--Right off of 6A on the bay (north) side, we're a short drive to public beaches, ponds, scenic drives, historic Barnstable Village, and Cape Cod town center Hyannis.

The Story of an Upside-Down House: When we first found the property that now houses our architectural gem, the place was an overgrown briar patch without any apparent view of anything. But at the top of a tree at the highest point, we discovered a gorgeous vista of marsh, harbor and bay. An unusual idea was born: why not make the house upside-down, with the main indoor and outdoor living areas/master bedroom on the top floor and the other bedrooms/living areas on the bottom?

The stunning result: beautiful views from the upstairs living room and kitchen, which make a 'great room' with a cathedral ceiling, and from the 2nd floor screened porch off the living room, from where, drink in hand, we can watch the sun go down over the marshes. The great room was designed to give a feeling of space and light to the major living space of the house. The ceiling beams lift the eye upwards towards a ventilating cupola at the top of the space.

Because of the design, with comfortable living and sleeping areas on both floors, this house is well designed for large and multifamily groups, as there are private and 'away' spaces for all.

Outside, there is a large, grassy lawn, some sunny, some shady, with lots of room for outdoor games (badminton, croquet, etc.). Outdoor seating areas include a two-person hammock strung between two trees, second floor screened porch, and back deck with grill. We also have an adorable playhouse/retreat (with electricity and bed for one!), with wrap around deck in a wooded side yard overlooking the vernal pool.

The house and property are equipped with all amenities to make your stay comfortable:

* Quiet location with great view (large, wooded lot on a quiet cul-de-sac with a view over upper reaches of Barnstable Harbor.

* Sleeps 8 in 4 bedrooms (4 with queens, as well as an additional twin bed in 2 of the bedrooms, plus full-size futon in the sunroom). Baby crib, high chair available.

* In- and outdoor bathing facilities (2 full baths and an outdoor 'after-swim' shower).

* Fully equipped kitchen (including microwave, dishwasher, etc.; gas grill on deck.

* Classy and comfortable atmosphere (wood-burning stove in the living room); central air conditioning; dining room table and chairs for up to 10; eat-in, furnished screened porch; and oak floors/oriental rugs throughout).

* Entertainment/Communication (TV/DVD, DSL with Wi-Fi, CD player; computer/printer available; long distance phone).

* A variety of books, indoor and outdoor games, puzzles, toys, beach equipment provided. Lots of stuff for kids!

About Marcy Lay

I grew up on Cape Cod, in Barnstable, every summer during childhood and have never tired of its charms. My husband and I retired to this house in 2010 and have enjoyed every minute of our time in Barnstable so far. On or off season, there is plenty to see and do. If you enjoy outdoor activities as we do, you will enjoy vacationing here; there is wonderful hiking, biking, boating, and swimming. I sometimes say that Cape Cod is 'zoned pretty,' because you can drive practically anywhere and be on small, charming roads with lovely homes and views. There is also a surprising number of really good restaurants, shopping, excellent libraries, and cultural arts/events.

Why Marcy Lay chose West Barnstable

This house was designed and built in 2000 with a goal of creating a treehouse atmosphere that captures all the views and breezes. The wonderful view of harbor and bay over the trees is captivating. Having now lived full time in the house since 2010 (except when traveling), my husband and I can attest to the fact that it is an extremely comfortable and livable house in a gorgeous and tranquil area. While all of Cape Cod is beautiful, our location, right off of Rte 6A (the Old King's Highway) is ideal for easy access to all areas. We have really come to appreciate the quiet and natural beauty of this area during the off season.

What makes this house unique

This house has been enjoyed by renters since 2001. Satisfied guests have told us that it is a wonderful house for family and friend reunions and gatherings, because it is not only beautiful, but also extremely comfortable. Guests can spend time together or apart, as there are roomy, attractive and comfortable sleeping and living areas on both floors. It is also an appropriate and safe setting for children, as it is away from the road, has a large lawn and playhouse, and a multitude of indoor and outdoor games and toys, as well as baby equipment (portocrib, high chair, umbrella stroller, safety gates, etc.) We have a very comprehensive guest book, with listings for scenic drives, beaches, recommended local restaurants, etc., as well as maps, guidebooks and other relevant information.

  • We have two full baths, including a master bath with separate shower and a bathtub. In addition, an outdoor shower (with hot and cold water) is good both for getting sand off after a trip to the beach or for bathing under clear skies or the stars.

  • Two bedrooms on the first floor are each equipped with both a queen and a single bed. The other first floor bedroom has a queen bed. The master bedroom (and bath) is on the second (living) floor and has one queen sized bed. There is also a portable crib, a high chair, stroller, child-sized table and chairs, baby gates, and other child-proofing features. For those seeking privacy, there is a tiny guest house with comfortable single bed and electricity.

The master bedroom and bath, a fully equipped kitchen and great room (living/dining area) with cozy window seat and wood stove, as well as a wonderful screened porch are on the second floor. The first floor contains the other three bedrooms, bathroom, living room with TV/DVD, and sun room; there are many puzzles, board and word games, books (both children and adult) and toys provided. French doors open onto a large wooden deck with gas grill, table and chairs. The full basement contains ping pong table, extra kitchen supplies, beach equipment (coolers, boogie boards, beach chairs, sand toys, etc.) washer/dryer, and ironing board. There is a large yard with hammock and plenty of room for yard games provided (croquet, badminton, volleyball, etc.), as well as an outdoor 'after-swim' shower. We also have an adorable cabin/playhouse with a wrap-around deck. The house is safe and child-friendly. While the house is exceptionally well ventilated, we also have central AC if needed.

Very nicely decorated house, well equipped, bright and

sunny rooms, we found everything we needed and felt very much like home.

The house lies in a quiet neighborhood but is not far from shopping and restaurants.

We would stay here again.

really beautiful family home

This is a lovely home and property. A beautiful wooded yard with a great view from the upstairs windows. The house is quite large and has several living areas - would be great for a family reunion. We only stayed a few nights while we were visiting MA, so we didn't really get to enjoy all the amenities this house has to offer. Maybe another time we will return for a longer stay as it was very peaceful and had a great location too.

Best Cape Vacation Ever!

We have been renting vacation homes on north shore of Cape Cod for thirty years, the Lay’s home in Barnstable is our favorite. The location is perfect—just north of 6A. Close to many beaches; parks for hiking; lakes and rivers for kayaking; it also provides practical access to grocery stores, shops, and restaurants. The house is at the end of a quiet cul-de-sac; its wooded lot an oasis. All three generations of our family loved the unique lay-out of the home. The front door opens into a spacious hall leading to three comfortable bedrooms, a full bathroom, and a cozy family room. The family room leads to a sun-drenched four season porch. All the rooms have attractive, comfortable furniture and the family room is stocked with games and books for all ages. The deck, off the back of the house, looks out onto a wide vista of green trees, blue sky, and warm dunes—the perfect afternoon spot to sip a cool beer or a tall glass of iced tea. Upstairs is the kitchen, dining room, living room, a master bedroom with full bath, and a fabulous screened-in porch. Why? Because the view from the back of the house is even more spectacular looking out from the second floor. We opened all the windows on the second floor, the birds provided a daily songfest. There is a window bench in the dining room looking out onto a bird feeder placed high in the trees. Every morning Gramps sat with baby Jo showing and describing the many birds nibbling at the feeder. The kitchen is well equipped and the open floor plan makes cooking an enjoyable experience for everyone! Every room is welcoming and comfortable, the screened-in porch a special delight. What is most remarkable about the house is that it not only accommodates a big group, it accommodates the many needs of individuals within the group, as there is ample room for those who wish to socialize, as well many places for those who want to sneak off for a nap, or find a quiet spot to dig into a great novel. The homeowner, Marcy Lay, is exceptional. She and her husband took the time and trouble to provide special home safety measures for our baby granddaughter, as well as making sure a high chair and portable crib were available. Marcy is great email communicator and a remarkable host; she answered any and all questions with grace and kindness. Her care made a remarkable week even better. We found we had not rented a house, we had rented a well-cared for and loved home.

A wonderful place to stay for our sibling reunion!

The beautiful home was well equipped with everything we needed. It was clean, comfortable, and spacious with amazing views from the many windows. The location was fine for our Cape exploring as well as side trips to Plymouth and Martha's Vineyard. Matakeese Wharf was a favorite restaurant and we also enjoyed Belfry Bistro in Sandwich. The best home we've ever enjoyed from Homeaway!

The creative architecture of this spacious, extremely private home has created lots of unexpected and inviting spaces in which to relax: two living spaces (one on each floor), an inviting sunroom, a large second floor screened porch, and a wonderful deck. The house's ideal location, at the end of a lovely, quiet cul-de-sac just off scenic 6A, is literally in the heart of the most charming part of the Cape. The sweeping 2nd floor views of the marshes, dunes and harbor are even more beautiful than the pictures on the website can capture and make the open kitchen/dining/living space a destination in itself. We found ourselves reluctant to leave the house even for our favorite past time of antiquing! We have vacationed in on the Cape in autumn over the last 30 years and this is by far the best rental we've ever enjoyed We will be back!

Wow! Such a comfortable and lovely home. Tons of natural light, comfy furniture, and great spaces. We enjoyed our time in the house, deck, and porch so much. I would recommend this house to anyone looking for a Cape Cod rental. The owner was very helpful and the house had everything we needed.

Located on the north shore of lovely Cape Cod, the house is close to beaches, ponds, boating, and historic sites. Nearby historic Barnstable Village is an old-time small town--get coffee all day at Nirvana, dine on fine seafood at The Dolphin, or visit the Barnstable Market for some penny candy, deli sandwiches, fresh produce, wine and beer, groceries, etc. At the marina, you'll find the embarkation point for fishing expeditions and whale-watching cruses. If you have time before your cruise, visit the fish market cafe window for the freshest, most delicious crabcakes around. Many beaches and ponds of all sorts are within easy driving distance. Choose among beach experiences ranging from the warm tidepools of Dennis Beach to the cold, crashing waves of the Cape Cod National Seashore. Throughout the area, historic sites evoke the colonial history of Cape Cod. The main road near the house, historic Route 6A, maintains its old-world charm and is a veritable tour-route of centuries-old houses and other buildings, as well as art galleries, boutiques, and fine restaurants.

There is a golf course within a five minute drive, and many other golf courses on Cape Cod. There are also mountain biking courses within a ten minute drive. Biking, hiking and boating opportunities abound, with maps and guides in the house to help you find them.
