Overview:

Highton Manor offers luxurious, all en-suite accommodation for up to 23 people in 6 double bedrooms and 3 twin bedrooms. Staying at Highton Manor guests will also have unrestricted use of a beautiful indoor pool and spa.

Conveniently located for M1, M42, M6 and both East Midlands and Birmingham airports, yet set in 10 acres in stunning Leicestershire countryside.

Only 23 years old, but designed in traditional Queen Anne style, the property has been entirely refurbished in the last 3 years, with new en-suites, pool, cottage and most recently, stunning Miele kitchen.

Interior and Grounds:

There are nine en-suite bedrooms which are made up of the following: Two twins and three doubles on the first floor of main house, including a master four poster suite. There are also two doubles on ground floor of main house.

In addition, there are four double futons which can be placed as guests wish, therefore there is sleeping accommodation for up to 23 people.

The stunning indoor pool and spa, kept beautifully warm with a state of the art heating/dehumidifying system, is available to guests at all times, together with the adjoining garden room, which looks out over beautiful Charnwood Forest countryside.

Meals can be taken in the dining room, with seating for 18 people, or in the stunning kitchen with huge pink island. Breakfast, evening meals and picnic lunches are available on request, as are a host of other extras – just ask and we will sort it!

Outside the property offers large gardens, which guests are free to roam. An extensive network of public footpaths is accessible from the rear of the property, which lead across beautiful countryside. An equestrian facility at the rear, with all weather ménage and 9 stables, makes this the perfect retreat for horse lovers, who, by separate arrangement, are welcome to bring their horses with them.

Company made it good, false advertising

When we booked the mansion we thought we would be staying in a mansion. As it turned out we stayed in a very large conservatory. The bedrooms in this block were ok but many had to pass through each other's bedroom to access their own rooms. Upon arrival the hot tub was indeed a cold tub at a invitingly 28c (38-40 is the correct temperature of a hot tub). During our stay in the conservatory (the actual mansion we thought we were staying in was occupied by a hen party. A hen party that didn't understand that leaving the cover off a hot tub meant it would take another 24 hours to heat up). The swimming pool was freezing cold and the shower didn't work properly. The toilet in the pool room looks like it has been temporarily out of use for the last decade and the tv didn't work in there either. The spa in the pool area had black mound coming out of the jets. Back to the conservatory mansion. The cinema screen us in fact is an overhead projector and screen which can be viewed from the luxury of the landing and stairs area. The games room is a freezing cold converted barn to the rear of the property with a pool table with a cloth like your grannies carpet, a dart board which the darts won't stay in and the best bit of my stay, a game which we renamed colour colour bang bang, genuinely a fun game. Back into the conservatory mansion, plug sockets in the kitchen are non existent, to use the toaster or kettles you have to plug them in on the floor. Hot water for showers and baths last about 5 minutes then the whole place us a hot water free zone.

I will say that we did have fun, but that is more down to the company we kept rather than the "mansion". This is no downton abbey more like let down abbey.

Poorly maintained but spacious.

First impression was fantastic. Spacious, great layout and design and what looked like a fantastic finish with an great looking kitchen.

Unfortunately, very soon after arrival we started to realise many of the features and looks were superficial.

On arrival we noticed many of the lights in the house didn't work. Quite a few were missing bulbs or were disconnected. We spoke to the onsite owner who said "that's an easy fix. I'll fit new bulbs tomorrow". He never did. Apparently the designer lighting in the 'party' caused problems so they just disconnected it and hadn't replaced it. No plan to either as it's "very expensive you know". Kitchens ceiling light bulbs missing meant it was a dark room.

Don't be fooled by the nice 'looking' kitchen. It's not functional and not well equipped.

The lighting on first floor landing was missing 17 of the 24 bulbs!! which was common throughout.

Doors - none of the many bedroom doors had a working door handle. They just hanged down and as a result non of the doors would stay shut meaning little privacy unless you propped the door shut with a bag!

One door had had the door handle removed but still had the latch in place. The other door to that room was bolted from the outside. This was to door to the kids bunk room and as a result 2 children became locked inside within an hour of arrival and we had to force the door with tools to release them. A serious safety issue and clear breach of fire regulations.

All these issues were raised with the owners at the time, who either didn't know about the defects, or did but hadn't done anything about it.

We're not sure which is more worrying, as this is supposed to be a top-end property.

There were many other issues:

No TV area for anyone to relax in, although it stated it when we booked and we had kids with us. (apparently it was turned into a bedroom...which doesn't have a functioning door!)

The pool was good but not available to us for most of our stay as it needed cleaning.

The spa shower didn't work.

The TV in pool area faulty.

The toilet cubicle by the pool area was 'temporarily out of order' according to the label on door which was very faded and had clearly been there for a long time.

The front door and conservatory frames were rotten wood almost all the way through.

The impressive fountain out front - whilst it worked the water was green and full of leaves.

We won't be coming back.

As well as the beautiful Leicestershire countryside and traditional pubs, guests can enjoy the Peak District (50 minutes), Nottingham, Derby and Leicester shopping and theatre (each 16 miles), Alton Towers (45 minutes), Stratford (60 minutes) and even easy train access to London, St Pancras (80 minutes) from Loughborough.

The property is also convenient for Donington Park, with its variety of festivals and motoring events. But why go anywhere when you can enjoy this stunning property?
