The location is central and the building is set on a quaint and picturesque staircase that leads to the beautiful Church of St. Peter in Chains. There you can safely move on foot to reach quickly the most interesting points of Rome, because we are in the heart of ancient Rome and at 30 meters from the subway station Cavour line B. The neighborhood is the oldest in Rome, the 'Monti', and is a neighborhood vital and entertaining as it is full of restaurants for all budgets and genres as diverse local cafes, shops and sought after ancient artisan shops.
Rates include: heating / air conditioning, Internet, TV, hair dryer, linens for the bedroom, bathroom and kitchen, initial and final cleaning, water-light-gas (for stays less than 14 days) and breakfast (Italian). Cot, high chair and bottle warmers are free (reservation only).
Prices do not include: the tourist tax (€ 3.50 per person per day), the security deposit of € 150 to be paid upon arrival at the keys; the use of the washer-dryer (€ 25 per kg. 2.5 of laundry) and everything else not included under the heading 'shares include'.
When booking, payment of 30% of the total amount, as a deposit, payable by bank transfer. The balance will be paid at arrival at the delivery of keys or cash, or with debit or credit cards Visa / Mastercard.
The odds are per room occupied by two people. Supplement 3rd and 4th person € 20 per person per day (children are free under the age of 2 years).

The price in Low Season from 11/05/2016 to 12/21/2016 is for one week in an apartment occupied by 2 persons, without breakfast and the stay must have a minimum duration of two weeks.
This apartment helped make our stay in Rome both fun and restful. Although the apartment is located very near to many bars, stores, restaurants and sightseeing spots, the windows are such excellent quality that it was quiet inside even when it was lively outside! The apartment itself was clean and very comfortable. The air conditioning was great to have, since the weather was hot and humid. The owner Alessandra was very helpful and made us feel right at home. The location was excellent, with many charming places to eat nearby. The Colosseum was just around the corner, which was somewhat surreal... to walk to the end of the street and see the Colosseum just a few blocks away. We would definitely stay here again and would recommend it to anyone.
My wife and I loved staying at the Ludo apartment at Casa Arioli. It was spacious, comfortable and clean. The bed was comfortable, the bathroom was spacious enough for a couple to use simultaneously and the kitchen had everything you could possibly need. The location is perfect for reaching virtually any destination in Rome. The Coliseum is just a couple of blocks away and popular sites such as the Trevi Fountain, the Spanish Steps and the Pantheon aren’t much further. There’s a great grocery store a block away that has all the typical grocery items you might need and a wide selection of wines and digestifs. Within walking distance, you will also find great restaurants, cafés, pastries & gelato and great place for porchetta sandwiches. The neighborhood is quite lively at night, but never were we disrupted by any noise.
Alessandra, the owner of this property, is a gracious host. She was warm, friendly and accommodating. She helped arrange our transfer from Fiumicino Airport and provided us with a useful list of local stores. The apartment had basic supplies such as coffee and tea and there was a lovely basket of fruit and snacks in the kitchen when we arrived. Alessandra invited us to her flat for drinks and introduced us to a good friend, who was kind enough to take us out one day for a look at Rome from the perspective of a local. We enjoyed dinner with Alessandra and her friends a couple of times and left with tears as we said goodbye to new friends. We can’t wait to return to Rome and when we do, we we look forward to see our new friends and staying at Casa Arioli.

We stayed for the second time in the apartment Ceci at casa arioli.And again we had a very nice holiday in Rome !We like very much the neighbourhood with many little shops and restaurants.And we felt ourselves very much at home at the apartment !Although a lively neighborhood it is very quiet inside the apartment with very good bed.
We had a warm, friendly greeting from the owners & great insider info on Roma. Apartment is first rate as represented and the location is perfect. Excellent value and we recommend highly & will stay @ Casa Ariola again.
My wife and I stayed in the Ludo apartment for 4 nights in late May. The location is perfect as it is ~2 blocks from the Coliseum and central Rome. Alessandra is a wonderful host and is always available to answer questions or provide suggestions for your stay. The apartment has all of the amenities one would need and is very clean and spacious. On the fourth day of our stay, we decided that we needed a break from the city. We took a 50 min train from Rome Termani to Sperlonga (6.90 Euros each way PP), a small beach town often referred to as the Santorini of Italy. The town is small and situated on a hill above the beach.There are no streets in the town itself, only walkways. The beaches are great with crystal clear water and nice sand beaches. 13 Euros a day gets you an umberlla and two lounge chairs. I would highly recommend this short trip as a nice change of pace from the city.
We were in the 1BDRM apt, Ceci, for a week. It was very clean and perfectly located; it's a block to the metro station and an easy walk to the Coliseum/Forum/Palatine Hill attractions which are amazing. Alessandra is lovely, concerned for your welfare and helpful in any way she can be. I would definitely recommend this apartment.

The location is central, a few meters from many cultural attractions, folk, commercial and monumental of the Eternal City. In a very cheerful and lively, full of clubs, bars, restaurants, craft workshops and small shops. On foot you can reach destinations such as the Colosseum, Piazza Venezia, the Roman Forum and the Palatine Hill, the Circus Maximus, the Markets of Trajan, the Domus Aurea, the Quirinal Palace, the Church of St. Peter in Chains (Michelangelo's Moses), the Opera House, Piazza Esedra, the Basilica of S. Maria Maggiore .... and much more!
You can get there easily from Termini Station, with only one subway stop B (Cavour stop) or with a few bus stops from Termini Station passing towards Via Cavour.
From Fiumicino Leonardo da Vinci, take the train / bus 'Leonardo Express' to Termini Station.
The building is situated on a quaint and picturesque staircase, so you can not access it directly from the road, but just go down 15 steps from Via Cavour, or salirne 10 from Via Leonina below.
