Jan Nugent, owner of this Riverbend condo, purchased it in April 2017. (That's Jan/Owner at right, Tom Kloppel/Property Manager, center, & Myra Kloppel/Property Manager & Tom's wife at left.) After spending years skiing Breckenridge with her significant other, Rob, sister Myra, and brother-in-law Tom Kloppel (in fact, Tom taught Myra, & later Jan, how to ski!), Jan knew for many years that her top real-estate goal was to purchase a vacation home in this beautiful mountain mecca. With its excellent location on Four O'clock Road, in the closest building to the Snowflake Chairlift, Jan knew when to act fast when this one-bedroom, one-bath condo came on the market for sale. Since Tom and Myra have both been in real estate in Colorado for many years, helping people buy and sell homes, and because Tom and Myra have been successfully managing their own Breckenridge condo since Sept. 2011, Jan asked her sister Myra and brother-in-law Tom to manage her condo, too. Jan lives out of state, but Tom and Myra are locals, so it made much more sense for people who really know the area well (and have been skiing Breckenridge with friends & family for many years), to take responsibility for its management. After touring many condos for sale in Breckenridge with Tom and Myra in 2017 (Tom Kloppel owns Colorado Real Estate and Property Management Inc./303-680-6911 - Office), Jan knew this Tyra IV Riverbend condo fit her desires exactly: 1) she wanted a secure, heated parking garage so her car would always be warm, 2) & a secure place to lock her road bike (bike racks are inside the garage!), 3) she wanted a condo with luxurious upgrades such as granite countertops, huge jetted bathtub & separate shower, 4) she wanted easy ski-in, ski-out, 5) wanted to step outside her condo door to access the barbecue grill & outdoor hot tub with ease, 6) & she wanted to be only 3 blocks from town so she & Rob could walk on summer mornings for her favorite habit -- you thought it was skiing & biking, but it's Starbucks! Other condos she toured in Breckenridge had some negatives (Trails End: too old, outdated, with gas pipes showing & shabby fireplaces tucked in the corner as an afterthought; The Village, where guests wait in long lines to check in at the receptionist's desk & wait way too long for service, then drag luggage through the snow to a variety of separate buildings; River Mountain, where it's easy to ski home & walk across the street to the River Mountain Lodge at day's end, but in the a.m. you must stand in the cold to wait for a packed shuttle bus to lumber to Peak 9 (Beaver Run) to start your ski day! So inconvenient! Yes, this condo was THE ONE! Jan purchased this delightful condo in the best location in Breckenridge, on Four O'clock Road, next to the Snowflake Chairlift (about 60 feet from the chairlift!), next to the ticket office where you pick up your ski passes, which is in the same building as Charter Sports (where you can rent your ski & snowboarding equipment). This same building hosts a complete spa -- The Spa at Breckenridge offers a full menu of massages, facials, & other pampering, all available right here, a few steps from Jan's Tyra Riverbend condo. Fabulous!
What makes this Condo unique
Jan fell in love with the luxury this building provides -- indoor & outdoor hot tubs, dry & wet saunas, exercise room, beautiful lobby, and just 50 steps (60 feet) from the building to the Snowflake Chairlift! Yet another reason Jan decided to purchase this condo in Tyra IV Riverbend is because her sister Myra, & Myra's husband, Tom Kloppel, have owned a 1-bedroom, 1-bath condo since 2011 in the Tyra Chalet building that's directly across the street from Jan's new Tyra IV Riverbend condo. That's a big plus not only for our family but for guests as well: with 2 condos directly across the street from each other, if 2 couples want to enjoy a Breckenridge vacation at the same time, but prefer a bit of privacy at night (sans snoring?), rent both condos! That way, vacationing couples can easily walk a few steps to meet at the Snowflake Chairlift and ski together, or walk together the 3 blocks to Main Street shops and restaurants in downtown Breckenridge, or easily drive just one car -- remember, that car will be heated after sitting in Jan's beautiful heated garage! Or maybe you'd like to visit nearby Vail (35 minutes away), or Keystone (about 25 minutes away), or drive to visit historic mining sites in Leadville, CO, or go for a day to Aspen, CO, to see where the rich & famous live & vacation! Excellent location even in summer. Great value, clean and property manager goes overboard to try to give you all of the information you need to enjoy your stay.
The floors were dirty. The backing on the rugs crumbled off and made floors a mess. It was TERRIBLE HOT. We were not comfortable leaving windows open all night while sleeping with easy pop out screens on a first floor. The cooler did NO cooling. We could leave windows and door open for 4 hours in the evening and the temperature might drop from 81 to 79. I would never rent a condo such as this in the summer with no air.
Great location. Quiet and clean. But man was it hot! There was a fan in the family room and bedroom but no air conditioner. Being single with my two boys I didn’t feel safe leaving the window in the family room open on the ground level at night and there wasn’t a window in the bedroom. It ranged from 79-82 constantly! So the fans only moved around hot air! Nice place but oh so hot!!
We're so sorry you three were hot while you were in Breckenridge. You said you were afraid to open the windows, so we're not surprised you were hot as a result. It also sounds like you didn't discover the evaporative cooler in the bedroom! It's behind the French door in the corner; it creates very cold air by using ice cubes & cold water & works great to cool down the condo! You mentioned the ceiling fan in the bedroom and the tower fan in the living room, but not the evaporative cooler, which is the cooler that works the best. The evaporative cooler really cools the place down, so we're sorry you apparently didn't notice it! The instructions for operating it are in our white 3-ring binder on our coffee table. But since you apparently missed seeing the evaporative cooler entirely, I'm going to start emailing the instructions on how to operate it (& where to find it!) to all of our future guests. The evaporative cooler works like an air conditioner; you put ice and water in it, which blows super cold air out. There are very few condos in Breckenridge with central air conditioning, because most of the time the mountains provide moderate to cold temperatures. The best way to cool a mountain home is to open the windows at night, because the temperature outside gets down into the 40s or low 50s (Fahrenheit) at night in the summer. Then, in the morning, to capture the cool air that came in overnight through the open windows, you close the windows and the blinds to keep out the heat of the day and the solar power of our abundant Colorado sunshine. We have had particularly warm weather here in Breckenridge this month (July 2019). (We just left the Breckenridge area & drove to visit friends in their Steamboat Springs, CO, home & experienced the same hot temperatures -- there was no AC there, either, & it didn't have an evaporative cooler, either. But we did open the windows in Steamboat Springs to access the cooler night air. We're sorry you didn't want to open the windows at night. We have crank windows in our condo (otherwise known as casement windows!), so it's easy to open them only a few inches to capture the cool night air. You could also have cracked open the sliding glass door. (There is a bar that will keep it open only a few inches, plus we have a screen door, too.) The condo is at ground level, making it easy to go outside to the grill and outdoor hot tub. But if you are afraid to open the windows, that does mean the condo will heat up. We hope you'll visit us again -- maybe in September next time, when our aspen trees turn a beautiful yellow across the valley and the days are typically cooler than they are in July!

Location from town was excellent and made it easy to walk to meals. Building had a slight odor which at times was strong. Condo was comfortable and clean. Had everything we need.
Excellent place and a true ski in/ski out
We had a fantastic time! This was our first time in Breckenridge and it exceeded all of our expectations. We came for late spring skiing. Rentals were easy and in the building next to the condo. The snowflake lift was closed for the season (which we knew ahead of time) so we had to take the bus to the gondola which was extremely easy and the bus stop was right outside the condo. When the lift is open it is literally steps out the door, you can see it from the garage. The walk to town was nice and not long at all. We walked everywhere except when we were going to ski. The owners were fantastic with communicating beforehand. We took a shuttle to and from the airport (summit express, would recommend them as well!) everything was great and look forward to staying again!

You pointed out some great features, & we also want to thank you for your wonderful communications with us throughout the booking process. We want potential guests to know that we invite questions from our guests prior to booking, & we always try to answer them quickly, as you found out prior to staying in our ski-in, ski-out condo! You flew into DIA (Denver International Airport) from a southern state, and got to our condo by walking just outside the airport onto the taxi/shuttle level right outside the airport doors, and stepping into a shuttle that took you up to Breckenridge and our condo (about 1.5 to 2 hour's drive, depending on traffic and weather). Isn't that an easy way to travel 1,400 miles from home?!!! (And guests can travel around Breckenridge by taking the complimentary "Free Ride" shuttle that goes all around Breckenridge, even to the supermarket! Or just walk to restaurants on Main Street, 3 blocks away! We also want to thank you for taking the time to write this nice email to us the morning you checked out of the condo on April 29, 2019:

First time at this rental, exceeded all expectations.
This rental combines all of the great attributes and conveniences of Breckenridge. The rental is right off of the bus line to get around town, right next to the Snowflake lift for true ski in/out, and rentals if you need to rent equipment. The room itself is right next to the workout room and hot tub/sauna/steam room and pool. The owner was great and even extended my time on my code so that I could leave my car in the garage on the last day after checking out so I could get in one more ski day. Great place.
We were delighted to get your wonderful 5-star review! Thanks for pointing out so many of the added features of our condo and the immediate locale. This condo building has so many upgraded features (as does our condo interior -- we're always doing upgrades to make it better every year), and in particular guests seem to enjoy the close location to town as well as being on Peak 8 of the 5-mountain Breckenridge Ski Resort. (Peak 8 is in the middle of the ski resort, making it easy to get anywhere on the mountains by taking the Snowflake Lift -- or the gondola in late spring, as you did -- to get anywhere in this beautiful ski resort. You pointed out that we we allowed you to keep your car in the heated garage while you spent one final day skiing before leaving Breckenridge for your home a few hours away...We were glad to do that for you, but we do want to point out to other potential guests that you were skiing in late spring (on April 25, 2019), which is a time frame where we usually have fewer guests, and luckily for you, nobody was checking in the night you were leaving. (When a guest is supposed to check out by 10 a.m., & the next guests are supposed to check in at 4 p.m., we cannot let the guests who have ended their stay with us keep their car in the garage past the check-out time during peak tourist times because there are not enough spaces in the heated parking garage to accommodate extra guest cars. However, there ARE free parking lots guests can park in that last day, with a free shuttle ride to get to the ski mountain then back to your car at day's end.) We've had such massive amounts of snow this ski season, we've been booking both of our condos well into the end of May for happy skiers who are loving this gift of even more snow than usual! Mother Nature has provided wonderful conditions for people who love spring skiing in beautiful Breckenridge! You also mentioned in an email to us that you may want to rent both of our 1-bedroom condos for your family in the future since you enjoyed your stay so much. We welcome you and the family back anytime -- to this condo, or to both of our condos at the same time!

Where do we begin? In addition to the world-class skiing of Breckenridge Ski Resort, and the 50 steps from our building's back door to the Snowflake Chairlift, there's also so many places for fun bicycling! (Both mountain biking and road biking -- if you want, you can have a van drive you and a rental bike to the top of Vail Pass and just coast down the paved path effortlessly!) Want a fun sleigh ride to a nighttime dinner on top of the mountain?
Want your sweetie to experience a dog-sled team ride? Or a carriage ride drawn by huge Percheron horses through downtown Breckenridge? Want to ice skate at the arena in Breckenridge? Or fly fish like Brad Pitt in the Blue River or other rivers? White water raft in the Arkansas River nearby? Want your child to laugh their way down the hill on donut-shaped inner tubes at the Breckenridge Ski Resort? Or do you want to simply hike a gentle trail that starts just outside our building's back door and see one of our neighboring moose grazing in a nearby meadow, or fish for rainbow and cutthroat trout in the tranquil lake on that same trail? Or do you prefer to shop at the Silverthorn Outlet Mall about a 20-minute drive away? (It's an easy drive, or take the free "Free Ride" shuttle bus from our condo to that mall! Or hire a van to take you to the mall and bring you back!) Want to go to Leadville to see where Horace Tabor operated his famous Matchless Silver Mine in the 1800s (and wooed his young trophy wife Baby Doe Tabor)? Want to have a massage or facial at the spa (The Spa at Breckenridge) in the building right next to our condo? Or go to the natural hot springs and huge public swimming pool for the day in Glenwood Springs? (Glenwood Springs is only a 1.5-hour drive away.) Or visit the vacation home of the rich and famous -- Aspen -- for the day? (Aspen is about a 2.5-hour drive from our condo.) Or ski the 5 mountains at Breckenridge, then use your same ski pass to ski free at Keystone (about 30 minutes' drive away)! There are excellent restaurants in Breckenridge (3 blocks away!). Or go to Keystone, Vail, Frisco, Dillon, Silverthorne, or Copper Mountain if you want -- they're all within 35 minutes' drive or less! If you want to stay long-term in our condo, you might want to drive to Denver and have a day at The Denver Zoo or The Denver Museum of Natural History (both are a 1.5-hour drive from our condo, or see the lights and action of LoDo (lower downtown Denver, about a 1.5-hour drive away) and maybe see a musical or a play in the Denver Performing Arts Center (ditto)!
