Temenio villa is a modern villa, stylish and comfortable, recently built, designed with good taste and attention to detail.

The property has a private access from the street via an automated gate, it is completely fenced and is located in an olive grove 2 ha, with garden and orchard. Covered parking.

The villa consists of a living room, kitchen, 3 bedrooms, 3 bathrooms and storage, for a total of 130 square meters. On request it is also available a cot.

The main entrance opens onto a large living room with comfortable sofa for a comfortable and relaxing fireplace ceramic. Adjacent to the dining area is a large fully equipped kitchen with fridge / freezer, dishwasher, microwave and coffee maker. Also on the first floor are a bedroom floors with 2 single beds (which can 'become a master bedroom with a' queen '), a room with two modern bunk beds, a main bathroom with a large bath and walk-in shower and a bathroom more 'small shower only.

Upstairs is the master bedroom floors and adjoining bathroom with shower, with views of the castle of Sermoneta.

The living room opens onto an interior garden, completely fenced, where you can 'enjoy the beautiful private swimming pool (12.5 x 5m), cascading, with adjoining a small pool safe for children. The view on 'ancient medieval village of Sermoneta is unique, enchanting and unforgettable! All around are the mountains Lepine, the necropolis of Carbolino and Abazzia Valvisciolo, which help to give a great sense of serenity and privacy.

Outside, the guests: a barbecue; a gazebo; Wood oven; the laundry.

The villa is located in a strategic position for trips to Rome, Naples, Pompeii, by train, by car and offers all the amenities nearby.

The train station of Latina is only 5 minutes from the property and a 40-minute trip turned into the center of Rome, with great comfort.

Perfect family vacation

We were two families each with small baby (1-2 years). This was an excellent place for our holiday and the pool made it perfect. Our host was the kindest person to have, we even had a chocolate cake waiting for us when we arrived :). We had also really good weather making our holiday even better, as almost every day we had at least one barbaque session in the tranquil large yard of this property. The villa had all the necessities and even more. We would've happily stayed there much longer and would recommend this villa anytime.

Best Holiday Villa Ever!

We have just come back from the most fantastic two week holiday at this amazing villa.

We are a family of four with teenage boys aged 16 and 13. This villa had everything we needed and more. It is set in the most beautiful, peacful location with stunning views everywhere you look. It is well placed for catching the train into Rome and Naples and is approximately a 45 minute drive away from the beautiful beaches the region has to offer.

We cannot praise Primetta and Stefano, the villa owners, highly enough. Whatever we say will not do justice to their kindness, generosity, attentiveness and helpfulness! We arrived to a fully stocked kitchen and Primetta showed us around the immaculate, well-kept villa. She orientated us regarding local amenities and even had a print out of the times of trains into Rome/Naples. All of their attention to detail meant we could thoroughly relax and enjoy our holiday right from the very start.

The private pool is easily the biggest, cleanest and best pool we have ever had at a holiday villa and we spent many happy hours relaxing in/around it.

We fell in live with Sermoneta, the medieval village on top of the hill opposite. We felt like we experienced the "real" Italy there with it's restaurants, ice cream shops and cobbled streets.

My husband made use of one of the bikes there in the early morning, before the temperatures reached their hottest.

We had many relaxing meals in the villa grounds using the the barbecue, overlooking Sermoneta, amongst the olive, fig, walnut, quince and hazelnut trees.

We would thoroughly recommend this property and Primetta and Stefano as hosts- we were very sad to leave them at the end of our stay.

Perfect!

We have been to many cottages/villlas in the UK, France and Italy but this has got to be the best! Everything that has been said in all the previous reviews is exactly right....

All spotlessly clean, the property is so big - the pictures do not do it justice. The grounds and facilities are fantastic. Pool is great with lovely views of Sermoneta (a short drive away) which has some good restaurants. Good shop selling cakes within walking distance. Decent supermarket and other shops a few minutes drive.

Rome was easy to get into via the train from the station a few minutes drive away.

What makes this extra special are Primetta and Stefano. The most fantastic hosts you could wish for. Would love to go again......

Wonderful house, lovely owners and a spectacular property

We (2 couples) had a wonderful time at Primetta's and Stefano's house. They were such lovely and helpful hosts. When we arrived we had a full fridge and enough to eat, so we didn't have to go grocery shopping for the next days! What impressed us the most was the wonderful garden full of olive trees. Primetta and Stefano produce their own olive oil and we were able to even take some of it home. The house was spacious, well equipped and clean. The pool was big and still warm enough for swimming. We also loved the medieval village on top of the mountain which we could see from the house. There were lots of little restaurants and shops. We mainly chose the house because it is located in a quiet area but the train station is not far (5 min drive). So we were able to get to Rome for sightseeing by train in less than 40 min. All in all, we would definitely recommend this house, mostly because of Primetta and Stefano for being so welcoming!

The best place we've ever stayed in

We stayed in Primetta and Stefano's house with our 4 children aged 5-14. There was lots of space and everything was immaculate. The pool was great (with lots of inflatables) and there was even a small pool for our little girl. The boys also loved the table football in the basement. There was lots of delicious food in the kitchen for us when we arrived, and we could pick fresh figs and other fruit from the trees in the garden. Primetta and Stefano were always very friendly and helpful and made us feel welcome.

We visited Sermoneta, the medieval town Ninfa, Rome, Pompeii and the coast nearby. There is so much to see in the area, one week was not enough, especially as the children loved just staying in the house and pool. I can recommend this place without hesitation. Thank you for a great time, Primetta and Stefano.
