Please note, the house can accommodate12 people however is available to smaller groups outside the high season at significant discounts, making it ideal for couples or smaller families.
The house sleeps 12 people comfortably. A spacious entrance hall greets you with views through to the ground floor terrace with its eating area, sun loungers and umbrellas, a perfect spot for reading or just relaxing. Off the hall are 3 spacious double bedrooms, one with an ensuite shower room and an additional luxuriously appointed bathroom. All the bedrooms have been individually decorated using beautiful fabrics and gorgeous bed linens. They also boast glorious views of the landscaped gardens and surrounding mountains.
The first floor consists of a large living room with its original beamed ceiling, comfortable sofas, armchairs, a wood burning fireplace, cable TV and DVD player. There is also a separate TV room (for kids perhaps), equipped with sofas, large flat screen TV, DVD etc. The dining room and fully equipped kitchen. There is also a pantry/utility room with washer and dryer, and a separate W/C. Step through French doors onto the stunning and spacious first floor terrace. With its dramatic uninterrupted views of the surrounding mountains and on towards the Soca Valley, the terrace has been furnished with a comfortable deep sofa, armchairs and a dramatic stone fireplace. A dining area and Weber gas barbecue complete this wonderful “alfresco” sitting and dining room.
The Kitchen and pantry are fully equipped to provide guests with everything necessary for a comfortable stay, including an American fridge/freezer with ice maker, coffee machine, cooker with double ovens, dishwasher and microwave.
On the top floor is the elegant master suite with its antique wrought iron bedstead and impressive bath and dressing room. There are a further 3 family bedrooms and a shared family bathroom.
The Garden and Grounds
The large rose filled gardens of Hisa Zeenia overlook the valley with tree lined paths leading to the well stocked organic kitchen garden and green house from which you may gather fresh salad leaves, vegetables and fruit, to the children’s play area and lastly to the spectacular swimming pool. The pool area is perfect for lazy days in the sun. The scent of roses and lavender will surround you whilst you swim or simply relax in the shaded hammock positioned to make the most of the panoramic views. The garden is completed with landscape lighting to provide a wondrous ambiance during your evenings on the properties many terraces.
Beyond the garden, the grounds are there for you to explore with streams and waterfalls to be discovered on the wooded hillsides.
Hisa Zeenia also caters to the younger guest with a discrete children’s play area including a swing and sandbox. The pool is enclosed for safety and there is a shallow area and pebble beach for young child to paddle and play. A high chair and travel cot are also available for your use.
Despite its quiet location, the house is just five minutes drive from the main road where there is a small supermarket and local restaurant, which also provides a takeaway service. More extensive shopping and restaurants can be found in Tolmin, approximately 10 minutes drive away.
All bed linens, bath towels and pool towels are included and are changed weekly.

We had an absolutely wonderful Christmas holiday in Slovenia. The weather was perfect - blue, cloudless skies and frost on the ground - and as a country we found the people to be so friendly and helpful. The Agency had pre-ordered a fresh turkey and 2 ducks to be picked up by us on arrival from a butcher in Ljubljana and they were there ready and waiting and proved to be of great quality and well priced compared to the UK!
Regarding the house, Hisa Zeenia proved to be the ideal place to host our party of 6 (2 couples and 2 singles at Christmas). It was beautifully located, warm and very well equipped. The beds in all four double rooms were really comfortable, so we all got a fabulous night's sleep, and each day we woke up to the gorgeous grounds and mountain views.
A special word for Angela, the house keeper, who could not have been more charming, friendly and helpful. It makes a real difference to be greeted by someone so warm and enthusiastic, and who one knows will do anything possible to sort things out should they go wrong.
The only minor quibbles we had were that on our second day the electricity supply temporarily cut off to part of the downstairs sitting room and kitchen at a time when, admittedly, we were using both ovens too cook our Xmas Eve meal (the ducks!). It would seem that this overloaded the electricity supply. Luckily, the problem only lasted 40 mins and there was no repeat. We also had a plague of flies in the master bedroom on the 1st floor. We dealt with this by identifying the gaps in the beams by which they were entering and temporarily plugging these with tissue paper. I understand from Angela that a more permanent repair has now been carried out. And finally the wireless Internet proved to be very weak on the upper floor, though it was fine at ground level; and the tv box in the sitting room did not work, which meant we had no access to the English language channels or youtube, etc. None of these issues detracted much from our enjoyment of the house overall, though had we not been able to tackle the fly problem that would have meant abandoning the main bedroom, which would have been a great pity as it is such a lovely room.
Overall, we had a really lovely holiday and I would recommend the house unreservedly. Had the option been available, we'd have tried to negotiate a few days longer, which shows just how much of a good time we all had.

The Soca Valley is the "Paradise" of Slovenia. The Villa Hisa Zeenia is wonderful. We had a wonderful time there, secluded in nature, free from any noises and completely in love with all around us. The nights we passed hours watching the stars (incredible views!!), and during the day we visited wonderful places nearby.
If you love nature and you need a getaway from stress and city madness, this is the place!
Nearby you can find crystal clear rivers, lakes, mountains, horseback riding, excellent food ...
Why not a "5 star"? The pool needs to be built differently. This is the only reason.

The house is stylishly furnished and well appointed. We especially enjoyed sitting on the beautiful balcony taking in the mountain view.
We were 3 families staying for 2 weeks at this house.
The house is equipped with all the facilities you could need, Wifi, music system, internet TV, beautiful swimming pool and a large range of cooking and eating equipment. It is very clean and has lots of bathrooms. Each bedroom is plenty large enough. The views from the garden are fantastic!
The house is in a great location in the Soca valley with the lovely towns of Kobarid and Most na Soci not far away. For the quieter days I would highly recommend going to the Soca river bathing and diving spot in Slap ob Idrijci. It has a spring board and high diving board, plus football court and free use of the kayaks. There is also a picnic area to use.
This was a lovely holiday and the house was first class.

went white water rafting, visited Bled via a car train which was just down the road and Ljubljana and had a dinner at Hisa Franko restaurant which is not cheap but give the tasting menu a go with wine flight.
spent a fair time trekking/biking as the scenery and views were fantastic along the rivers and canyons.
go if you can you wont regret it and try the house out its fun and the people of Slovenia are really friendly.
From Most na Soci train station, drive your car onto the train and relax and enjoy the scenery. In less than an hour, you will arrive at Bohinjska Bistrica where you can visit the famous lakes Bohinj and Bled, as well as Bohinj water park & spa. From here it is just 40 minutes on the motorway to the Slovene capital of Ljubljana. Also in Most na Soci, daily steam boat trips down the Soca river with lunch or fishing in the one of the top trout rivers in Slovenia, the Idrijca are also worth a try and walk up to Most na Soci church to enjoy a stunning view. The water sports centre is based in the next village of Tolmin which is less than 10 minutes drive/25 minutes cycle along the Soca river.
