Our cozy cottage looks over the village green and is nestled between the small wildlife garden and fields of cows and sheep. A gate from the garden leads directly onto a footpath and a gentle walk along a country lane will bring you to 12th Century Fountains Abbey.

Our handmade country kitchen boasts a traditional stove and a large farmhouse table. French doors take you out onto our flagged terrace which overlooks the large garden. The snug lounge has a large stone fireplace, cozy wood burner and big comfy sofas. Our 3 bathrooms are beautiful with limestone walls and floors and in one, a luxurious roll top bath.

The cottage has a unique layout which seems to create the perfect setting for special occasions. There is plenty of social space, but also room to find somewhere quiet and escape the bustle. The large garden and village green means there's plenty of space for children and dogs to run wild and let off steam which helps the adult to relax and enjoy themselves too. Perhaps this is why we have had so many events at Fountains Abbey Cottage; birthdays (from 4 to 90!), hen parties, and reunions. We know that it's difficult to get everyone together for a whole week which is why we offer weekend breaks bookable as far in advance as you like. Prices begin from £750.

We know how difficult it can be to travel with pets or children which is why we provide the essentials (highchair; cot; dog bed etc.) to make life easy.

We sleep up to 10 in 4 comfortable bedrooms upstairs, a den with hideaway bed downstairs, and a detached guest room in the garden - snug and secluded, ideal for grandparents or romantic couples. Fine Egyptian linen, decadent silk bedspreads and enormous fluffy towels all encourage a sense of indulgence.

About Justine Hey

We moved to Sawley to raise our family in the country and it was the perfect location. Although we were both city kids our hearts have always lain in the country. We loved it so much that when we were given the opportunity to move to a remote farm we grabbed it with both hands!

We now live half a mile from a road, surrounded by sheep, pigs, chickens, hens and horses and love every muddy minute of it!

Why Justine Hey chose North Yorkshire

The cottage has a great location, walking distance from North Yorkshires top two destinations, (Fountains Abbey and Brimham Rocks) yet untouched by tourism. It was originally built as part of the village school for 'the poor boys of Sawley' in 1703 and has a priviliged place in the village overlooking the green but with no immediate neighbours. Central yet secluded.

What makes this cottage unique

Secluded yet not isolated, there is plenty of space for children to free range without the worries of traffic. An adventure playground for bigger kids and an enclosed playground with swings and slide for little ones all within seconds of the front door. Fun and games with no effort. The configuration of bedrooms means it can be adapted to suit and has been very popular for multiple families to share. The private garden suite with it's own bathroom, sitting area and garden is a great retreat and perfect for grandparents or teenagers who need their own space sometimes!

Just to say an enormous thank you for allowing Theodora and her friends to stay at Fountains Abbey Cottage this weekend. I think the quality of the cottage took them all by surprise and she was so touched by the little bunch of snowdrops on the kitchen table and the bottle of fizz. She said they had the happiest of weekends and it was the perfect way to celebrate her 21st. “Just like home,” she said.



They managed two walks (in spite of the wintry weather) including a memorable visit to Fountains Abbey, really enjoyed the delicious dinner cooked by Lockwoods (thank you for the recommendation – I have thanked them too), and had a thoroughly wonderful time.



I hope they left it all in order (Theodora promised me they had!) and didn’t leave any belongings behind. You have been so kind, accommodating and thoughtful throughout and I cannot thank you enough.

Family stay over holidays

Beautiful location and well outfitted house. We were a family of seven and there was plenty of space with 4+1 bedrooms. The owner set up a Christmas tree for our stay and really made us feel welcome. There are plenty of local attractions: Fountains Abbey, Brimham Rocks, Ripley Castle, and Harrogate. It was a picture perfect stay! It has a very cozy warm feel and the Aga stove and large wood kitchen table meant that we spent much of our time in there. Would recommend to families or anyone how wants a visit to the Yorkshire countryside. We would certainly stay again!

Beautiful cottage in a lovely peaceful location, but needs a little work in the kitchen.

Five of our family members stayed for a couple of nights in the cottage late October.

The cottage itself was lovely and the position very pleasant and near to some great places to visit such as Fountains Abbey and Brimham Rocks. The bedrooms were good and the bedding very fresh and of good quality, the house bathroom was lovely and the living room comfortable. The downsides for us were that the kitchen needed some work and one of the wardrobe doors was hanging on one hinge when we arrived which meant that it could not be used (although this didn't bother us much as we were there for such a short period of time, it was just strange to arrive to see something so obviously broken which should have been noted by the cleaners at least).

We only stayed for a couple of nights, and ate out at the local pub for one night so we only cooked one evening meal and breakfasts in the kitchen but had we been staying longer and with a larger party doing more catering then there were a few items that would have annoyed us, most of which have been picked up in previous reviews and could be very easily resolved; the sticky worktops (we tried to clean them but the stickiness would not go away), the bottom tray of the dishwasher which constantly came off its runners, a few lights not working which made several areas dark, a couple of grimy pans and the lack of items such as trivets which made cooking more tricky as there was nowhere to put hot pans. The range cooker worked well and heated up our hot water with no problems, but for a cottage plus annex which accommodates ten people, just two "rings" and one hot and one warm oven may be a bit limiting if large family meals are being prepared for family reunions etc. We didn't use the separate annex at all which may have had more facilities. We had just been to stay for several days in the Lake District in a smaller cottage for 6 and the kitchen in that cottage was around the same size but had an AGA, plus usual cooker, double sink and plenty of pans/utensils and was more practically laid out and inevitably we made a comparison.

That being said we enjoyed our stay and could see that it had once been a very much loved family home (especially with the play equipment in the garden). I would have given it 7/10. 3 stars felt too low, so settled for 4. With a little bit of work on the kitchen though, this cottage could be 5 star.

Owner's Response: Thanks for your review Catherine. I've listened and purchased some trivets for the kitchen. The wooden worktops need regular oiling and at the last go they were overdone which is why they felt a bit sticky rather than shiny as they should be. I've just been in to sand them down and re-oil, (but not too much!) and they look great. The lower tray in the dishwasher isn't fixed to runners, it slides on the door frame, this can mean that if it is used enthusiastically it can be pulled off the door but otherwise works well. Its true that we don't have an electric cooker in addition to the enormous range, we've always found the two cavernous ovens plenty, even for a family Christmas. The hob may have only two rings but it is huge! I have had 3 pans on just one ring before now. The whole stove top stays lovely and warm so that vegetables that have cooked too quickly can be kept gently warming at the back until the main event is ready. Not to mention, perfect for keeping a mug of coffee warm whilst cooking breakfast...

Quiet, lovely location but needs deep clean and maintenance.

6 adults and 4 children stayed. Excellent location and secure for children in garden. Good facilities on village green. Handy for visiting Brimham Rocks, Lightwater Valley, Fountains Abbey, Ripon, Harrogate etc. Sawley Arms excellent and helpful.

However compared with other cottages we have stayed in we couldn't say it was 5 or even 4 star. On arrival 7 lights were not working, there was no battery in the kitchen CO alarm where there is an oil fired stove/boiler/cooker (we would have been comforted to have seen either on display or in the Guests manual a copy of the boiler maintenance certificate - whether legally required or not), we had to sweep and weed the patio and the path to the outside garden room (including sweeping up broken glass), hedges were in need of a trim, the down stairs toilet wash basin leaked on to the floor, ensuite shaver light didn't work, an overriding smell of dogs, dead flies on the window cills, a dangerously loose flag on the patio steps and the bottom tray of the dishwasher constantly came off its runner. In fairness to Justine several of these things were remedied in the next couple of days. But our point is we should not have faced such failures.

As to our point about the cottage requiring a DEEP clean examples were: sticky and grimy kitchen work tops, the ensuite shower floor had to be thoroughly cleaned before we felt we could use it and in the master bedroom and lounge the carpets require a really good clean to remove dirt and marks.

This may sound negative but it is a factual account of what we found. With better maintenance and cleaning the cottage has much to offer.

Spacious, comfortable and relaxing

The cottage is very well equipped with everything you can possibly need. The bottle of wine on arrival was a lovely thoughtful touch.

Clean and comfortable with plenty of room for a large family. The dog loved the secure garden which is lovely.

Will certainly go back in the future.

Our quiet location makes it easy to stay put and enjoy the clean air and beautiful landscape but for the more adventurous there is plenty to see and do; 900 year old ruins; stunning rock formations; epic scenery; adventure play parks; Medieval markets; Edwardian follies.

Top of the list is world heritage site Fountains Abbey and Studley Royal: the ruins of a 12th Century Cistercian Abbey (the largest in Europe) alongside a beautiful Georgian Water Garden and peaceful Deer Park. Our lovely cottage is a peaceful half hour stroll from this stunning attraction.

Less than 3 miles away is Brimham Rocks a remarkable collection of weathered rocks that have formed magnificent sculptures.

For walkers we have the circular Ripon Rowel Walk, literally on the door step and many other beautiful places to explore from open farmland to craggy lakes and bluebell woods; all within two miles!

For historians there is a wealth of ancient buildings; Ripon's Cathedral which dates from 672AD, over 1300 years old! Fountain's Abbey is on our doorstep and Rivaulx and Jervaulx Abbey are within a comfortable drive.

For families there is an enviable choice. Tree climbing, pond dipping, and river jumping are all to be had within minutes! For more formal activities there are any number of attractions: Light water Valley is a 15 minute drive away and offers roller-coaster thrills and spills; How Stean Gorge is the site of a Highwayman's hideout and now offers abseiling, gorge-walking and kayaking. The Forbidden Corner is a wonderful folly and defies description but I heartily recommend it for the strangest day out!

And that's just the tip of the iceberg!
