Coot Lodge is a spacious, family-owned contemporary oak-beamed barn on the private Lower Mill Estate nature reserve in the Cotswolds. A stunning property set in a quiet cul-de-sac location and overlooking a small reeded stream, you have miles of scenic walks from the front door and an abundance of local sporting, sightseeing and relaxing activities, including the beautiful Artspa with pools, steam, sauna and a gym.
Coot features a large open plan living, dining and kitchen area. It is furnished and equipped to an extremely high standard throughout. An abundance of warm oak and a gas stove also make it perfect for intimate entertaining. An enclosed deck runs the length of the building for BBQs and outside dining.
It has 3 ground floor bedrooms - sleeping 6 - plus room for a cot. A large mezzanine is used as a family entertainment area with TV, console games and table football. It also has a sofabed which can be used as additional sleeping space.
Coot Lodge: Walk through the front door and you'll find yourself in an bright, warm, oak-beamed barn, approximately 48' x 17'. The open plan space incorporates a well-equipped kitchen with breakfast bar across the entire end of the room, with a comfortable living area (seating for 7), and a dining table and chairs looking out over the decked patio which runs the length of the building. Perfect for entertaining, the barn also has a large mezzanine level with wide-screen TV, table football, easy chairs and a sofabed.
The three bedrooms are on the ground floor off to the side of the main room. We have two double bedrooms and a twin. One en-suite bathroom and one shared bathroom complete the premises.
Lower Mill Estate is a 650 acre nature reserve, home to a myriad of wildlife. There is also the Artspa, cafe & shop (described below), playground areas, trampolines, a football area and table-tennis and tennis courts.
A very short walk from your front door is the £6m Artspa, with a heated indoor and outdoor pool, plunge pool (very cold!), sauna and steam room. There is a well-equipped gym, and a tennis court that can be booked by the hour. Your rental includes access for all guests to the Artspa. The Artspa also offers a wide range of spa treatments using 100% natural plant-extract Pevonia products.
There is a small shop and cafe on site which opens in peak hours, offering a good range of grocery provisions, as well as great coffee & tea, patisserie and light lunches. They sell tasty home-made frozen meals and can also provide gourmet dining direct to your front door.
There are numerous lakeside walks you can take without leaving the Estate. For some years now the Estate has supported the re-introduction of beavers into the protection of the nature reserve. There are spots around Flagham Fen where you can hope to catch a glimpse of these shy creatures at dusk or dawn.
We had owned another house on Lower Mill for a couple of years - and love visiting. Whenever we arrive, I take a deep breath and feel myself relax!
For two years we walked past Coot Lodge on our way to Songthrush, and always commented on how warm, cosy and welcoming it seemed. We could just catch a brief glimpse of the flickering fire, or the warmth of the oak in the interior.
When we noticed it had been empty for a while we investigated and found out it was for sale. We just knew that Coot was a very special house, and so cutting a long story short, we finally took possesion in March 2012, and set about refreshing it and equipping it to make it feel loved again.
Whenever we stay here, we feel as though we are treating ourselves to a really special taste of luxury.
Coot Lodge is one of very few barn-style houses at Lower Mill. I think it is unique in that all living area is on one floor, with the exception of the mezzanine area which is wonderful as a separate space when there are a few of you staying.
We love the generous use of rustic oak & stone, offset with a clean and contemporary feel to the walls and kitchen fittings. We've furnished the house with comfortable, good quality furniture and fittings that we'd like to live with. We hope you enjoy it as much as we do.

We stayed at Coot Lodge with our young daughter and dogs over the bank holiday weekend and had a great time. The house is equipped with all you could possibly need and is conveniently located right across the road from the spa where the swimming pools are ideal for entertaining kids on rainy days. We found some wonderful dog walks round some of the lakes on the estate, and we enjoyed seeing lots of the local wildlife along the way. It's a beautiful place, and we'd highly recommend it.

We enjoyed our stay at Coot Lodge, the space was brilliant for us and location to the Spa and other facilities was excellent. The separate TV area upstairs worked well, and the kitchen space with the island was perfect for morning breakfasts etc. We used the tennis courts, spa, did the 5km run a number of times, hired the kayaks from SouthCerney and the boys enjoyed the Combatsplat afternoon plus the Head4Heights challenge was great (and the dog swimming area is directly opposite so worked well). We had a fantastic stay at coot lodge with our two dogs. There are lots of places to explore both on site and nearby. The lodge was spotless and had everything you could possibly need. The weather was amazing and so we made full use of the gas bbq. The large deck was completely enclosed with a gate to the gardens and lake outside, this made having the dogs there much safer. The onsite restaurant was ok for a quick bite but I wouldn't recommend it for a formal meal. We found the on site shop very expensive so did our main shop elsewhere. We will definitely return.
Our stay at Coot Lodge was nothing short of relaxing. We arrived to find easter treats that made us feel even more welcome. The interior of the lodge was warm, inviting and homely. The estate catered for people of all ages. The spa and indoor pool were just a few steps from the front door which was great. Thank you Liz
My teenage children loved the proximity of the spa, with gym and the various swimming pools. They disappeared off to the gym every morning, leaving the adults to surface at a leisurely pace and join them when we were ready. We entertained guests at Coot Lodge, taking them for nature walks around the estate, and they were able to use the spa with us. We loved the new restaurant, the ‘Ballihoo’ - good food at the right price, and a friendly welcome. The Cotswold Water Park (a few minutes away by car) offers endless amusement for the children, and we were able to plan our visits, so keeping their enthusiasm within our budget! The estate is well managed, well maintained, Coot Lodge is impressive but relaxing, very comfortable and homely, while ‘wowing’ all of our guests. Liz wanted to be sure that everything went smoothly for us, and we really appreciated the level of attention, the right balance. Looking forward to returning!
My partner and I stayed here for a few nights and fortunately, were allowed to take our dogs, which was extremely appreciated. The photos do not do the property justice! It is truly stunning and the kitchen is well equipped for anyone wanting to have some nights in. The property is also conveniently located right next to the spa! Liz provided all the relevant information prior to our arrival and we were made to feel very welcome by the area manager (Pete Townsend).

Our nearest town is elegant, Roman Cirencester. A lively, attractive place full of smart shops, cafes & restaurants, a ‘real’ market, and a great arts centre. It has a Waitrose and Tesco – both of whom deliver to the Estate to take the ‘self’ out of catering. There are many beautiful Cotswold villages to explore, each with picturesque local pubs – many of which serve extremely good food.
There are comprehensive water-sports centres nearby, as well as jet skiing, cable skiing, water skiing, paint balling, sky diving, hot air ballooning, riding and golf.
For families, a short walk away is The Cotswolds Country Park & Beach, where you can hire cycles and boats, book sailing lessons, fish, cook a bbq and play on the sandy beach. Visit Butts Farm for baby animals and an award-winning farm shop & butcher; the Cotswold Farm Park, & Cotswold Wildlife Park.
There are also antiques in Tetbury, William Morris’s house at Kelmscott, Westonbirt Arbortorium and the Abbey at Tewkesbury.

Outside peak holiday times we are flexible on number of days and arrival/departure dates, subject to a minimum rate. Automatic quotes don't always allow different arrival/departure days, and sometimes mis-price your stay if it is not a standard booking. Please email an enquiry and we will tailor a quote specifically to your requirements.
A deposit of £250 secures your booking and the balance is due 8 weeks prior to arrival.
