The Main House at 10pm has three double bedrooms all with en suite, a very large living and kitchen area, enormous terrace and enclosed private gardens.
For larger parties, we offer in addition the Little House which is self contained and has two double bedrooms, sleeping up to four people.
So we can offer exceptional accommodation for up to 10 people in the combined property.
From spring to autumn, the Little House is only available for rental together with the Main House. It makes an ideal nanny and children's unit, 'granny flat' or overflow for large parties.
Although the houses are self contained (and the walls are thick!), the layout is such that guests in each house can have together time and private time as you wish.
The Little House has spacious living accommodation looking out onto our vines for a real feel of outdoor living. It also has a separate, fully equipped, modern kitchen.
To the front is a small patio area/garden.

Our home is close to the tourist action in Beaune etc but nestled in peace, quiet and luxury amidst the best white wine vineyards in the world - now with the added charm of being within a UNESCO World Heritage site.
Having said this, it is also within walking distance of two Michelin starred restaurants, wine bars (one "the best Chardonnay wine bar. Ever." according to some very knowledgeable guests!), and excellent bistros where the local winemakers and growers eat, drink and are merry.
The house is very traditional, having belonged to a winemaker in the past, with oak flooring throughout, Burgundian stone and enduit and original features. But the plumbing, the kitchen amenities and the size and comfort of the beds are very up to date!
The whole property consists of the Main House and the Little House which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat).
You can take the Main House (three double bedrooms, each with en suite) in the knowledge that you will have exclusive use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House.
If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom, see the separate tab).
Both were completely renovated to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)!!
We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.
Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.

As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...
They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.
But this is your choice. You will be equally happy if you want to run under your own steam.
The main house, which we update every year comprises:
Three spacious double bedrooms with deeply comfortable mattresses and classic décor, each with a luxury en suite shower room. Each bedroom is individually designed to reflect a season of the year in Burgundy.
A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.
A large open plan, bright living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge and the Krups espresso coffee maker and also the filter coffee maker.
The dining table in the Main House seats 10 so that, even if you are using both houses, you will dine together.
There is a very large private terrace just outside the front door with a large table and chairs where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by or gaze over the Montrachet vineyards.
The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.
To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).
There are laundry and ironing facilities, a secure storage space for your wine, and secure off street parking.
We have WiFi broadband and sound system and a (very discrete) television! Get to know each other again instead of using all that kit... Or use your wireless devices to pick your own web based entertainment.
The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.
We also have a combined heating/cooling air conditioning system through which guests can control the temperature in each individual room.
The Little House (which is not so little!) is available to rent as an addition to the main house from spring to autumn. It may be available separately in winter when the gardens will not be in use, depending on circumstances. It comprises:

We have designed and created 10pm for ourselves, our family and our friends. We want to attract guests who will feel completely at home and appreciate the care we have put into making their stay as excellent as possible.
We are a couple of travellers who pootle about between London, Catalunya and Burgundy with plans to take in a 'Grand Tour' of Europe over the next few years.
We used to run our own (very serious) business until we escaped in summer 2012. Now we want to have fun, learn as much as we can and just be ourselves.
We love France and wanted a home where we can see, hear, touch, smell and taste superb wine being made.
We have designed and created 10pm for ourselves, our friends and family and like-minded guests.
We love, food, wine, history, learning stuff, comfy seats, comfy beds, power showers, great art, great music, thoughtful literature, creating our own cuisine, entertaining, having fun and having peace and quiet in a shady garden.
We want our guests to be able to experience the magical things we love with a little more than the basic touristic experience.
For us it is the small things that make a holiday magic - having a pheasant or red squirrel visit the garden, seeing the grapes being taken to Olivier Leflaive's winery to begin the wine making process, strolling down to the bread shop in the morning to get warm croissants, walking up the road to pay homage to the great Montrachet grapes (perhaps taking a bottle and some fresh cheese with us), popping literally next door to taste Jean Chartron's complex, beautifully balanced wines... this is life!
Then, when we are feeling more energetic, we will hop into the car (or a taxi) and travel a few kilometers to experience more history, geology and Burgundian life in the many surrounding villages and small towns.

Authenticity, comfort, conviviality, convenience...
We created 10pm with luxury in mind. The "Raindance" showers and the beds are big enough even for really tall people (so our US guests tell us!), the beds have deep mattresses and luxury linens. The kitchen is designed for people who love to entertain, full of the equipment you might need.
It is peaceful but in the centre of the most famous white wine villages in the world and within a stone's throw of all the action - perfect!
As well as the large garden, we have an enormous raised terrace from which you can see mountain and vineyards of Montrachet - wow! Dining al-fresco is also really easy as the terrace is just off the kitchen.
Then, when you decide to stir outside...
If you want to experience a unique immersion in the culinary and vinicultural treasures that Burgundy has to offer, this is the place for you.
Burgundy is the home of some of the best wines in the world, red and white. Just think of the names - Montrachet, Vosne Romanee, Chambolle Musigny, Pommard. It is like a roll call of fine wines. At 10pm we are so lucky to have the three sisters of classic white wines, Puligny, Chassagne and Meursault on our very doorstep.
By merely walking down the road you will be able to visit the actual vineyards with all the history and geographical specificity they convey, and visit some of the finest winemakers in the world. Wine tastings will allow you to see the range and quality of the wines, and have fun too.
Wonderful local restaurants offer the best there is to eat, whether you want fine dining or simpler fare. Charolais beef, burgundy snails, fabulous local cheeses, home made charcuterie - wow! Explore the food shops and street markets to find glorious seasonal produce for a picnic or to eat at home, indoors or al fresco.
Cycling and walks in the vineyards are great fun too and there are specific routes promoted according to duration and difficulty
Why battle through the crowded tourist areas to get home and have crowds milling on your doorstep at all hours? But the neither do you want to be in a remote spot a bit too far from other people. In our village you get the best of both worlds and, most importantly, a true Burgundian experience!
This experience is for people who want to see village life, sitting in the bistro or fine-wine bar next to the very people who make the wine, and also want the ability to spend active days without always having to get into a car.
Our house combines an authentic Burgundian home with great comfort, modernity in the right places, friendliness and conviviality with a great location which means you are not far from anything.
10pm is only a couple of hundred metres from the very centre of Puligny Montrachet, which is steeped in history.
Our neighbours are some of the best known winemakers in the world and you can visit many of them (on foot!) to taste their creations.
And, without even having to get into your car, you can easily reach the boulangerie, the local epicerie (grocery), the fine-wine bars (caveaux), four restaurants (including two Michelin starred restaurants), and Olivier Leflaive's famous wine tasting lunch.
Beaune is just 12 kilometers away and there are many more wonderful sights, tastes and experiences even nearer, such as the three Michelin starred Lameloise just a short car ride away.
Walk or cycle through the vineyards to get close to the grapes growing in those famous named plots of land.
Or use the services or our wine contacts for a bespoke programme (big or small) that will allow you to get to know special things that might otherwise pass you by.
Of course you can stay at home and take advantage of the grounds - a large lawn and our very own 'vin inch' at the back of the house.
Guests of 10pm also have exclusive access to the guest-only pages of our website which gives you little insights into the area, the cuisine and other little bits of magic.

We had a wonderful family Christmas at 10pm! None of us have space for the whole family to comfortably stay together, so this luxurious home allowed three generations currently living in three countries on two continents to get together for a love, laughter and fun-filled holiday!
We enjoyed Christmas markets, wine tastings, mustard tastings, the Beaune market and the glorious food and wine. Everyone from the 17 month old to the 69 year olds had an absolutely fantastic time!

A group of Burgundy lovers, we had a fantastic stay at 10PM. The house is extremely well equipped, with everything a keen chef could wish for (and the wine fridge got plenty of use as well). All the bedrooms were spacious and beautifully furnished, and the number of en-suites and bathrooms made it ideal for large groups (no queues in the morning!). The Garden was great and again very well equipped, and perfect for aperitifs in the evening.
The village is quiet, but does have the best Burgundy wine bar in the world....ever (Caveau de Puligny). L'Estaminet was a hit as well.
The amount of attention to detail in the renovation of this property cannot be overstated. Peter and Lucy did a fantastic job of restoring and improving every aspect of the functionality and aesthetic joy of this place. Documentation was provided which painstakingly and obsessively detailed (in a good way) the tiniest detail of the operation of the doors, windows, a/c, appliances, etc.
The genuine concern for the visitor's comfort was also evident in the excellent communication from the owner via telephone and text. These folks obviously love this house, and go to great lengths to ensure that you do, too.
My family spent a week at 10 PM. There were 3 generations living very comfortably in the home. It is a roomy house with all the comforts of home in a classic wine village in Burgundy. Plenty of room, private baths with each room and a great kitchen. We had a chef come in to prepare some great dinners for us and the facilities were fine for him. We can't wait to come back and wouldn't stay anywhere else.
Sometimes you get lucky and discover a holiday home that matches the description and the pictures, in the case of 10pm it exceeded our expectations. Everything was there for us, including a welcome basket.
From the time of booking we knew it would be good, the owners, Peter and Lucy are a delight to communicate with. Extensive information of the house is provided prior to arrival.
It was spotlessly clean and well maintained. A Plancha electric BBQ was a pleasant surprise, no fiddling around with coals. The kitchen is well equipped, appliances and white goods around the house are of good quality as are the glasses (important!) crockery and cooking equipment.
The beds are very comfortable, the supplied linen is excellent. The Wifi really works well and the Internet phone a very welcome bonus....I ramble on too long...you get the drift.
We availed ourselves of the services of Pascal Wagner....we are so glad we did, Pascal is a delight, we learned so much about wine in a fun, convivial way. We enjoyed the restaurants he recommended and enjoyed his company.
Puligny is a small, quiet village, there are four restaurants and wine bar. Our favourite is Estaminet...good food and lovely people.
I should be keeping all this information to myself, however that wouldn't be fair on Peter and Lucy.

Happy New Year! Having spent a glorious few days in the summer at 10PM we came back for a five night stay with our grown up children, their partners and our grand-children to see in the New Year! We all had a great time and can highly recommend the experience.
We rented out both the Main House and the Little House for the eight of us: two grandparents; two grown-up daughters and their partners; and two grandchildren. The ‘seniors’ stayed in the Little House, which provided an oasis of calm and somewhere to escape to when required, away from the youngsters, who stayed in the Main House and who could continue playing games/music well into the night! The grandchildren took turns in coming for a sleepover in our house – it was the best of both worlds for all concerned!
The accommodation was superb, a very efficient heating system, and with everything provided to make it feel homely. There were Christmas lights and decorations in keeping with the festive season! It was beautiful to see the nearby vineyards at a different time of year, with the children enjoying cycle rides and walks in the countryside. We were concerned about shops and restaurants being closed for the holidays and planned to cater for ourselves. We stocked up with fresh food from the supermarkets in Beaune, where all the shops in the centre of town were open for business. The restaurants in Puligny were closed but there were restaurants open in the villages nearby, just a few minutes drive away. The local Caveaux was open and we were able to stock up on some excellent wines to bring home. The local patisserie was open every day and even baked a French version of a Christmas Yule log for us!
Altogether it was a memorable and magical experience for the whole family.
In the heart of the World Heritage Site "Climats de Bourgogne", our very Burgundian but immensely comfortable holiday home, 10pm, is nestled in the highly prestigious, working wine village of Puligny Montrachet.
You will be living alongside some of the best wine makers in the world (including the lovely Jean-Michel Chartron whose Caveau is literally next door), close to the vineyards to which visitors from all over the world come to pay homage. You will be within walking distance of two Michelin starred restaurants, high quality wine bars and fab bistros.
You will be a mere 10 minute drive through the vineyards to the hustle and bustle (and tourist masses!) of Beaune, but will be able to come back to peace, quiet and space (both indoor and outdoor).
There are many historical and Oenological sites of interest within striking distance of our village. And the tastings available...!
You can do the "tourist bit" which is marvellous. But we can also help you to find one or two little gems that few others will find if they stay completely on the beaten track.
There are excellent connections from central Paris. It is also easily driveable from Paris, Lyon, Dijon and Geneva if you don't fancy Paris.
If you are serious wine lovers, interested learners or families/groups who want to do great things together but with enough space to chill out, 10pm in Puligny Montrachet is an ideal location in any season.
Spring, Summer, Autumn, even Winter (with some insider knowledge) in Burgundy is an absolute delight with lots of things to do, see and experience.
Puligny Montrachet is in the heart of the Burgundy wine region and is famed for producing the finest white wines in the world. In fact, as we said earlier, 10pm is next door to one of the best makers of Puligny Montrachet and other wines - Domaine Jean Chartron.
It is not an overly touristic village, so it is not noisy and hectic. But it is a working village, full of winemakers and so quite lively at times, with great local amenities.
As an optional extra, through our connections in the local wine business, you can have one or two experiences that are unique - visits to undiscovered winemakers, wine tastings at home (in our convivial open plan living room/kitchen) or in the vineyards, knowledge of local restaurants, wine makers and food producers that are currently 'on form' etc.
We are blessed to have two Michelin starred restaurants within walking distance of the house, Le Montrachet in our village and Ed Em in Chassagne Montrachet, a 30 minute stroll away through the vineyards. And the village Caveau de Puligny Montrachet ("the best Burgundy wine bar. Ever!") offers informal wine tastings of the finest selected local wines on their terrace.
Before we forget, and speaking of high class restaurants, Chagny, which is about three kilometers away, boasts one of the most famous restaurants in the world - the three starred Lameloise.
However, we must not forget that we are in France and the budget restaurants are very very fine too!
Our house is also a good centre for walking and cycling in the vineyards and around. An easy walk or ride away is Meursault, with its fabulous coloured roof tiled town hall.
Beaune is only 12 km away with its famous colourful Saturday market, the Hospices de Beaune, its beautiful architecture and its quaint, mainly pedestrianised, centre and some really interesting shopping.
Slightly further afield and well worth visiting are Chalon sur Saone (a lovely provincial town with a really good Sunday food market in the streets around the cathedral), Nolay (a small town with an historic centre and a medieval market building that must be seen), Santenay (a 'ville fleurie' with a lovely town square with a fabulous fountain, a casino and an outdoor swimming pool open in the summer months), the Cistercian Abbey of Citeaux. And of course you are just a short distance from some of the other famous names in Burgundy wine - Nuits Saint Georges, Pommard, Chambolle Musigny, Clos de Vougeot, Vosne Romanee, Meursault, Chassagne Montrachet etc, which each have their own character and of course their own vignerons, many of which offer tastings.
We are still exploring the surrounding areas and constantly finding new and interesting things to see and do.
