Following a three year restoration of a beautifully located Tuscan farm house, resulting in a well planned and very comfortable villa. Villa Monterosoli is situated midway between Palaia and Marti (Montopoli val D’arno) in rural Tuscany. Pisa, which is well served by both international and low cost airlines is only 40 minutes away by car. Pontedera, the nearest large town is approximately twenty minutes and the seaside town of Livorno fifty minutes drive away. The nearest food shops are in Marti, within four kilometres. The villa has a lovely garden immersed in 3 hectares of surrounding woodland and olive groves and is situated on a hill with spectacular unspoilt views over the Tuscan countryside. The area is well known for the famous white truffles and indeed one of the largest truffles ever found in the area was found in the woods behind the villa. The approach to the house is via a country road which is not suitable for very low slung sports cars.
With “green in mind,” Geothermic heating has been installed which works on the natural temperature of the land, so operates without gas or oil. In winter, under floor heating supplies the ground floor and radiators on the first floor which also double up to provide cooling air in the summer. The windows are also double glazed for additional comfort.
The air-conditioning is a cooling effect which is derived from the geothermic system, makes the house very pleasant to live in without the after effects of the air-conditioning system.
The house itself is furnished as a home with a mix of English and Italian character so you will not get the feeling of staying in rented accommodation; the beds, mattresses and sheets were specially made with maximum comfort in mind so you should certainly sleep well. All kitchen equipment etc is also new.
Also in the garden is a traditional Italian farm barn and a working wood burning Tuscan oven. There is also a traditional wood barbecue. Alfresco eating for 10 people opposite the kitchen under the umbrellas and the shade of the oven construction.
The infinity pool, with fine views over the countryside is set away from the house for those who want peace and quiet whilst others splash away! There is ample pool furniture, 8 sun loungers with cushions a few armchairs, outside shower, and umbrellas for shade.
Must be noted that the pool has no shallow end as is circular in it's construction so has a constant depth of 7 foot.
There are many walks and paths to explore and the area is ideal for both adults and children.
Drawing room with library filled with English books and DVDs and also a CD collection. A Flat screen TV with English Sky connected to a Bose surround, off to the right is an open plan sitting room of 60 sqm, with French windows overlooking the valley.
There is dinning room which seats 10 comfortably leads upstairs via the terracotta stairs, also a downstairs loo with basin and wc are present in the hall.
Kitchen is fully equipped with little breakfast table, gas hob 4 fires, electric halogen hob 2 rings, 2 electric ovens, dishwasher, double sink, 4 slot toaster, kettle, fridge, freezer.
Kitchen door gives onto outside eating area with great views.
The utility room has a washing machine and a dryer. Iron and table to do ironing on, a convenient sink for hand washing, rack stand for drying clothes on. Door that gives onto the outside.
There are a few golf courses near by, Tirrenia, San Miniato, Montecatini Terme, Castelfalfi all are within 40 mins drive from the villa.
Most golf course require a membership to a club which is recognised internationally.
There is skiing 2 hours away on the Abetone, or Cimone.
We can organise any sort of activity from wine or olive oil tasting tours, olive picking or wine harvesting, guided tours of the historical towns, cookery courses, pottery classes, truffle hunting excursions, hiking, walks, mountain bike rides. Also daily maid service and cooking services at the villa on request.
The property is beautiful, and in excellent order. Everything you could possibly need for a truly luxurious stay is in situ. The views from every aspect of the garden and house are magnificent. The pool is perfect, and although not huge was still perfect for family swimming, and the views whilst sunbathing are exquisite. We have stayed at two of Genka's properties now, and he and his team are consistently in discrete attendance to make sure the pool is clean,the gardens kept, and that our stay is as relaxing or exciting as we wish - he is excellently informed about the attractions of the whole area. Highly recommended.

The spacious rooms are elegantly furnished and yet retain a homely feel. The carefully maintained garden compliments the house with several separate areas for al fresco dinning, comfortable relaxation and secret seclusion. The view from
the garden and most exquisitely from the glorious salt-water infinity swimming pool is of the breath taking Tuscan wooded countryside with uplifting sunrises and romantic sunsets. The surrounding olive groves, which too are being reclaimed and restored, provide stimulating walks, accompanied by the resident cats. For those with an ecological interest the comfortable cool interior of the house is maintained by the geothermal pump that also provides copious quantities of hot water to the numerous bathrooms. And a field of solar
photovoltaic panels competes the "green" credentials. Situated on a secluded hill with barely another property in view and yet within easy striking distance of Pisa and Florence, both a short train ride from San Romano. In short well worth a visit, - well worth a return visit!
The local area around the villa is worth a visit especially San Miniato famous for it's white truffle, Terriciola for it's wineries, Vinci being the native town of Leonardo, A little further a field but still within an hours drive are Firenze, Lucca, Pisa, Livorno, San Gimignano. The whole of the surrounding area is rich in natural hot water springs such as Casciana Terme, Montecatini terme, Ulivetto Terme, Venturia, Saturnia. There are many very good restaurants to enjoy such as Casa Masi in Montaione, La Greppia in Peccioli, 4 Gigli in Montopoli Val D'Arno. The local fairs and festivals are many and a whole list can be got from the Tuscan regional site, Regione Toscana, a few famous ones are the wild boar in Chianni, Mercanzia which is all for street artists which occupy the whole of Certaldo for 3 days in July, Terriciola for it's wine festival, Lucca with it's music festival where famous international artist come and play, also of note the opera festival at Puccini's native town of Torre del Lago. Tuscany in Autumn is also very interesting as it's the wine harvest in September and the olive harvest in November, hunting season starts, and with the first rains the porcine mushrooms start being found, and also with truffles beginning to be found makes this period the most exciting for the taste buds. The days at this time of the year are so clear that on a sunny day one can see the snow peaks of the Appenine chain from the villa. Tuscany and our local area has a lot to offer during most of the year.

Booking procedure is, 50% to hold the property via bank transfer at the time of enquiry, the rest 2 month before arrival, there is a 300 Euro deposit to be given at the time of arrival,which will be handed back after having checked the property.
If booking a two week holiday a 10% discount will be given at the time of booking.
