Sleeps 6. 3 bedroom modern villa with private pool and garden. Great location.

Villa Julieann has 3 bedrooms and two family bathrooms (one on each floor). There is a large living/dining room and a luxurious fitted kitchen with black granite work surfaces and a double granite sink with mixer taps. Outside it has a enclosed garden with kidney-shaped pool and a shaded pergola for when the sun gets too much. There is also a large private garage with automatic motorised doors. Located in the traditional Cypriot village of Ineia, together with its' sister village, Drouseia, the villa is conveniently located for both the wild splendour of the Akamas, yet is only 15 minutes from Coral Bay, Paphos and a similar distance from Polis/Latchi. It therefore offers the best of both worlds; for those looking for peace and tranquillity and for those who prefer a more dynamic holiday. A number of tavernas and coffee shops within a 10 minute walk abound in both Ineia and Drouseia. Both villages also have a number of local shops and 'supermarkets' for last-minute essentials.

The TV includes movies, TV series from around the world, UK terrestrial programmes (BBC, ITV, Channel 4 etc...) as well as sports programmes.

About Anne Clayton

Hi, Thank you for the interest in our beautiful property in Cyprus. Julie and I settled in Cyprus in September 2008 looking for and I am glad to say finding, a more relaxed way of life. We chose Cyprus after having many fantastic holidays here in the past and fell in love with island and its' people. Originally from Wolverhampton in the West Midlands, the contrast between our previous life in the UK and now couldn't be greater. Waking up every morning to blue skies and warm/hot weather makes the dull, cold and wet days of our past seem a lifetime away.

Why Anne Clayton chose Paphos region

The villa has air conditioning in each room together with oil-fired central heating and a modern wood-burning stove for winter months. We also have ceiling fans in all of the main rooms.

There is a separate office/fourth bedroom, off the main living area and we have an efficient WiFi system installed.

The property is surrounded by grape fields, has wonderful sea views down towards Lara Beach and St Georges Island and has the most remarkable sunset views, especially in the autumn.

Villa Julieann has a wide range of features found in much more expensive properties and as already stated, value for money is much greater in the Cyprus villages than on the coast.

Beautiful and well appointed

Very comfortable villa - great facilities and excellent views across hills and down to the sea. Steve & Julie were also very good - they visited at the start and put us onto some great restaurants. There was a really great welcome basket too which we weren't expecting - lovely surprise. 10 mins from Polis, 15 from Latchi - it's the perfect base. We love walking and there are some excellent countryside walks surrounding the villa.

I really can't fault this place - we intend to go back next year.

The village of Ineia is equidistant between Coral Bay (Paphos) and Polis/Latchi. Both are around 15 minutes drive. The best beach (IMO) is Lara Bay which can be reached by both a concrete road and an unmade road (4X4 recommended). Lara is approximately 15 minutes drive and sustains a turtle breeding sanctuary so may not be open during certain months, however when open has miles of unspoilt, golden sand and a gently sloping beach, ideal for children.

Other beaches can be found all along the cost from Polis to Latchi, at Coral Bay and Argaka to Pomos so for thos sun worshippers, the villa is conveniently located.

The town of Paphos is about 20 minutes away with Polis around 15 minutes drive. A motorway connects Paphos with the major cities of Nicosia, Larnaca and Limassol so travel is relatively easy for those wishing to explore this beautiful island.

Both Ineia and Drouseia contain a number of tavernas, coffee shops and 'supermarkets' all within easy walking distance. The closest town for banks, supermarkets and a wider-range of dining options is Polis which is 15 minutes away. Next-door to Polis is the Latchi. With its' marina and quay-side restaurants. Latchi is an ideal location for a sun downer and for dining at one of its many sea-food restaurants. Latchi has all of the water sport activities that one would expect including fishing, boat hire, diving/snorkelling etc. For those seeking a livelier holiday experience - Coral Bay with its numerous bars, clubs and restaurants is also around 15 minutes drive. The pretty hillside village of Kathikas is about 10 minutes drive. Kathikas has a several award-winning eateries. Villa Julieann is ideally situated for those looking for a more outdoors style holiday. It is located on the edge of the Akamas and affords great walking and cycling opportunities as well as fishing, bird and nature watching. The trans-Cyprus E4 hiking route passes nearby and for those who want to explore the Akamas from the comfort of a vehicle, a number of companies offer 'Akamas safaris'. The village of Ineia has a slow, traditional pace of life with the principal industry being agriculture. Life in the village goes on as it has for hundreds of years with donkeys still used for tending the fields and goats grazing on the nearby hills. Every morning, the 'old men' of the village will visit their favourite coffee shop to catch-up on the local gossip and in the evening, when the heat of the days is subsiding, the women will go for a walk.

There are currently 3 championship courses on Cyprus with more in planning. The closest is Tsada which is around 20 minutes drive. Other courses are at Aphrodite Hills and Secret Valley which are both around 40 minutes drive.

Notes:
Villa Julieann benefits from full central heating for those cooler, winter months and all rooms have air-conditioning for the long, summer months. There is a modern wood burning stove in addition to the central heating which creates a focal point in the lounge and heats both the downstairs area and the master bedroom when required. The villa has been finished to a very high standard with quality floor tiling throughout. All rooms have ceiling fans and the villa has several outside patios and balconies for alfresco dining. It has a south-facing aspect and receives the sun on all but the coldest of Winter days. There is a free welcome pack on arrival.
