4BD, 3BA Luxury Home On Lake Champlain
Sue Ann Carter
What makes this House unique
Lake Champlain offers hundreds of miles of shoreline, but very few offer direct frontage with no road between the house and the lake. This home offers direct frontage on a protected Bay near Valcour Island. The setting provides ideal conditions for family vacations on the lake. Valcour View affords ideal positioning at the "center" of activities in the Adirondack Park, on Lake Champlain and even in Vermont. Tucked nicely off the main road, behind a large section of wooded land, this home is not visible from the busy road and children can play in the lawn without fears of traffic safety concerns. Whether your group favors a myriad of day trips all over northern NY, Quebec & Vermont or prefers quiet days sunning near the dock and relaxing by the shoreline, this home is the perfect location for your memories to be made.

Valcour island vacation home
Lovely vacation home on the shore of Lake Champlain across from Valcour Island. Comfortable beds along with temperature control for each room. Spent our mornings on patio sipping coffee enjoying magnificent view. Plenty of space for the 10 of us. Would definitely rent house again💕
Great place for a family reunion/vacation
Plenty of sleeping spaces and bathrooms for 10. The screened in porch was large enough for everyone to eat meals and play board games together. Good inside space too for a large group. Plenty of seating outside. Enjoyed the kayaks. Nearby Ausable Chasm was fun. Close to Montreal for a day trip there.
Access to the lake is a little awkward from the dock. OK for teens and adults, but not small children, as there are underwater poles and a rocky sea wall. Didn't like Arnie's, the Italian restaurant recommended.
Beautiful House and Location but Toilet/Septic Problems
The house is in a beautiful location, right on Lake Champlain. However, our big problem was that the toilet malfunctioned in the master bathroom and we were unable to use the toilet, shower, or sinks for the last three days of our stay. Starting from the first day, the mechanism on the macerating toilet ran multiple times on its own after flushing. The alarm on the toilet sounded during the third day of our stay, then after multiple flushes stopped on its own . On the fourth day, the day of my daughter's wedding, the repairman arrived and told us the bathroom was off limits and also that the unit had been repaired twice the previous month. This was very inconvenient and stressful. This was the worst day possible to restrict shower use, while we were preparing for the wedding ceremony. On the fifth day, the septic alarm in the basement sounded, and I had to go downstairs to find it, turn it off and notify the agent. That day the smell of sewage in the master bath became oppressive and we had to close the door to the bedroom in order to sleep. It certainly would have helped if there had been instructions on how to use the toilet and respond to problems, but in the end that would not have avoided the malfunction. Perhaps a reimbursement or refund might offset the trouble caused.
A far less serious problem was that the dishwasher did not adequately clean. Even after putting a cup of vinegar in the top rack, per instructions from the agent, the dishes and silverware still had food on them and required manual washing. I noticed the same residue from all sinks when washing glasses by hand. It may be that the entire house needs a water purification system.
On a positive note, the views of the lake from the porch are wonderful. There are stairs down to a dock. There's no ladder, which makes it difficult to get in and out of the water for swimming. The taller people in our party were able to step on the tires underneath the surface, then helped the others.
Specialized Home Systems:
Our home has been set up with a specialized septic system due to our location just feet off the shores of Lk Champlain. This system is not able to "process" ANY kind of non-organic matter other than traditional toilet tissue. We apologize that service calls were required to correct issues created by the disposal of non-organic products. We specifically selected this system in an effort to remove any potential risk of lake water contamination from our property by placing the leech field/drainage area far away from the water edge and across the road from the home. We understand this creates a need for our guests to alter normal conveniences that many guests are accustomed to having in more urban settings. We have not had an issue with the system since its install nearly 3 years ago now and were surprised at the sudden rapidity of service calls faced this summer. The technician suggested that in addition to comments in the guest instruction letter, that we post individual notes in each bathroom as a visual reminder to all those at the home, including potential "guests" of our guests, of the need for proper disposal of any non-organic bathroom products. Again our apologies for any increase in stress level created by the need to share two bathrooms rather than the 3 in the listing during your family celebration.
With regard to the home's water supply and the residue on glass/dishes. There are a couple factors in play. The dishwasher has a need for rinse aid and when we checked the dishwasher after reading the above review, the rinse aid compartment was empty, so we did refill that right away. The "fog" left on glass is due to the home water source being a well vs public water. Our well water most definitely contains a high level of natural minerals such as calcium and lime and it lends to difficulty in keeping a very fine film of lime from settling on glass ware as it is washed. We do have a water softener system and it generally takes care of any issues with "fog" left on clean dishes. Once in awhile, if the salt level runs low during a guest stay, the vinegar in the dishwasher is not enough to keep the film away. We have since made notes for our system to be checked for salt level on more frequent schedule in the future.
Beyond the mechanical complications with the master bath and dishwasher, we are glad that your daughter's wedding went off without a hitch and that you were able to relax and enjoy the spectacular views of the lake at the end of each day. We appreciate your kind suggestions and have taken steps to ensure future guests will find no need for service calls during their stay with us.
This was a beautiful property, perfect for a large group. Had some small issues, but Sue was great about getting things resolved quickly. There is a lot to do in the surrounding area. If you are visiting this area, this is a great house.
We were so sorry that the small issue happened right after the service appointment and certainly appreciate your flexibility in allowing vendors into the property to resolve the repair. I am so glad that you were able to find some of our many attractions and activities to enjoy. I know fishing was a big part of the trip for your group and we hope you will consider returning one day, perhaps for another tournament in our area.
Enjoy your summer!
