Location was great and value hight
Sebastiano was prompt, friendly, flexible and even offered to help with thoughts on tours, and best ways to spend our time. He gave us some closeby restaurant tips too, which were helpful. The photos for the property do not do the roof top deck justice. It was a fantastic spot for morning coffee with views of the canal and bridge below as well as the panoramic vista over Venician rooftops and spires. We would stay here again in a minutes. Be ready for stairs :-) !
Great location and good views from the roof terrace
The San Polo apartment was in a great location just off San Polo square - 10 minutes walk to the rail station, 10 minutes walk to the Rialto and 5 minutes walk to the nearest vaporetto.
Sebastian was very communicative and helpful, as was Giulio who met us and showed us to the apartment very promptly.
Be prepared to walk up several flights of steps to the apartment, and up and down different levels in the apartment. As described, there are sloping ceilings and the kitchen and bathroom are a squeeze. The apartment is basic but has everything you need. And it was very clean.
What a great place to stay. Clean, well equipped and with comfortable beds as well as a friendly host. The bonus was the terrace where we enjoyed the view and lovely weather. The apartment is very well located to walk to Rialto in 10 mins and everywhere else is within easy reach either walking or by boat. Don't miss Scuola di San Rocco, a five minute walk away - mind blowing.
Thank you for your hospitality and attention starting with you accommodating our late arrival. Everything in the flat worked well, the air conditioning was appreciated. We found the location to be quite central. We found the water bus expensive and regret not checking water taxi prices because there were four of us. Venice is a jewel and we hope to return. Again, we put Sebastian to some extra work and he helped us a lot with his attention to detail.

Thank you! you are always welcome!
Stairs not for the faint of heart
We traveled with my 2 teens and they loved the loft and rooftop terrace! There are definitely a lot of (narrow) steps but the reward is great with an almost panoramic view. The neighborhood is quiet but conveniently 5 minutes from Rialto. The alley way seems a little bit sketchy and smells of urine but once you get to the top it's all good and thank goodness for the working air conditioning!!
Some things do need to be repaired - the iron does not work, and the shower head is broken so the water came at a trickle. The kitchen is also not "livable space" but fine for storing cold drinks and making coffee. We had a great time. Thank you Sebastiano!!
The San Polo sestiere has its origins around its main square “ Campo San Polo” the largest of the city, second only to Saint mark’ s square. a fairly small district with lots of secretive lanes, some interesting sights including the Rialto Bridge, and shopping ranging from glove shops to the famous Rialto fruit, vegetable and fish marketplace. It's atmospheric and contains some useful addresses for shopping and for eating. Campo San Polo, the area's hub, is a large open space in Venice; a wide, irregular, dusty sort of square where local children and pet dogs run and play while adults chat. In the summer there's an open-air cinema here.
