22 Esplanade is a luxurious family rental directly on Newport's Easton's Beach and only rented by the week on a Saturday schedule in the summer season for $10,000-12,000 unless there is a last minute vacancy and then I will consider a weekend with a 4 night minimum. Depending on week, I may consider a Sunday schedule. This beautiful, modern, ocean and beachfront home on Middletown's Easton's Point overlooking Newport's famous Cliff Walk will surely provide fabulous memories for your family and friends. Master bedroom has a king sized bed with full bath, 2nd bedroom has a queen bed, 3rd bedroom has two twin beds, 4th bedroom has a double bed with full bath in hall and 5th bed room has 1 double and 2 twin beds with full bath. Open living/dining/kitchen is perfect for entertaining with separate private media room. Three levels of living with hardwood floors, oriental rugs, beautiful antiques and furnishings and granite/steel kitchen. Enjoy colorful sunsets from atrium and deck with beautiful cliff, ocean, and beach views. Just bring your suitcase because this home has everything you need for a great vacation. Spend the day at the beach, afternoons sightseeing or shopping, and evening at lively restaurants and clubs on the harbor front. Known as 'America's First Summer Resort,' Newport, Rhode Island, is the home of The International Tennis Hall of Fame, Newport Preservation Society and Newport Mansions, The Newport Jazz Festival, The Newport Music Festival and the Newport Film Festival. This home is close to Carnegie Abbey and Newport National, known for world class golfing.
Newport also hosts many events including the Schweppes Great Chowder Cook-Off, Secret Garden Tours, Newport Flower Show, Campbell Hall of Fame Tennis Championships, Newport Kite Festival, Black Ships Festival, Apple & Eve Folk Festival, and JVC Jazz Festival.

Easton's '1st' beach, Sachuest '2nd' beach and many other RI beaches have harmless red seaweed that travels up and down the beach with the tides. It is not 'Red Tide'.
House was clean, well organized and had everything you would need for a beach vacation. Only thing that you needed to bring was your clothes. Perfect location on Easton Beach, 1 minute walk to the beach. I had a handful of questions and the owner was A+ with quick and considerate responses.
We loved our time here, the house is at a prime location at the end of Easton's beach on a quiet street, a few steps to the beach and short walk to several restaurants. House was large enough to accommodate my family and my 2 sister’s families with no problem and was well stocked with everything you need for your time on the beach (beach chairs, boogie boards, towels, etc.). The house was exactly as described on the website, very clean, well maintained and felt like home. I would actually say it was more beautiful than we imagined. Great communication with the owner, she was very helpful and easy to work with. Would definitely rent from Julie again. Even the teenagers in the group, who complained about vacationing with their parents, didn’t want to leave. We loved our stay – thank you!
Perfect spot at the end of first (Easton's) beach. House is large enough to sleep 10-12 comfortably, and has everything you need (beach chairs, coolers, boogie boards, skim boards, umbrella, etc.). Literally walk to the end of the yard and down stairs to the beach. Approx 3/4 mile to second beach and into town. Beaches are very gradual so good for kids and often are good for surfing. Town has great restaurants, night life and attractions for all ages. We have 10 and 12 year old girls.
Great communication with Julie (owner). This is the second year my family has rented from Julie and we plan on returning. Very accommodating, house is spotless. Can't wait to return.
What a great place to stay and enjoy the beach and all the activities that go with it. The house was beautiful and had everything that we needed except the food that we brought with us. It was ready when we got there and was clean as a whistle. The home had all the comforts of our home and we didn't need to get a thing. I definitely want to return. The Homeowner came by to make sure we were all nested in and to make sure we didn't have any questions. She was great
Our family had the pleasure of staying for a full week of rest and relaxation. The house was in a perfect location:
- great views of the Newport Mansions from the deck
- we ran (or walked) every morning into Newport or along the Cliff Walk which is a great way to start any day
- nice and quiet street within a few steps to the beach
- easy walking distance (less than 2 minutes) to good restaurants or a very easy drive to Anthony's Seafood which was fresh and delicious every day.
We spent a lot of time just hanging around the house and relaxing. There were plenty of games, toys, athletic equipment etc to cover every conceivable leisure activity.
Overall, Julie could not have been nicer or more hospitable. The house had recaps and promotional material for all local activities, restaurants, sightseeing, tours etc. We wanted for nothing the entire week!
This home is the perfect Newport getaway for a small group of friends, a few couples with young children, a large family, or a family reunion (Julie owns 2 other homes just next door if you need additional space). The deck overlooking the water was perfect for all meals, or a sunset cocktail and we enjoyed the BBQ for dinner. The layout of the house is great for everyone to get ready at the same time, or to prepare meals - like a picnic lunch on the beach just a few yards away! Everything was clean and fresh and true to what the description and photos described. We loved our time at the house and have plans for a return trip with the kids. This was our first visit and included a few 30-something year old couples attending a friend's wedding at Belle Mer. The location was ideal and with the high price of local hotels, renting with Julie was an easy choice.
Activities and Attractions:
At your door are swimming, surfing, windsurfing, kayaking, canoeing, and sunbathing on Newport's Easton's (1st) Beach. On the rocks to the left of the beach enjoy fishing and snorkeling. Easton's Beach has a playground, snack bar, merry-go-round, and aquarium and live weekly entertainment. Middletown's Sachuest (2nd) Beach is just 1/2 mile away with the best surfing in RI. Families with young children will enjoy Middletown's 3rd Beach with no waves and a boat ramp with windsurfing at the north end.
Just a short walk to popular restaurants and pubs including Johnny's Atlantic Beach Club and Flo's Clam Shack. The Cliff Walk, Bellevue Avenue, Tennis Hall of Fame, shopping and mansions are just 1 mile away and Newport's wharfs, yachting, and restaurants 2 miles away with major recreational attractions including Newport Country Club, Bailey’s Beach, New York Yacht Club, Ida Lewis Yacht Club, Sail Newport Yachting Center/Fort Adams, and Carnegie Abbey near by
Other Activities: This home is one mile from Bellevue Avenue Mansions and Yachting Center. It is two to three miles from major recreational attractions in Newpo
