beautiful country villa, in a fabulous natural setting, completely immersed in a forest (200 hectares) with five hectares garden. The swimming pool, not visible from the house, is immersed in the trees and has a stunning view of Todi. The house is finely furnished, with lot of light and space. Great attention has been paid to construction materials and furnishings: beamed ceilings, terracotta floors, kitchen and bathrooms fittings, country antiques mixed with modern design furnitures. There are 3 confortable bedrooms, each of them offers a different view of the green and wild Umbria landscape. The spacious garden has kept its original features, a large and rustic lawn surronded by trees and native bushes. The pool is situated near the villa on a sunny spot at a higher level, embraced by the surronding woods. The view from there is even more amazing: colourful trees, hills and distant villages allow you to feel as if the world is overthere and you are on top of it. This house is perfect for families who like to be in the wild nature, in silent and peace and yet with easy access to town, shops and restaurants. The nearest grocery, petrol station (cash only) and Church are within 4km, in the village of Casemasce and Todi town at 12 km. Ground floor: trough a small portico, you enter a welcoming entrance hall: a stairway on the left that leads upstairs, whereas 3 steps down enter a passage room, a small library with two armchairs, bookcases and a window. A secluded corner for reading and an intimate open space that leads the way from the entrance to the living room. As you enter this villa, the woodwork ( ceiling beams, doors and windows and pieces of forniture) as well as the earthed terracotta tiles, make you immediately feel part of the cosy and warm atmosphere. The living room, spacious (70 sqmt) and squared sized, presents a panoramic view of Todi and the rolling hills through large arched French window onto the garden and two window facing west. Three confortable sofas, a pouf and a fire place centred on a side wall are confortably arranged for conversation, relaxing and reading and make the whole space a very pleasant one. Adjoining the sitting room is a dining room that you enter through a disengagement, a small corridor with a small bathroom with shower and washing machine. The dining room is a bright, warm and charming room, surronded by glazed walls, stone pillars that recall an elegant conservatory. An old Venetian chandelier provide warm light for night dinners. Arched French doors open to the garden and offer the same great view over Todi as from the sitting room. This dining space is very special and enjoyable, not only for having meals, but also for working , writing, card playing. From the living room a door opens to the fully equipped kitchen, where the high quality

woodwork leads the scene: a typical elegant rustic decor, wooden panneled cabinets, old fashion farmhouse sink, a fireplace for cooking, a large sized fridge/freezer, a small storage room, whilst the French window leads to the garden and a breakfast area, with a stone round table. The wooden kitchen table can accomodate 6 people. First floor: from the main entrance a few steps on the left lead upstairs through a wooden door. A wide corridor with a large cupboard 'Shaker' style on the left and two bedrooms' door on the right: a twin and and a double bedroom (160X190). Both rooms share the opposite shower room, with window. The corridor ends at the main bedroom, with a wodden bed (180X190) and a large cupboard on the left. Sliding door open to a charming large bathroom with a wide ( double sized) shower a bathtub and two windows that make this room especially bright and attractive.

if you like nature and if you feel the energy coming from trees this fully furnished stone house, with two fireplaces, floors in terracotta brick tiles and vaulted ceiling with brick roof tiles and huge wooden beams is for you. The furniture are a mix of antique and contemporary design pieces. The property is immersed in a forest and is therefore very peaceful, ideal for meditation retreat, walking, relaxing. The rooms are all spacious and full of light. It is about 90 minutes drive from Rome and Florence and 20 min drive from Orvieto, Perugia, Assisi. Daily cleaning and excellent cooking services can be arranged. The house has 5 hectares garden and is located in the middle of 200 hectare forest, access by car trough 2km dirty road in good conditions.

Total Peace

An amazing property in the most peaceful setting. I have spent months in Italy traveling all over and I have never experienced such peace and beautiful quiet as in this property. Claudio was incredibly helpful, his caretakers were so friendly (they brought us a huge box of fresh tomatoes from their garden) and the place was perfect.

A few important and helpful notes:

- We stayed in the height of July heat, yet the place was cool and comfortable at night. No issues. There is one A/C unit in the master bedroom but we didn't use it. We needed it in every other property we stayed in during the trip, so this is important to know. The elevation keeps the property very, very cool at night and enjoyable during the day.

- No mosquitoes. In other properties, we have been attacked by mosquitoes. Oddly, we didn't see one the entire time we were here. There are also great screens on the windows. We slept with the windows of our bedroom open each night.

- Beds and linens were incredibly comfortable.

- There is no noise but the chirping crickets. When the crickets grow silent at dawn, there is no sound but your own breathing. I live in New York. This is AMAZING.

- The kitchen is large and has all you need. One thing we did need to do is keep the kitchen clean and manage the trash. You are in the country -- there are ants if you don't keep it clean.

- The pool is GREAT. It's about 100 meters walk up from the house. We liked this because it let us explore more of the property. Also a small gazebo up there. Sunrise yoga up there was incredible.

- The road in/out is rocky and bumpy. We had a rental station wagon. No issues but you have to be comfortable driving on a dirt road.

- There is a Playstation and games for the kids.

- In late July, there are more blackberries on the bushes than you can eat.

- It's easy to do day trips to Todi, Orvieto, etc. Just beware...you will settle in here and never want to leave. My recommendation is that it's a great place to visit after you have been surrounded by other travelers in Rome, Florence and Venice. The most relaxing place ever.

Wonderful!

The house was light, airy, very comfortable, well equipped and clean. The gardens surrounding the house were well kept and large. The pool area was fantastic, good sized pool, lovely shady gazebo structure with sofas and what an amazing view across the countryside to Todi and the mountains beyond! With total privacy and seclusion, we could either make as much noise as we wanted playing in the pool or just relax and listen to the sounds of nature all around us.

We found it hard to leave the house and pool to go out exploring but we did go to Lake Tresimeno, Terni and Todi a few times.

Roberta's grocery store is only 10 minutes drive away in Casemasce, it's well stocked especially on the deli counter with lots of local produce, not overpriced and she was extremely helpful and friendly. The larger supermarket in Todi is about 20 minutes away. Yes the track through the forest to and from the house is a little hairy scary in places but you just need to take your time and you soon get used to it and would definately not stop us booking this property again.

All in all a wonderful place, fabulous surroundings, a total get away from it all and somewhere you will find hard to leave!

Beautiful house with stunning views and large pool

If you are looking for a beautiful house in the Umbrian hills, with a stunning view, a large pool, a large garden, 100% privacy and a lovely housekeeper, you can stop searching.

This house has it all. The house is located in a forest and can be reached via a 1.8km gravel road (steep but in good condition). When you expect the road to end and leave you stranded in the forest, you will see a gate with the silhouette of a house shining through. Via the gate you will enter the gigantic garden which is laid out on several terrraces. The house is at the lowest terrace, the pool at the highest. The higher you get, the better the view of the surrounding hills and typical Umbrian landscape gets. You can see the village of Todi (25min by car) and even some of the mountains (of Le Marche?). The pool is one of the best places in the garden as it has the best view and comfortable reclining beds. A great place to spend a full day relaxing while enjoying the surroundings. The garden is completely fenced to keep wild animals out. The house is comfortable, with a large living room with flatscreen tv and fireplace, a separate dining room, fully equiped kitchen. The ground floor also has a separate bathroom. Upstairs you will find three bedrooms and two separte bathrooms. Beds are decent, bathrooms are modern and everything is clean and well maintained.

Casemasce is the nearest village with a small store for groceries. Todi and Orvieto are the larger cities in the area. Rome is a 2 hour drive away.

Vera, the housekeeper, and Emanuel (her husband) are your point of contact as the (Italian) owner lives and works in Africa. They are very kind and always available - upon request Vera can cook a delicious authentic Umbrian dinner for you. The owner is responsive via email and telephone to any questions that you may have and transparent on the payment terms, identification etc.

You must consider that the house is literally in the middle of a forest (there are a few other houses further down the road, but invisible from the premises), shops and supermarkets are therefore only accessible by car. In return you get ultimate privacy and tranquility in an absolute stunning area. Umbria is a beautiful rural area (less touristy than Tuscany) with lovely medieval villages, great food and wine (red wines are fantastic), lots of culture and plenty of nature. This house is a great find that I can recommend to anyone who is looking for privacy, tranquility and nature.

Living in Umbria

My girlfriend and I stayed at Claudio's villa for ten days in August 2013. It is an amazingly large property with a stunning view over the medieval village of Todi. You are literally on top of a giant hill. It's the perfect spot to get away from it all. The house is and old restored farmhouse surrounded by forest. You hear no traffic and no neighbors. When we were there, the bushes were full with big, sweet, juicy blackberries. We ate them at breakfast and as snack at the pool. There are so many bushes that you almost can't keep up eating fresh blackberries until the next batch is ripe. We also enjoyed eating out. The best place we found is "Antica Hosteria de la Valle". We had the most amazing ravioli there. Everything is made from fresh local ingredients. No comparison to the "Italian" restaurants that you find elsewhere. Another night, we also used the fireplace. Claudio's housekeeper provided us with a "giarosta" (a rotating spit), and she brought us a fresh chicken and vegetables from her garden. You can't get more local than that. During the day, we enjoyed the pool. We made our own pizza. We visited the beautiful city of Spoleto. We had dinner at the Agritourismo Bartoli (mentioned by Michael Tucker in his book "Living in a Foreign Language"). And at night we would simply sit outside and watch the stars -- there just seemed to be about two million more of them when you're up there on a quiet hill in rural Umbria, and there's nothing but you, and the garden, and the crickets, and the starry sky.

Something unique

If you want a lasting memory of Italy, you need not search any further. Imagine yourself on a hill overlooking the Umbrian valley. In the distance you can see the Todi castle, still standing in all its magnificence and pride. Behind you, a lush forest, that momentarily sends you hints of its fresh, natural fragrances with every subtle breeze of the wind. This beautifully restored farm-house is perfectly positioned for you to maximise your experience of nature, serenity, solitude, revived architecture and history. If you need to rejuvenate your soul, and your senses, then this is the place for you! I really loved my experience here and will go back to stay at this house in the near future.

A beautiful home in a beautiful place.

An amazing property in a superb location. Ideal for enjoying the surrounding countryside, elegantly furnished and with a great new swimming pool. An ideal retreat for the family, we loved it! Umbria is also a great location to explore central Italy and the view from the house is simply panoramic. The location is also quiet and the opportunity to just relax with nature all around, and maybe a bottle of local wine is irresistible. All in all, one of the best places to rent in central Italy.
