Four levels, newly renovated, spacious 100 year-old house includes: laundry room, three kitchens, three living rooms (one living room arranged as queen bedroom), large formal dining room, four bathrooms, nine bedrooms, all-season wrap-around glass/screen porch with lighted ceiling fans and view of the ocean. 10-11 Parking Spaces.
Outside Grounds include a back deck with Gas Grill (propane included) and enclosed outdoor shower with hot and cold water. Shed with Beach Chairs and Beach Toys. Parking on Three Sides of House.

About Cheryl J. Austin
Cheryl J. Austin. Owner and Manager. 38 Ledge Lane, LLC. Prior to becoming the owner of this property, two couples owned the house. I was their babysitter from time to time. I fell in love with the charm of house and was so sad when they decided that it was time to sell. With only $2000.00 to my name, we were able to work out an owner financing agreement. I worked two steady jobs, plus renting to make ends meet. I was 27 years old at the time. I am now 53. My family and I have created many happy memories from spending time in this house over the years. Everyone has their own special room and we love that we can all spread out, yet congregate as one during meal times.

This house has so much charm, character, and Wells history. It is one of the largest homes available to rent at Wells Beach. Through the years, I have maintained, renovated, and updated every season. I take great pride in putting as much money back into the property as possible. It is with great pleasure that I provide high quality beds, bedding, appliances, furniture, and all other necessities. My goal is to make you, my guest, as comfortable and welcomed as possible.
What makes this House unique
This house has so many unique benefits!! Number one being its size and able to accommodate large numbers comfortably. Three Kitchens!! I am not aware of any other house at Wells Beach that has such a benefit!! The Porch!! One of the most popular feedbacks that I get is how much people enjoy the porch. Whether it be early morning coffee, late afternoon reading, or evening drinks. The Third Floor Sun Deck offers views like no other. One of the highest points at Wells Beach! This house is also very clean and well kept. My standards are very high and I aim to provide as best as possible.

First, I want to thank all of the families and groups who have stayed in the past. It is because of each and every one of you that I continue to strive to provide such a great house for all to enjoy. Many arrive from all over the world and have done so, site on scene. Nothing gives me greater pleasure than to see the joy, awe, and happiness on peoples faces when they see the house for the first time. Especially for the group leader who has worked so hard to pull it all together!
I keep a journal at the house for all to write in about their week. It is so inspiring to read! It is amazing how many memories have been created and lives touched over the 15 years that I have owned the house. We had a total of 20 in our party and we never ran out of space. I joked that you needed bread crumbs to find your way around. The house was definitely large enough for all to enjoy their space, without any sense of crowding. The house is well equipped -and plenty of nice quality towels, unlike the ones you struggle through with at a hotel! The fact that it was so close to the beach made it easy to come and go as one pleased.
The rooftop on the apartment was Meme and Papa's haven after a long fun day at the beach with our grandchildren.
I would definitely recommend the house and more importantly Cheryl to all!

Great for large groups - any time of year!
7 adult couples (14 total) had plenty of space to enjoy this great house - and no one got stuck with a bunk bed!. One of the key features that is not given enough attention is the roof deck - a great spot for evening fun. A well stocked kitchen, great porch, and plenty of ammenities make this one of the better rental houses I have stayed in. The ladies had great shopping close by, the boys had golf...then an afternoon on the beach was a near perfect day, with GREAT weather in late September. Cheryl is as easy an owner to work with as you can get, and can offer up some great local recommendations. (Hint: do Mike's Clam Shack for a Clam Bake/Lobster bake. Inexpensive, and they cook everything for you...all you have to do is clean up!)
Family Reunion of 17 Relatives: Ages 15 - 50plus
We enjoyed this property very much. The house itself was clean and well furnished. Many of the adults gravitated to the enclosed porch for a quiet spot to chat, read, or just watch the ocean. Others chose to settle on the living room sofas to watch the high-def TV for the Summer Olympics. For our evening meals the dining room had tables and seating for all of us, which was convenient whether we were cooking or bringing in pizza or Chinese food. Plenty of kitchen space and a convenient washer and dryer. Great to have WiFi because we had at least 5 laptops.
Convenience is a key feature of this home's location. The grocery store and local restaurants are just minutes away. We recommend The Steakhouse and Mike's Clam Shack (both on Route 1). We recommend Forbes Restaurant for a light dinner; it's on the beach just 1 minute away.
For things to do, there is the ocean and beach, of course. We also went to Wells Nature Preserve, deep-sea fishing, mini-golfing, LLBean in Freeport, movies, old-time photography, and airplane rides. Many antique shops in the area.
We definitely recommend this to other large family groups.
Great house in a nice beach community
The house was much better than I had hoped for. It is one block away from the beach, and one block from the main street that goes into the heart of Wells Beach. A large house, very clean and well taken care of. All the rooms are decently sized, and the third floor in-law suite is particularly nice. There is a nice deck on the third floor as well with commanding view of the tide pool and the ocean. The basement has 2 rooms, one with several bunk beds, perfect for kids. The basement does not have a bathroom which is a drawback. In fact, if there was one thing I could correct, it would be an additional bathroom in the basement and another one on the second floor.
The town of Wells Beach is convenient to Kennebunkport and Ogunquit. Both are nice sized towns with shopping and restaurants and good areas for walking.
We spent the first week of July here and the weather was absolutely fantastic. Cool evenings and sunny days with constant breeze. The beach is nice and wide during low tide and firm enough to run on.
If we needed a large house for an extended family, I would definitely come back.
