Luxury Rose Covered Cottage

Bedrooms 1
Space 350 sq ft
Property type cottage
Minimum Stay 2 - 7 nights

About the property

1 BR, 1 BA, Sleeps 4.

Above dunes and beach roses. Romantic and charming, totally rebuilt in the 1980s and fully updated (skylight/vaulted ceilings/recessed lights). Beautifully furnished with quality antiques, lovely bed linens. 3 minute walk to the beach, perfect for honeymooners/couples or parents with a child, sleeps 3-4. Gorgeous perennial gardens. A very photogenic property...Featured in Cape Cod Life Magazine, on postcards, on the cover of the local Nantucket newspaper, and a picture of OUR cottage was one of 12 large scenes featured in a calendar for Cape Cod and the Islands. We have some of the best competitive prices for the Island and the best off season rates. Long weekends available in early and late off-season.

Also note that because our property is away from Nantucket Town proper you will need to think about transportation to our house particularly in the off-season. As a result, you should figure out transportation before booking our property. While there is bus service from the end of April to the end of December that stops one block from our house (check with Nantucket Regional Transit Authority for precise dates of operation and confirm the bus makes stops in Sconset for the dates and times you are interested in)

renting a car, Uber, bikes, or cabs are also options and you should contact the Nantucket Chamber of Commerce to get better information on using any of these modes of transportation. Also note that bus service outside of the higher season months runs less frequently so check out the schedule if you are planning on using this mode of transportation to make sure it works out with your plans. You can also bring your car over on the Steamship out of Hyannis but you must make reservations with the Nantucket/Marthas Vineyard Steamship Authority. If you plan on using the Steamship Authority to bring your car over, make sure you have checked with them regarding availability as well as cost before booking our cottage.

Note for weeks where we require a 7 day minimum stay (Memorial Day to Mid October) (we book Saturday to Saturday) we do not book additional days beyond the 7 day minimum unless your request is for an additional 7 days (in other words we don't accept 10 day stays for example) during this time frame.

Because we are located on an Island, travel to the Island may be impacted by weather or mechanical issues if you are traveling by boat or plane. This is something we have no control over. If this is a concern of yours, it is our understanding that Homeaway/VRBO offers trip insurance. Although we are not familiar with the terms of this insurance product and if it would cover travel related issues, it is something you may want to check on when thinking about booking a trip to Nantucket.

Cleaning rate ranges from $85 to $150 depending upon condition cottage is in when cleaners arrive! Please call for hints on how to reduce cleaning costs if you are interested.

Well behaved dogs are welcome but there are additional rules that are contained in an attachment we can email to you. IF YOU ARE INTERESTED IN BRINGING A PET, PLEASE SEND US AN INQUIRY REGARDING YOUR PET BEFORE YOU REQUEST A RESERVATION SO WE CAN HAVE A DISCUSSION REGARDING YOUR PET AND OUR RULES TO MAKE SURE OUR HOUSE IS THE RIGHT PLACE FOR YOU. We have successfully rented to numerous pet owners but find having this discussion helps to make sure our house is right for you and your pet! Although we charge an additional $200 pet fee, this is FULLY refundable assuming no pet related damage or injury.

Also note when you book our property you must sign the

lease, an attachment of which is contained in House Rules. By using the "Book it Now" function you are agreeing to the terms of the lease. So that we both have a copy of the signed lease, we will fill in the blanks in the lease once your booking is confirmed, mail it to you then ask that you please sign and return the signed lease to us. You should keep a copy for your records.

We will mail you keys map and instructions to you in a padded envelope 7-10 days before your visit. We ask that the key be returned to us at our Marblehead address in a padded envelope so that we receive it no later than 14 days after the end of your visit.

We have just set our rates for 2018 and have kept them at the same rates they have been set at for the past several years. We were intending to increase our rates for 2018 because our expenses have increased significantly since our last price increase. Also in reviewing similar properties on Nantucket it looks like we are well below market rates in most cases. However, we have made a conscious decision not to increase rates because of recent mandatory changes made by Homeaway VRBO including fees charged by them to you as booking fees. (You can google this for more information on these changes.)

We have always booked our house using the direct owner to tenant option previously offered by Homeaway, an option for which we were charged a higher fee. With this option you emailed us directly, we talked on the phone and answer all of your questions and if you would like to book our house we sent you a lease and you made payments directly to us. We opted for this because we strongly believe that direct owner to tenant communication is the best way to insure that our house is the perfect place for your vacation. We (and our guests) have never had a significant problem in the 20 plus years we rented our house under this scenario. Even though we now must book through

Homeaway/VRBO's Book IT Now program (this is now the only option they offer to owners of rental properties), we would like to have a short telephone conversation with you to answer your questions and make sure our house works for you before accepting your reservation request.

We have been overwhelmed with requests for bookings in 2019. It has always been our policy to check with the tenants who stayed with us in the previous year to see if they want to rebook before offering their time to others (many who stay at our house rebook). As a result, in order to be able to check in with our all of our 2018 tenants and have an updated calendar that accurately reflects open dates, we have decided to open up our calendar for 2019 bookings on January 1, 2019. You are currently able to send an inquiry or request reservations for mid-April and May in 2019.

Also please note that Massachusetts is currently contemplating legislation that would require tenants in 2019 who book short term rentals such as our property to pay taxes just as guests pay taxes at hotels and motels. Assuming this legislation passes, this will be an additional cost for any short term rental in Massachusetts. It is unclear at this time what this tax would be. Because of this we will not increase our rental rates in 2019 to help off set this additional cost.

About Craig & Gretchen Campbell

The owners, Craig and Gretchen Campbell, reside in Marblehead, Massachusetts when not out on Nantucket. We are both environmental attorneys living in a 1652 antique home near the ocean on an historic street called Gingerbread Hill! While Gretchen is originally from Marblehead, Craig is a displaced Texan who is still pondering how he ended up with two houses near the ocean and not on 50 acres in Montana near a trout stream!

Craig & Gretchen Campbell purchased this cottage in 1992

Why Craig & Gretchen Campbell chose Siasconset

When we were first married we honeymooned on Nantucket. Of course we had to see Siasconset (Sconset) during our visit and we fell in love with the charming small rose-covered cottages Sconset is famous for. Years later while vacationing on the Island, we were walking in downtown Nantucket in the pouring rain when we stumbled into a local realtors office to dry out. One thing lead to another and the next thing we knew we were the proud owners of "Barque"! (Believe me it turned out to be a lot more complicated than it sounds!) This is our only vacation home and we treat it as such with many personal touches unlike many of the generic rental properties on the island. Unlike most of these charming small cottages in Sconset, ours was totally rebuilt in the 1980s and has modern amenities not found in many of the other cottages in this area.

What makes this cottage unique

There are two paths down to the beach from our cottage ensuring a three minute walk in either direction to the beach. Although our yard is small, we have lovely perennial gardens for you to enjoy when the season permits. While the house is small as well, it is beautifully decorated with original paintings, antique oriental rugs, china trade accents, custom barn board cabinets in the kitchen and faux burl hand painted cabinets and woodwork in the bathroom. The slipcover on the queen size sleeper sofa in the living area (Pottery Barn) changes periodically.

An absolute dream!

  • 5 of 5

I have always dreamed of visiting Nantucket! Booking my trip through Craig and Gretchen was positive from start to finish. I absolutely loved the location of the cottage. It was in perfect walking distance of the beach and the quaint Sconset cafe and grocery store ( make sure you buy morning crumb cake! Oh myyyy!!!!) My stay was more than comfortable. I appreciated having a well stocked cottage and comforts of home. I did have to buy a hair dryer, so don’t forget to pack one. The beach below the cottage was absolutely perfect. I hung out daily with three seals who floated nearby. The beach was quiet, relaxing and inviting! I also was intrigued by all the lightning bugs in the bushes outside of the cottage The entire hedge was lit up like a Christmas tree! I felt so blessed that I found this charming cottage as it is truly perfect. I can’t wait to book this again. Craig and Gretchen were very kind and helpful hosts. I miss it already! I am so thankful for this beautiful experience! Thank you Craig and Gretchen !!

The Best Cottage Ever; Feels Like Home

  • 5 of 5

July 10, 2018

We got back from our fabulous trip to Nantucket in early June and already booked our return for next year!! We have been staying at Gretchen and Craig’s summer cottage for over four years!! It really is the best!!

My husband and I got engaged on Block Island 20 years ago, and we talked about going back there in 2019. We actually pulled up places to stay, made phone calls and such, but we could not take the final step to switch from our wonderful time we always have in our cottage on Nantucket. So we booked the first week in June 2019 for another super vacation in Nantucket at the best location ever. Thanks Gretchen and Craig

Lovely little cottage at the edge of the island

  • 5 of 5

We spent five nights in this adorable cottage on Ocean Avenue overlooking the sea, just across the quiet road. The small living room with dropleaf table, galley kitchen, bedroom with queen bed, and bath with stackable washer and dryer were perfect for two people. My husband spent his days cycling the island while I wrote and walked. Midday, we caught the WAVE (bus), which stops just around the corner, into Nantucket, spent a few hours, ate at Charlie Noble's, then caught the last bus back at 9 pm. Perfect.

We stayed in early May, and none of the few businesses located in Sconset were open. We knew that they were seasonal (the market, bookstore/wine shop, cafe, The Summer House, etc.) but none of the websites indicated they weren't open. We were already prepared to shop at Stop and Shop near where the ferry comes in and carry groceries back with us, which worked out fine. The only issue was our first night, when we had little food (not as prepared as we'd thought), but we discovered a restaurant that delivered to Sconset, so we were set.

Now that the WAVE runs all year, I think a stay at this little cottage is a dream for someone looking for a more secluded getaway in quiet surroundings in the off season. We walked the Sconset Bluff walk up to the Sankaty light a couple of times and also walked around some of the neighborhoods. I imagine a summer stay would be much more lively and the roses would be impressive!

Craig and Gretchen were wonderful owners to work with, responsive to our needs and readily answering any questions we had. We highly recommend a stay in this charming spot.

A small sized cottage that is set up wonderfully!

  • 5 of 5

I have been visiting Nantucket since I was little and my family and I loved staying at Craig and Gretchen's cottage. My family and I love house renovation and every other vacation cottage we have stayed in we have played the game of what would you change. Here there were only very minor things that are mostly personal preference (for example I might choose and different paint color). The remodel of this cottage was such a wonderful use of space, one that is not really clear from the photos. Thank you for sharing your cottage with us!
