Spend your days (or nights) laying on a comfortable chaise reading a book, talking with friends or family, having a little lunch or just watching the sailboats go by while sipping your favorite drink. The sunlight and/or moonlight sparkle off the water like nowhere I have ever seen.
Imagine going to sleep with the sounds of the ocean guiding you to wonderful dreams. This is a very spacious (2,200 sq. ft) and newly upgraded oceanfront villa located in a small, private, protected and beautiful community of 26 villas on the Caribbean Sea.
St. Martin/St. Maarten is known as the Gourmet Capital of the Caribbean -- for good reason. Anywhere you go on the island, there are exceptional restaurants just waiting for you. From the exquisite French cuisine/restaurants in Grand Case to the charming Marina Royale located in the French capitol of Marigot (with lots of French waterfront shops and restaurants -- very social and open) to the blues or rockin' music and steak and shrimp at Pineapple Pete's to Pizza Galley owned by a French Canadian and serving the best thin sliced pizza I have ever tasted. All close by and all will delight your palate. Then, there are the little bakeries everywhere just waiting to serve you morning coffee or espresso and delicious pastries.
St. Martin/St. Maarten is a half French and half Dutch island (a great story on how that came about) and both sides take their cultures seriously -- boasting of gracious and helpful islanders, mouth-watering cuisines, duty free shopping, etc. St. Martin/Sint Maarten has thirty-seven sun-drenched beaches, casinos, gambling, restaurant/bars with live music, tennis, golf, water sports -- and all just minutes away.
St. Barths, Anguilla and Saba are a very short boat ride away. There are lots of tour boats ready to take you anywhere you want to go.
Great shopping -- all Duty Free!!! If you are looking for beautiful jewelry or just a memento from Sint Maarten, take the picturesque drive to Philipsburg on the Dutch side and if you want truly unique clothing or shoes, go to Marigot, the capital of the French side. By the way, in Marigot, don't forget to visit Marina Royale for great crepes; excellent, friendly restaurants with delicious food (breakfast, lunch or dinner); a great Italian glassware shop (primarily Murano glass) -- and all the while looking over the marina and watching the locals come and go via the water. A lifestyle many people dream about.
Car horns don't blow, only three stoplights on the island, drivers stop to let you in or to let you cross the street (do the same for them, eh?), and everyone smiles. The weather year round is sunny and in the mid 80's with the nights a very comfortable 75 to 80 with soft breezes and lots to see.

For about 15 years,I was lucky enough to have friends who owned a villa in this small waterfront community of villas. When this one came up for sale, I put everything I had into buying it and I am so very happy I did. After a year of repair, renovation, updating and upgrading, I turned my villa into a home I am proud of. I truly value time in my villa, my location on the island and my beautiful open and spectacular deck.Whenever schedule permits time in my island paradise, I get so excited. When I walk through my front door and see the expanse of glass overlooking the turquoise sea and my deck, all tired feelings and stress dissipate immediately. I feel energized. The island is a blessing and very special -- in large part because of the French and Dutch influences. Sint Maarten/St. Martin is a lively, colourful, intriguing and wonderful place to holiday or live. So much to do and see, so much diversification in menus, beaches, shopping, languages, etc. You are able to relax and enjoy quiet moments on my deck with something delicious to drink or nap at the pool or on my deck, dine on my deck or inside, enjoy wonderful Caribbean breezes in the evening watching the sun set or in the morning watching the colours of the sunrise -- all while listening to the waves crashing below.My villa is very near many restaurants and beaches while located on a quiet residential street. When the urge moves you, rent a small boat and tour the island from the sea, go scuba diving or snorkeling or paddle boarding in front of my villa or relax over a wonderful meal. Both sides of the island offer casinos, a wide variety of restaurants including beach front where you are served delicious food and drinks while enjoying the view from your chaise lounge. People are friendly, visitors are from around the world~you will hear many languages spoken but we are all there for the same reasons -- to enjoy a very special holiday in a very special part of the world. You will return home smiling.

- - This former owner of a timeshare at a nearby resort quickly realized how much more a little extra money can get you in privacy, comfort and space.
-- Judith's island guide is the best I've seen -- either in print or on the web. Even if you've been to SXM before, as I have several times, there's still some great information.
-- A special thanks to our new friend Sylma, Judith's property manager, a most welcoming host. We even visited Sylma's church!
-- There can be no greater endorsement than saying you like a vacation spot so much that you will return the following year. That's us. We're coming back.
When you walk in the front door of the villa, you face a wall of sliding glass doors looking out on the deck and the beautiful colors of the Caribbean Sea. The private deck is right on the ocean front, facing toward the evening sunsets. The sights and sounds of the waves breaking on the coral rocks below are so relaxing and refreshing! The villa has everything that you could need or want. The kitchen, dining area and sitting areas are set out in an open-concept type of space which is beautifully decorated. The bedrooms and bathrooms are very comfortable. It is a place where you cannot help being renewed and refreshed. We loved it. It truly is very hard to leave when your vacation all too quickly comes to an end.
This week-long stay found us back and enjoying ourselves from the moment we got off the plane having gotten our bearings from our first trip. Taking Judith's advice on car rental allowed us to enjoy Maho, Marigot and Phillipsburg with ease. Fave beach? Mullet Bay Beach, barely 15 minutes from the villa by car. Some resorts feel like they are just that. But here, we felt as in a home away from home and right on the sea! Forget resorts where maybe you can glimpse the sea; here the home is literally on the edge of the sea and from the verandah you can see, hear and smell the surf crashing on the shore. The pool area has been nicely upgraded and is lit for a night swim. This community/enclave consists of about 23 homes and has an exclusive feeling to it without being over-the-top. Having been there twice, I can assure you that the cleanliness and condition of the home is consistent and reliable. This means much to those of us who have had our hearts sink when opening the door to less-than-pleasing conditions. That just won't happen here. Simple, tidy, clean with enough touches that let you know the owner has you and your enjoyment in mind. My Significant Other, who was also here with me the first trip and who has more experience than I holidaying says this home is her fave of all places she has stayed in the Caribbean...and that is saying a lot! Sylma is the local lady to call who, aside from keeping the property well-managed and clean, can assist with other issues when you may be unsure of who to call. While the airport is close enough to observe planes coming in, there is no noise issue. Indeed, it really is a quiet and relaxing home. Being just off the road, it is very low in both vehicle and foot traffic.And this enhances the privacy and calm aspect as you can imagine. I should also add that it has a safe feeling to it, always a concern when trying out a new place to relax. In closing, I am not surprised this home is popular and books well. This villa deserves it!
Myself, my wife and two kids (14 & 11 yrs) stayed 9 nights at this fabulous villa which is nicely secluded in its own private corner of this idyllic island. The abiding memory of our stay will be the stunning views onto the turquoise ocean that greeted us the moment we walked through the front door. Perched atop a coral shore the sounds of the ocean lapping against the reef below are what we fell asleep and woke to each day. The expansive deck area (the photos do not exaggerate the impression conveyed of the ample deck space!) looking onto the ocean was where we enjoyed breakfast each morning and relaxed in the evenings with a glass of wine. The villa is superbly equipped and maintained with really impressive attention to the details that ensure you would want for nothing during your stay. In close, but never intrusive, attendance was the lovely Sylma who manages the villa and is always available should you need anything at all. The villa's location on the Dutch side of the island is nicely tucked away in a tranquil setting, yet allows for very easy access to all the nearby restaurants, cafes and shops, either by foot or very short drive. It was the perfect location to set out each day to explore the island and its many pristine beaches and water based fun activities. An absolute gem that has provided us with memories that will undoubtedly draw us back!
We have just returned from 11 fabulous nights in your villa. Judith, I can't thank you enough for sharing your slice of paradise with us. Your villa is exactly as pictured and described. We didn't want for anything - except more time there! The location is so convenient to both Philipsburg and Marigot. From the minute we walked into the villa, it felt like our “home away from home”. The pictures and other reviews on the site simply don’t do justice to this villa. The owner, Judith, has taken great care to ensure that it doesn’t feel like a rental, rather as an extension of your own home. All of the little things you normally wouldn’t think about were taken care of: there is both a Keurig and a regular coffee maker, lots of dishes and cookware, plenty of beach towels in addition to bath towels, plastic cups for the pool as well as glassware, outdoor shower to wash the sand off your feet, the list goes on and on. The furnishings were perfect and the rooms are spacious. We fell in love with it.
The deck is huge with an amazing view; we had fruit, coffee, and croissants out there every morning for breakfast. It’s also THE place to watch the sun set before dinner. The pool is close and was very quiet – we were there a couple of times and saw no one else.
Sylma, the on-site manager was particularly helpful and a pleasure to work with. She greeted us with a huge smile when we arrived, showed us around, and even gave us directions to the local grocery! She made sure that the villa was properly cleaned when we had service, and that everything was going well with our stay.

I'm located on a quiet residential road where the colours and views are spectacular, my villa is very private and calm; the pool is surrounded by chaise lounges, palapas for shade or steps into the sea for snorkeling or water boarding. I'm within a 5 minute walk or 1 minute drive to the main road and access to restaurants, casinos, shopping, wonderful French patisseries for espresso and croissants and roads leading to the French side of the island where gourmet restaurants and beaches await. .
