub meals. Thank you for a lovely time.

  • The main bathroom is on the first floor, with a folding shower screen to aid getting in and out of the bath. It also has a heated towel rail and vanity unit with ample space for products to be left beside the basin. The second bathroom has a large enclosed shower, with a sliding door entry, a vanity unit and loo. It also has two electric heated towel rails.

  • Although we have 8 comfortable and generous beds, we say the house is for 6 adults and 2 small children, (under 16 years old), due to the restricted number of chairs we have in the sitting room. The Dining table is ample for 8 people and there is all the additional space outside in the garden. All the bedrooms have thick comfortable mattresses. The Superking sized bed and the beds in the twin room were recently replaced and have 10' deep pocket sprung mattresses. The Superking bed can be separated into two 3' beds, but you will need to bring your own separate duvets and sheets to do this yourselves.

Our house is the perfect compact dwelling in the heart of Salcombe where you can launch yourself to explore the town, the water, the beaches or the fabulous countryside and cliff walks all around us. There are pubs to walk to at the end of creeks or in near by villages as well as ferries to take you either down to South Sands or up to Kingsbridge. Why not take the boat to do your shopping?

Beautiful house, perfect summer getaway!

A beautiful house with a lovely sunny garden which backs onto the water - perfect for long summer evenings, barbecuing and watching the sun set!

The house is in a perfect location for popping into town, walks along the coast, sampling freshly-caught crab from next door, etc.

This is the third consecutive year I've been lucky enough to stay here, and have had a fantastic time every time! I would highly recommend this property to anyone, whether a family or group of friends.

Excellently located house to the town centre!

A wonderfully located house suitably located close to the town center, without the noise and thoroughfare of people of the high street. It is the fourth time I have had the pleasure of staying at this immaculate property in Salcombe for a weeks relaxation.

The house is within 'stumbling distance' of a number of excellent pubs, notably 'The Fortescue' and the wonderful 'Island Bar and Grill' about 50 metres up the road. The boatyard next door is a great source of both cooked and uncooked crabs or lobsters for those brave enough to dress them and some local knowledge of good fishing spots!

The property has a wonderful spacious garden (very rare for Salcombe!) with excellent views of the estuary which is perfect for barbecueing the days catch over a few beers.

For those looking for a relaxing stay by the sea you will be hard pushed to find somewhere so spacious, quiet and well located to the town. I cannot sing the praises more highly of this house for a week. An absolute must!

Fantastic house in a great location!

We arrived early on Friday 17th and had a fantastic week. Despite the weather not being excellent the house definitely impressed and there was lots to do. Placed in a great location for getting to Salcombe's Main Street, but also for getting out and about to do some walking in the local area.

A highlight of our trip was making fresh crab linguini one day for lunch after buying a crab from the next door boat builder.

When we arrived the house was in a perfect condition and accommodated our large party comfortably. I would absolutely recommend 12 Island Street as a fantastic destination for groups of friends or for families.

A relaxing week

We had a very good week here, the house is in a very good position being only a couple of minutes walk from the shops and pubs. The kitchen is equipped with everything you need and more! you also get an idea of wind speed(for the sailors!) from the kitchen window as the flag outside the crab shed on the opposite side of the river always has a flag flying. The weather wasn't good enough to sit in the garden but would be lovely in the summer. Overall it's a lovely place, the only minus point we had was lack of storage space for clothes. none at all in the twin room as it was too small and although the other rooms had drawers there was no hanging space.

A superb cottage in a perfect location

My husband and I, three children and Arnie the dog experienced a marvellous week at 12 Island Street.

It is perfectly located within Salcombe, with just a two minute walk to the local shops.

The property itself is home from home. Everything you could possibly need for a family is there.

We arrived the 2nd week of the Easter holidays to find a very clean and welcoming feel to the cottage. The weather was still on the cool side, especially in the evenings but once the fire was switched on, the lounge area was quickly warmed and we were all very cosy and snug!

We have been to Salcombe a few times now and we all agreed that we would return to Island Street.

There is a nice patio area outside with a gated grassed area leading to the estuary...this was perfect for Arnie to have a sniff!

Thanks Becca for providing a home from home cottage for our family holiday. We'll be back!

Salcombe is an all year round destination, with something for everyone. Renowned for its gentle climate, it sometimes seems as if the rest of the world doesn’t exist. In the summer, the harbour is a buzz with all types of boats. With tuition and hire easily available, it’s hard to resist getting involved.

The clean sandy beaches and unspoilt coves around the estuary make it perfect for families, while the shops, restaurants, alleyways and flights of steps make the town itself fun to explore.

However, the coastal paths and National Trust gardens make walking a major attraction and the amazing birdlife, wildlife and vistas bring visitors from far and wide.

The scenery, sea air, ferry trips, cosy pubs, excellent restaurants, art galleries and shopping all provide immediate things to do, but there is so much more besides.

Diving, sailing, walking, fishing, waterskiing, paddle boarding, kyaking. windsurfing, power boat training, golfing and photography courses can all be arranged locally very easily and Salcombe enjoys excellent regattas and music festivals nearby throughout the summer months.

There is a tennis club in town, a horse riding centre a few miles away, and local Farmers Markets. The famous surfing beach of Bantham is just around the corner and little further on, the hotel on Burgh Island, just off Bigbury-on-Sea.

The South West Coast Path has recently achieved a listing in Lonely Planets’ Great Adverntures book, and is the only hike in the UK to be mentioned. They describe it as “walking at its most diverse and most spectacular”.

The many bridle ways and narrow lanes that criss-cross this part of south Devon, make cycling popular if you enjoy the hilly landscape.

Salcombe is also a joy for foodies. The excellent family butcher, the bakery and the family run grocers (not to mention the fabulous sweet shop), all make buying everyday essentials easy and pleasurable. However, Salcombe Dairy Ice Cream, is made in the town; Salcombe Smokies are smoked mackerel, caught locally and Devon Pasties are available in pubs and shops alike. There are excellent delicatessens, so if you don’t fancy cooking you really don’t need to.

However for many it’s the simple pleasures of making sandcastles, rock pooling, relaxing on the beach, painting or sitting watching the world go by which they enjoy the most.
