A child-orientated villa for 8 that can’t fail to please!
If you are looking for a comfortable, family house combining genuine Italian character with history and location you’ve just found it! Villa Moscatelli, blissfully peaceful and quiet, dates from the 1300s is a place to be comfortably at ease in - there’s plenty of space for the kids and the heady perfumes of the sun-warmed lavender and the rose bushes will restore the weariest wage slave. This is a homely villa and just a bit scuffed around it’s elegant, child-friendly edges. You’ll revel in the genuine Italian character of this authentic Tuscan home. If you are looking for a pristine-perfect house, then Villa Moscatelli will not suit. If you are looking for handsome surroundings with a well lived-in feel, then it will delight you! The sitting room, with its squashy sofa and arm chairs, is blissfully cool in summer and deliciously enticing with a roaring log fire when it’s chilly. For a family holiday in beautiful Tuscan surroundings, with the sights of lovely Umbria on your doorstep.
This is a house on 3 floors, with a wide spiral staircase in the high ceilinged main entrance. Scamper up the stairs to the first floor and you’ll find the master bedroom with its large en suite bathroom. Opposite, there’s the kids room which sleeps 4 and has its own en suite bathroom too. A door on this floor opens directly onto the large, entirely private garden, which offers stunningly wide views across the hills, with picturesque Cetona and Città della Pieve in the distance. Carrying on up the stairs, you come to the loft, where there’s a bathroom (with a rather low ceiling) and your choice between a spacious double bedroom or a pretty, low ceilinged room with twin beds. Given the Italian love affair with eating well, you won’t be surprised to hear the sun-filled kitchen at Villa Moscatelli has an oversize electric oven, 5 gas hobs (with a safety guard to keep little fingers safely at bay), a dishwasher and plenty of fridge and freezer space for ample supplies of delicious Italian ice cream and well chilled drinks for the grown ups. The kitchen is right next door to that shady outdoor table. And, in line with what’s important in an Italian home, you’ll find the owners have created a splendid children’s bedroom, complete with TV, its own en suite bathroom and a veritable mountain of toys for your kids to enjoy. And there’s a large, well supervised, open air public swimming pool and 2 tennis courts only 5 minutes drive away, so you can relax on that front too!

Excellent place to spend a week in Tuscany!
This property met all expectations and was even better than described online. It was roomy, accommodating for a three-generation family, and the outdoor spaces and views simply cannot be beat. Placed within walking distance of the great town of Sarteano (although it can be a little exciting walking the first 500 meters without a sidewalk), within driving distance of so many wonderful small Tuscan towns, on a bus line and 10 km from the Chiusi train station that can take you wherever in Italy you want to go. Finally, the owner and staff that support the property were kind, responsive and always available to answer questions if/when we had them.
My party heavily recommends this property to others and would return in a heartbeat if the opportunity arose!
Beautiful grounds and very affordable
I wish I could give a 4.5 star review.
The house is beautiful, the beds were comfortable, the view was unbelievable and the price was affordable. The location was nice and near many beautiful towns
However, the house was a little dirty when we got there. The stairs are spiral and therefore hard to walk up and down and the top floor has very low beams that my cousin repeatedly got bonked in the head. I know the last two are not the owners fault but I feel they should be mentioned.
Our party of 8 rented this restored farmhouse as a base to explore Tuscany. We had a wonderful stay. The house is beautiful, charming, clean and fully equipped. The view of the valley below every morning was breathtaking. The covered patio offered us the opportunity to hang out every night drinking lots of wine and talk about places that we visited, even while raining. The location is about as perfect as one can imagine. While it seems to be a world away from civilization in actuality you are just a couple of minutes from the beautiful medieval town of Sarteano. The town has everything that you may need, grocery store, restaurants, wine and oil shop and even a laundry. In less than 15 minutes you are on the interstate which allowed us to visit towns as far away as Pisa, Volterrra, San Gimingano, Florence and Siena. All easily reachable in less than 2 hours. The house keeper, Gabriella, cooked for us one night a wonderful dinner at a very reasonable price. However, as the listing clearly stated, if you are picky about your accommodations with everything perfect, you should look elsewhere. For us the little idiosyncrasies, of this 500 plus year old house, just added to the charm and beauty. It would be proper to mention, to avoid surprises, the stairs to reach the second and third floor where the bedrooms are located are quite steep. They would be difficult, if not impossible, for anyone with some sort of physical handicap.
An Authentic Italian Villa Experience - PERFECT!
My sister and I, along with two close friends, stayed for one week at Villa Moscatelli in Early June 2013. We adored this villa and its ancient charms. It felt like we had stepped back in time yet with all the comforts of the 21st century.
The villa’s housekeeper, Gabriella was so kind. She even met us at the Chiusi train station to help us with our luggage, and waited with us as we picked up our rental car. Upon arrival at the villa, Gabriella showed us around the entire villa explaining the outside lights for al fresco dining, trash drop-off, etc.
The panoramic views of the valley below from the outside covered terrace were truly magnificent! When not exploring the towns of Tuscany and Umbria, we spent our time outdoors—the views of the valley and garden were spectacular. We loved the privacy the villa offered. It was truly a home away from home. We found it difficult to leave this little piece of heaven yet managed to visit a few towns such as Montelpulciano, Assisi, Perugia, Cortona (all about an hour away). We took a cooking class in a little town above Cortona—magnificent! We also visited the neighboring towns of Citta della Pieve and Cetona. We visited Cetona several times, because of its proximity to the villa, and we fell in love with this little town. During one of our visits to Cetona, the piazza was decorated with colorful flower-petals, and the design looked to be a tiled floor with a chalice, the madonna, Holy cross, etc. The details were intricate and stunningly beautiful. While having lunch in the piazza, we witnessed a communion procession, and what appeared to be the entire community following suit. Afterwards, a big celebration in the town’s piazza. We felt truly blessed to have witnessed this holy event. Villa Moscatelli is rustic and its 15th century charm is seen everywhere—simply perfect! It was well stocked and had everything one would need to enjoy a Tuscan holiday. The wireless internet was perfect even from the outside areas. We could have seen more Tuscan towns, but preferred to spend more time relaxing and enjoying the villa itself. We thoroughly enjoyed the Italian lifestyle.
The owner, Giada, was a pleasure to work with during the booking process. She was so helpful and very quick to respond to questions. Giada is lovely person, and we look forward to visiting Villa Moscatelli again some day.
Sarteano is a busy village near Siena. It offers you over half a dozen eateries as well as banks, bars and all the shops you could need. You can drive there or hop on a bus or walk (takes 15 minutes from the villa). You’re deep in the fairy tale landscape of Tuscany, but handily placed for shopping, eating out or sightseeing. Villa Moscatelli is roughly an hour’s drive from the medieval glories of picture perfect Siena, the charms of Etruscan Arezzo, and the Umbrian hill-top town town of Orvieto (justly famous for its ornate cathedral and its fulsome white wines). Closer to home, a 30 minute drive to the East will get you to the the cute little ferry boats of Lake Trasimeno to putter you around Italy’s 4th largest lake - take a picnic, explore the little islands and swim from the tiny beaches! 30 minutes to the West you’ll find the world class red wines and winding streets of atmospheric Montepulciano to tempt you from your sunbed. If you want to visit Florence or Rome for a day, why not let the train take the strain? From Chiusi train station - only 14 km from your garden - you can be in Rome or Florence well within a couple of hours on Italy’s cheap and efficient trains (and you won’t be worrying about city driving or the nightmare of finding a parking space!).
