I am a pretty villa that stands proudly on the roof of a small luxury residence.

I am at the same time carefully decorated, very cozy and comfortable.

Although positioned on the roof, I propose a access of even foot without elevator. My entrance is private and lined with a landscaped garden.

I am spacious, and absolutely all my rooms open with large windows on my terrace and landscaped 130 m2 facing the sea.

My exposure is very sunny all day but I have several large sunshades and a huge awning to calm the heat of the sun.

Here, not overlooked and you can sunbathe in privacy. I planned everything. You have a lounge, comfortable sunbeds, a dining area for 6 and 3 umbrellas ...

Around me everything is calm and relaxing, I overlook the pool, the park and the creeks of red rocks that plunge into the Mediterranean.

Day and night, from my terrace, the view is magical on the islands, the bay of Cannes and boats. But also by turning you look at the mountains of Estérel.

What a contrast! and it's a real pleasure to be able to walk directly on the hiking trails.

Thus, from my living room, I offer a magnificent view in depth of the Esterel Mountain and the sea.

The pool is open from May to September

Easy access from the A8 motorway I am located between Cannes-Mandelieu and Miramar allowing many sports activities, fun and cultural. (theater, casino, cinema, golf, restaurants, diving, fishing, beaches, shopping, hiking, navigation ... etc).

Nice Airport is 30 minutes connection with train, bus and taxi to Theoule.

The villa includes:

1 large living room open on the terrace by a large bay window, large flat screen swivel, Blue ray, french channels Tnt and 10 German channels

2 bedrooms en suite, each with its own bathroom. They are open on the terrace and equipped with large beds in 160/200 of very high quality.

1 independent kitchen and perfectly equipped in detail, also open on the terrace. (nothing is missing ...)

A wonderful apartment with stunning views over the Bay of Theoule and Cannes.

The apartment was very convenient. Car parking could have been in the building itself however there is street parking immediately outside the apartment. The views at different times of the day were mesmerising and the lounges and umbrellas etc meant as much or little of the sun as wanted. The pool several levels down was excellent although was in the shade in mid to late afternoon.

The Theoule area is very interesting - small ports with great restaurants and lots of expensive boats to fantasise over. There are a number of comfortable beaches although coming from Australia we did not come for beaches alone.

A wonderful part of the world. Highly recommend this apartment as a base to experience the area

Every thing we expected and more, lovely location with a fantastic view....

We had a very enjoyable time, with excellent accomodation which was very well equipped both internally and externally... Our choice of location did not let us down, the apartment is a penthouse with a surprising amount of external space and a superb range of outdoor furniture, and an equally excellent view on one of the nicest locations just a short drive from Theoule-Sur-Mer..... The apartment had airconditioning in the key areas, plus a magnificent external canopy which is a bonus when the sun is beating down.... Internally the decor and style was very pleasing on the eye and well fitted out with all you need to have a pleasant and relaxing stay....

We had a perfect holiday !!

We had a perfect holiday !! Really enjoyed the terrace and the lovely view, everything was just perfect and my wife and the kids enjoyed us big time , for sure we are planning to come back next year but then 10 days if possible this was a bit too short . The pool was also great for the kids , and they loved the beach. The only thing we did not get to work was the oven ....But thats just a minor detail.

Absolument magnifique sous tous les plans

Une superbe villa face à la mer. Une vue époustouflante de jour avec les iles et de nuit avec les illuminations de Cannes. Une terrasse grandiose toute arborée et fleurie et super équipée avec des parasols, salon, salle à manger, bains de soleil et un immense store sous pergolas.

On apprécie l'ouverture intégrale sur la terrasse de la grande baie à galandage du salon et de la cuisine. Nous avons adoré les balades dans l'Esterel en partant directement à pied de la villa. De même la proximité des plages, calanques et les villes de Cannes, Mandelieu et st Raphael.

Le mobilier et la décoration de la villa sont de très bon goût et les prestations de haut niveau. Rien ne manque. Même l'accueil est très agréable et la propreté irréprochable.

L'endroit est très silencieux.

Déjà envie d'y retourner

magnifique région préservée des grands immeubles. Vous y trouverez de petites plages familiales privées ou non à proximités. De l'appartement, vous pouvez partir randonner directement sans devoir prendre la voiture. Par cette chaleur, il vaut mieux y aller tôt le matin ou fin de journée.

Pour les amoureux des grandes villes, vous trouverez Cannes et saint Raphaël à quelques km.

Concernant l'appartement, il est décoré avec beaucoup de goût et la literie est bonne! Il est meublé et équipé pour y vivre toute l'année... Rien n'y manque. Ni le tire bouchon, ni le confort! 😉򒐊La terrasse offre une vue incroyable sur les Îles de Lérins dont vous ne pourrez vous lasser!

Une petite chose à reprocher, un des deux parasols était cassé, pourtant indispensable avec ce soleil.

La résidence est bien entretenue et lors de notre sejour était principalement occupée par des propriétaires qui etaient accueillants et sympathiques.

La piscine commune est entretenue chaque matin (transats et sol nettoyés tous les jours)

Le propriétaire est disponible par mail durant le sejour.

Owner's Response: Bonjour, merci d'avoir pris le temps d'écrire votre commentaire . Il résume parfaitement ce que nous ressentons lorsque nous y habitons et nous sommes ravis que l'appartement vous ai vraiment plu. Nous sommes franchement désolés pour le deuxième parasol qui a été abattu par une bourrasque de vent et nécessite une intervention un peu trop compliquée pour être réglée en quelques jours. Cependant et heureusement il y en a deux. Ces grands parasols pivotent à 360° sur leur pied et permettent ainsi de gérer sans trop de problème les zones d'ombre souhaitées. Chaque matin notre premier réflex est de contempler la vue, elle est vraiment magnifique depuis la terrasse sur les iles de Lerins et la baie de Cannes de jour comme de nuit d'ailleurs...Un vrai contraste avec le massif de l'Esterel que l'on peut aussi admirer simplement en se retournant. C'est la raison principale pour laquelle nous avons choisi cet appartement si proche de la nature et à deux pas de Cannes et des plages.
