The apartment is very quiet and fairly aired, because it is situated near the Arno; in each case it is equipped with air conditioning, individually adjustable in each room.
The apartment, recently renovated and refreshed, is located on the third floor of a historic house, built in 1550, called House Acciaioli, with the collaboration of the architect Giorgio Vasari, who had to draw up the stairs.
It has a perfect location for those who want to spend an unforgettable stay in the heart of Florence: from Borgo Santi Apostoli, where it is located, the Via Tornabuoni, Piazza della Signoria, Palazzo Pitti, the Uffizi, the Cathedral are within walking distance in a few dozen meters.

My husband and I spent one month in Maria Silvia's lovely apartment and had a very comfortable and enjoyable stay. The kitchen is well-equipped with pots and pans, cooking utensils, dishes etc. and we cooked many meals in it. The stove and refrigerator work well. There is a dishwasher but we preferred to wash dishes by hand. The furnishings were comfortable and attractive. The wifi worked very well. The roof terrace was heavenly, and includes a retractable sunshade for warm afternoons. We ate most of our meals on the terrace. The bedroom had lots of storage space for clothes etc and the bed was very comfortable. The two bathrooms were modern and worked very well. We stayed in March-April when there are still some cold nights, and the heating system worked very well (we did not need to use the air conditioning). Maria Silvia responded very promptly to a couple of minor requests that we had and resolved them to our complete satisfaction. It is true that the steps are a little daunting, but we considered them part of our fitness routine :) I loved the location and the feeling of being immersed in history. It's true there is some early morning noise from vendors moving their carts, but I use earplugs and rarely noticed it. At night the street was almost always very quiet, with no vehicle noise and only a couple of instances of late-night partying. I wholeheartedly recommend Maria Silvia's place!
We loved staying in this centrally-located apartment. The apartment is clean and comfortable. We loved the rooftop deck and ate breakfast and lunch in the sun. Maria is a wonderful host who knows Florence well. She had a list of gluten-free restaurants and bakeries ready for me. Also, she was able to tell us the location and hours of the closest grocery store as well as restaurants. Maria even gave us suggestions on where to visit/eat in Siena, the next town we visited. We did not mind the 97 steps up to the apartment as it kept us strong and ready for all the towers we climbed on our trip. We would easily consider staying at Maria's apartment again.
This is a lovely roomy one bedroom apartment very centrally located near the Ponte Vecchio. Rooftop views are seen from every window and there is a lovely rooftop patio for outdoor dining. One note: it is 97 steps up to the front door, so please consider this if you have mobility issues. The host is super friendly and responsive. I hope to be back! Thank you Maria!
Most cozy apartment with large patio the heart of Florence. Maria Silvia's advice helped us to live like locals for a week - enjoying romantic walks, landmarks and lesser known markets. The apartment is filled with many books, ideas for day trips, brilliant tips for great food in remote corners of Florence (My Sugar, La Carraia and Ara come to mind) and a basket of local treats. Fast wi-fi and lots of natural sunlight made for a pleasant stay.
We were close to Mercato Cantrale, Ponte Vecchio, Santo Spirito and the Odeon Theatre - you will learn to love the 96 stone steps leading up to the apartment designed by architect Giorgio Vasari in the 1500s and the unique sound of the local carts making their way to the Mercato across the cobblestone roads.
We enjoyed our stay at the Terrace of the Lillies and recommend it. Maria Silvia is a most gracious and stylish host.
This apartment used to be Maria's home and she loves it as well as her city of Florence. Maria was very responsive to our inquiries. She met us in front of the apartment right at the appointed time and we found her a kind and very helpful person.
The apartment is very spacious for two and had everything we needed. The balcony was very pleasant. It overlooks the neighboring rooftops but you cannot see the street. Our favorite part was the bedroom window looking out on the dome of the cathedral. It is amazing to think that people have been looking out of that window and seeing that dome for over four and a half centuries. As others have noted, there are nearly 100 steps up to apartment located on the 5th level.
The location is wonderful. For four days we walked to everything we wanted to see, and we were never more that 30 minutes away, and the Ponta Vecchio, the Duomo, the Uffizi and dozens of restaurants are all within a 10 minute walk.
Florence is an amazing city and we could not recommend the city and the Maria's apartment more.
Right in the heart of Florence - and you have a small terrace to enjoy your coffee or wine. The only downside is the 97 steps to the flat. If you're ok with that, the flat is a true find and Marie Sylvia is so very helpful. it's close to all the attractions and great neighborhood restaurants.
In the historical center of Florence, just 50 meters from the Ponte Vecchio, 100 from the elegant Via Tornabuoni, Piazza della Signoria and the Uffizi museum, 200 meters from Piazza Pitti and the Boboli Gardens, less than 400 meters from the station Central; the apartment is ideally placed for those wishing to explore on foot the center of Florence, is fully equipped, quiet and comfortable: From the window of the bedroom you can see the dome of the Duomo.
