Primrose Cottage is a charming Cotswold stone cottage, which sits alongside a babbling brook on a beautiful tranquil lane, close to the historic heart of the village of Blockley. This peaceful yet thriving village has two pubs, a community owned village shop & cafe, a historic Norman church and a children's' playground. Blockley is surrounded by stunning countryside and has many beautiful walks on its doorstep, as well as being well located for exploring the beautiful market towns and villages of the North Cotswolds, plus further afield places, such as Stratford-upon-Avon, Blenheim Palace and Oxford.

Primrose Cottage is Grade II listed and has an abundance of character features, including stone mullion windows, oak beams, and a large inglenook fireplace with a wood burning stove. The property has been stylishly refurbished and the character is complemented by modern facilities, including wireless internet access, a SMART TV and a well presented kitchen.
The cottage sleeps up to four people, in two bedrooms, with a family bathroom. There is a large enclosed back garden, which the brook runs alongside, and quiet on street parking is available approximately 100 metres away from the cottage. Primrose Cottage is an ideal choice for couples or a small family looking for a peaceful Cotswold retreat in a stunning setting.
Booking and payment
Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
The maximum occupancy of the property is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Babies who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to one additional baby.
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Family bathroom: Bath with handheld shower attachment, toilet and wash basin.
Heating, fuel and logs
The property has a gas central heating system.
Electricity and gas are included in the rental price. There is a wood burning stove in the living room and an initial basket of logs is provided from October through to March. Further log supplies can be purchased locally.
The property has free wireless internet access and a SMART TV with DVD player - please note that TV reception is very poor at the property, however the normal online channels such as iPlayer and itvplayer are all available. A telephone is also provided, with an honesty box for the cost of calls made.
Blockley is in a valley and guests should be aware that mobile phone reception can be very poor.
Primrose Cottage is located on a peaceful lane, approximately 75 yards away from the nearest road. Free, on street parking is available on High Street, which is a quiet no through road, approximately 150 yards from the cottage.
Please note that the walk from the end of the road, where luggage can be unloaded, to Primrose Cottage is approximately 75 yards, on a flat footpath alongside the brook.
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
Regrettably, due to the steepness of the stairs, a low window in the top bedroom and the fast-flowing stream running through the garden, the property does not accept children under the age of 8.
Babies who are not yet walking are accepted and a travel cot (without linen) and a high chair are provided.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, Grade II listed property and has many character features, including steep stairs, low beams and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
A fast flowing stream runs through the garden, with no barrier, and therefore children should be supervised at all times.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
No smoking is permitted throughout the property.

Blockley is a popular village in the Cotswolds which is found within a triangle formed by three renowned market towns: Chipping Campden to the North, Moreton-in-Marsh to the South East and Stow-on-the-Wold to the South. Being close to these three towns has led to increased footfall in the village, bringing with it good quality pubs and a lovely village shop/café.
As the village is away from main roads, it avoids the heavy tourist traffic and so visitors can get a real sense of rural life, enjoying the rolling countryside which falls within the Area of Outstanding Natural Beauty. The peaceful Blockley Brook attracts tourists and locals as a quiet place to relax in the warmer months. This brook, together with the other brook in the village, played a part in Blockley's history as there were once 12 water mills which provided work in various industries over the centuries, including silk production and flour milling.
Architecturally the village has quite a different character in comparison to the rest of the North Cotswolds as it has a more similar style to that of the villages in the Stroud valley, but here they have used a more golden stone. This design is reminiscent of wealthier times as the majority of the cottages were built during the 17th and 18th century, at the height of the industrial era.
A popular attraction in Blockley is Mill Dene Garden which is a partner garden of the Royal Horticultural Society. With a misty grotto, stream and seats around the mill pond, this is a lovely place to while away the time looking out for the kingfishers whilst enjoying a cream tea.
Car: Blockley is easily accessed by car, being located approximately 1 mile away from the A44 and approximately 3 miles away from the A429 (Fosse Way), which are two of the main roads through the North Cotswolds.
Train: The nearest railway station to Blockley is Moreton-in-Marsh (approximately 3 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.
