Welcome to The Tannery. Our vision was to create a warm and luxurious haven for you to unwind in and enjoy. A place designed with your comfort in mind. The Tannery is a retreat, a sanctuary and a home.

Our individually designed 3 storey townhouse nestles in the beautiful and historic Hastings Old Town. It offers the perfect base to explore the bustling narrow streets that house a fascinating mix of independently owned antique shops, restaurants and art galleries. Alternatively, you may wish to simply get away from things and take advantage of the tranquil courtyard, the unrivalled views of the Old Town from the three balconies and large roof terrace, or just allow yourself time to relax in the sun drenched top floor living space.

With unique decorations, and an eclectic mix of furniture, we believe The Tannery offers an individual, contemporary, but above all, a homely and welcoming hideaway. It is a seaside gem!


Entrance to the property is via the video entry system which leads onto the beautiful private courtyard garden. This spacious 'secret garden' with potted flowers and wrought iron tables and chairs provides the perfect secluded place to relax. Within the courtyard is a spiral staircase that leads to the top floor roof terrace.

Kitchen / Dining Area

On the ground floor is the contemporary kitchen and dining area, which leads via the large folding patio doors onto the courtyard, as well as a third WC. The kitchen is fully equipped and comes with all the modern trappings you would expect - dishwasher, microwave, double oven, large gas hob - as well as all the cooking equipment you may need.

The unique dining area easily accomodates eight people with an eclectic mix of chairs and interesting wall decorations.


The three large double bedrooms and the bathroom are situated on the middle floor. All beds are dressed with Egyptian cotton bed linen.

Bedroom 1

The master bedroom is situated at the rear of the property, and has its own modern en suite. The bedroom is characterized with an assorted mix of furnishing that give a warm and clean vintage feel. The bedroom benefits from a large private balcony that looks down onto the courtyard garden and provides the perfect place to have a quiet drink in the evening.

Bedroom 2

Situated at the front of the property the second bedroom has a king-size black French noir bed. The room is accompanied with vintage rock and roll memorabillia and has an elegant romantic feel.

Bedroom 3

The third bedroom is also at the front of the property and has been designed with a relaxed and peaceful approach in mind. This bedroom also benefits from its own private balcony which is the perfect place to drink coffee in the morning sun.


A clean lined, contemporary bathroom is situated on the middle floor which is home to a bathroom and shower. Each guest will be provided with fresh white Egyptian cotton towels.

Top Floor / Living Space

This room is the heart of the house. The natural sunlight that streams into this room gives the place a bright and airy feel all year round. The comfort comes from a large sofa, a vast collection of cushions and throws and a pair of French leather club chairs to relax in.

The bright open space also holds a library area, the usual home entertainment requirements and another large glass balcony with picture perfect views of the East Hill.

It also leads onto the large roof terrace which ensures all day long sunshine and provides a great place to dine in the evening.

There is off street parking available for 2 cars.

The Tannery in the Community

It is a truly unique property that takes its place in the Community very seriously. We have used natural and reclaimed building materials and incorporated environmentally friendly energy sources to ensure the property is carbon neutral. The internal furnishings have been sourced locally in order to do our part in keeping the Old Town thriving!

About Andy Moore

The Tannery has been a labour of love over the last couple of years. I was born and raised in Hastings and have spent time renovating and creating homes within the Old Town. I am passionate about our community and enabling people to discover the 'gem' that is Hastings Old Town.

Why Andy Moore chose Hastings

I bought this land to build the Tannery because it is nestled perfectly within the heart of the Old Town. This is a conservation area so it has been really important to ensure the property finds the right blend between being a modern house and one that compliments its surroundings. It has been built using only local tradesmen and materials and is a carbon neutral home.

What makes this house unique

The house is quite simply unique. It has 3 balconies that offer stunning views of the East Hill and the secret garden provides the ideal place to dine or relax. The property is bathed in light and offers the perfect seaside retreat. The eclectic mix of furnishings makes this a stylish getaway that offers all of the comforts and functionality of a modern home. Beautifully designed and presented house on three floors

There were six of us (three couples) and there was plenty of space. It was an interesting as well as a comfortable property. The position was very convenient - close to the old town and the sea front and an easy walk up to the top of the cliffs.There was some noise from the pub next door but this stopped promptly at closing time.

Perfect position in Hastings old town

We loved our stay at The Tannery. The house is perfectly placed to explore and experience all that the old town has to offer as well as giving you virtual instant access to East Hill and the walks along the top, both coastal and inland. The pubs and eateries within striking distance are a definite bonus and it is for that reason we will return! New Years Eve in the First In, Last Out was one of the best we have had in a while and do not miss Webbes opposite the fishing huts (Rockanore Road) with a visit to the Dolphin (next door) first. Full of locals and walkers and atmosphere. The house itself cannot be faulted in any way. It has been done beautifully and lacked nothing. We dreamed of moving in permanently!!

Great location, beautiful contemporary house

We especially loved the location of this beautiful 3-story home, right off High Street (with its unique shops) and the waterfront, and close to quirky and fun George Street. The off street parking was most welcome. The house is designed and decorated beautifully, and we really enjoyed the top floor living area with its balcony and larger outdoor terrace, with lively sounds from the Duke of Wellington pub next door - we were entertained one evening by the music of open mike night! We had a minor problem with the tub drain and Andy was immediately responsive and had it fixed by the time we returned from our day trip out. We took day trips out to Pevensey Castle, Beachyhead Lighthouse/Downs and Seven Sisters (both not to be missed!), and Battle/Battle Abbey. Eastbourne and Rye are also lovely and easy to get to. We explored West Hill (via easy lift) with panoramic views, and even found Foyle's house near the church above High Street (Foyle's War, British tv series). For evening dining, we loved Fagin's Diner and Siam 2 (Thai), both on George Street - reservations a good idea. The only (minor) drawback was the textures/surfaces of rugs, bath mats, and some pillows that are dust-collecting/trapping, an issue for those with dust allergies. We would definitely stay here again!

Great location for old town. Clean, nicely decorated and well equipped. Just as an aside, if you like a VERY firm bed, the master bed will suit you! The Tannery has a very bright, cheerful ambiance and we loved it!

Today, nestling between the East and West Hills, Hastings Old Town is a charming mix of half-timbered houses, narrow streets and ‘twittens’. Within these streets you will find many delightful boutiques, antique shops, unique cafes, wine bars and traditional pubs. As well as the traditional fish and chip shops, there are many superb restaurants with menus specialising in fresh fish from the famous local fish markets.

Hastings’ has a rich maritime history and is the perfect place to immerse yourself in the local history of 1066 country, with Battle Abbey and the picturesque and historic town of Rye being just a short drive away.

It is also home to the Jerwood Gallery, a stunning new art gallery housing an ever changing collection of 20th and 21st century British art. To the west is St. Leonards, featuring the classical elegance of James Burton’s architecture and the fashionable Norman Road – recently named as the new ‘‘Portobello Road-on sea” by The Times and offering a great collection of antique shops and vintage galleries.

At the top of the East Hill is Hastings Country Park, 660 acres of ancient woodland, grassland and heathland that stretches across five miles of exposed cliffs and rugged terrain. The beautiful surrounding countryside is home to several attractions, including wineries, renowned gardens, and historic buildings.

Hastings holds many unique festivals throughout the year including Jack in the Green (May Day weekend), Old Town Week (First week of August) and the Seafood and Wine Festival (mid September).
