Bougainvillea Sunrise is the place to truly get away from it all and relax. This magical, airy two bedroom, two bath home is nestled into the hillside of Estate Concordia with an areial view of John's Folly Bay. The East End of St. John to the British Virgin Islands are the back drop to your view of the Caribbean Sea.
Sunrises are not to be missed at least once during your stay. Seeing darkness turning to light as the bright red sun emerges from the sea and the sky turns brilliant shades of pink is one of the unique benefits of this home.
Both bedrooms are air conditioned, providing maximum comfort for sleeping and cooling off as necessary during the day. The master bedroom features a king size bed along with a full bath, flat screen tv and private balcony, all overlooking the ocean. Wander down the steps from the balcony to the large private porch to relax in the hammock or lounge chairs.
The second beroom features two comfortable twin beds. Tropical flowers grow outside the bedroom window in the terraced back yard. Located across the hall is another full bathroom.
The main living area extends into an incredible sunroom with two daybeds perched above the water. This is an ideal place to start your day. Watch the sailboats bob in the ocean or you may even get lucky and see sting rays in the bay below. Sunrises are amazing with the sun rising out of the ocean. Sunsets are also beautiful watching the colors of the sky change over the hillside.
Plenty of windows and skylights throughout this home create a light and airy atmosphere.
The fully equipped kitchen opens to the dining area. Everything you need to create a fantastic island dinner is here for you. Seating at the kitchen island is great to keep the cook company or you can dine at the teak dining table in the dining area. Grilling outide is also an option with a gas grill on the back porch right outside the kitchen door making cooking fun inside or outside.
Native hermit crabs live in the rocks outside the kitchen window. Eating left overs, especially coffee grinds makes them happy and ensures their stay. Have your own crab races. Great fun for both kids and adults.
Salt Pond Bay and Beach, part of the Virgin Islands National Park is about five minutes by car. Salt Pond offers some of the island's best snorkeling. It is about a five minute walk down a trail from the parking area. Ram's Head Hiking Trail starts out at Salt Pond. It offers breathtaking views and full moon rises. Salt Pond Beach is so named because there is a natural salt pond behind the beach. Depending on the weather you may find salt crystals.
Wander into the town of Coral Bay for restaurants, shopping, and groceries. You're likely to see free roaming donkeys and goats on the 1o minute ride along the island road into Coral Bay.
Coral Bay is the quiet side of St. John so please remember you may not be able to get everything you need there. There are two grocery stores that provide most of the basics and some of the luxuries. Cruz Bay is about a 45 minute drive for more shopping and grocery selections.
Please note travel time from the airport in St. Thomas can be 2-3 hours depending on the ferry schedule between the islands. It is a beautiful journey between and through both islands and adds to the away from it all experience.
We have lived in the Virgin Islands most of our adult lives. We now split our time between our island home and a home in the mountains of North Carolina. We love our home in St. John and are happy to now share it's unique character with visitors to our island.

The amazing views are what sold us on this property. They are really unbelievable. It has a laid back natural style to it. The native hermit crabs living in the terraces were really what did it for us.
The natural setting and style of the house make it easy to feel at one with nature. Once you arrive at Bougainvillea Sunrise you really are away from it all. It can be just what is needed when life gets too busy.
We thoroughly enjoyed our stay here for 8 days, as did our son, who overlapped with us for four days and had another four days on their own. Needless to say, the view is fabulous. The layout of the house is wide open, bright, and affords interesting nooks and spaces. House is well stocked with games, beach chairs and snorkeling equipment, and they have more towels than anywhere we've ever been. As most beach houses, it's a tad worn around the edges, but that felt very authentic. Decks are beautiful. Winds here were constant, which kept us from being hot and made for great white noise for sleeping. We loved the location, away from anything touristy and easily accessible to Coral Bay restaurants, happy hour at Concordia resort, and lots of beaches and snorkeling. One definitely needs a car at this location, but with that it is easy to get to anywhere on the island.
The view was worth a million bucks!! The villa itself was good for the price.
We loved our stay. The views really are superlative - just breathtaking. The house is well laid out - with enough room for everyone to find their own quiet corner if you want some down time, but also places to gather together. Great atmosphere.
Our favorite things - coffee on the front deck watching the sunrise over the water, star gazing from the back deck. Snorkeling at Salt Pond and Haulover Bay.
Finally, I want to say that the owners were wonderful to work with - our travel plans were complicated and they were unfailing kind in working with me on logistics.
My family and I just returned from a wonderful week at Palm Retreat. The home is lovely with an open plan and large windows highlighting the magnificent views of John’s Folly Bay and the British Virgins. There is a small deck by the front door and a very large deck off the master bedroom with comfortable furniture for relaxing, eating and star gazing. We ate all our lunches out there and found the food tasted better while looking at the incredible shades of the blue water.
There’s a gas grill just outside the kitchen with a table and chairs for dining if you can stand to be outside without a view (we couldn’t). The spacious kitchen is well equipped, and with three different fruit infused bottles of rum and 4 bottles of balsamic vinegar what more could one ask for? The furnishings and accessories are perfect for the setting and create a feeling of relaxation and comfort. The living room sofa is about as comfortable a sofa as I have experienced. Both bedrooms have air conditioning, but we never turned either unit on. (The daytime temperature was in the low to mid 80s, and it was not much cooler at night.) The house has several fans, which, combined with the breezes from the water, kept us very comfortable day and night.
We arrived after the sun had set, so Marc suggested we meet him at his lovely restaurant in Coral Bay, Aqua Bistro (Be sure to have at least one dinner there). He escorted us to the house, helped carry our luggage up the stairs and showed us around. He was very helpful and available and told us to call him any time for anything. I had a number of emails back and forth with Carrie before the trip, and I found her to be accommodating and cordial, and she answered all my questions promptly.
The location is perfect. Salt Pond Bay, with a great beach and wonderful snorkeling, is a short walk or ride from the house. It’s a fifteen minute drive to Hurricane Hole with its incredible snorkeling in the mangroves of Otter Creek …the highlight of our week. (See Arawak Expeditions kayaking/ snorkeling Hurricane Hole trip.) It's not a long drive to the other incredible St. John beaches from Maho Bay to Trunk Bay with its underwater snorkeling trail.
The icing on the cake is the daily hermit crab show. Marc will show you where to place the used coffee filter and grounds. Then sit back and wait, and you will be treated to an experience worth putting up on social media. The party is not complete until the crabs are at least two deep.
My family of 4 stayed for a week. The home had everything we needed and had plenty of outdoor spaces to enjoy the view and the breeze. After days spent snorkeling, we were glad to have such a relaxing space to come back to at the end of the day. Carrie and Marc were quick to respond to any questions we had. One recommendation to first-time travelers to St. John's (like me): spring for the 4WD rental car. If you are planning to explore the beaches, you will do plenty of driving and will want the higher clearance and power of 4WD. We definitely recommend this home!
We just returned from our visit to Bougainvillea Sunrise and we wish we could go back! We are a family of four with two small children (3 and 6). Our kids loved the house which has books and toys for children. They also loved the pack of hermit crabs who live nearby, the lizards, and the sugar birds who would stop by every morning for a snack. The house has wonderful views and is just a minute up the road from beautiful Salt Pond Bay. The owners were great to us and ensured we had a wonderful time.
Relax and enjoy the ocean views and breezes from your private deck and home or wander over to Concordia Eco Resort to take advantage of amenties they offer such as yoga, water sports, movie nights and crab races to name a few. They also serve dinner nightly with a full bar and live music depending on the night.
Salt Pond Beach with amazing snorkeling and hiking is five minutes away. Part of the Virgin Islands National Park, this is one of the best beaches on St. John.
