Apartment in a quiet location and a couple of blocks from the San Michele church. Our hostess, Serena, was very helpful and accommodating and came back to help us with WIFI difficulty. There is a set of stairs to get to the first floor but easily navigated. The kitchen has a good source of cooking pots and dishes but needs a few utensils to cook with. The grocery store is nearby and has a large variety of items. We were equipped with two bikes and we rode them everywhere so we able to see so much in our one full day in Lucca. Be sure to ride the walls surrounding the city. Definitely would stay there again.
The apartment was exactly as advertised with one very minor exception, it is advertised as having an outside grill and it did not. Theresa immediately apologized and returned the next day with an electric grill we could use - she really went out of her way to make us feel welcome and ensure we had everything we needed. She has assembled a pretty comprehensive "welcome package" that explains the area, nearby services and restaurants (with menus and pictures). The apartment is in a building with 3 or four other apartments occupied by local residence who were all friendly and said hello as we came/went. This apartment is one floor up so be prepared for stairs with your luggage and groceries. The bathrooms are stocked with small starters of shampoo, soap and toilet paper to get you through the first day or so till you can shop. The kitchen and refrigerator is small by US standards but sufficient as we mainly used it for breakfasts and left overs, choosing to eat most meals out. The microwave was very handy for heating up the left overs. Lucca takes recycling VERY seriously so the back porch has four separate small trash receptacles that you separate your waste into and set one of them out almost every night - not really a big deal except that I kept forgetting to set it out until bedtime and usually ended up doing it in the dark. The apt has no dryer (very common in Italy) so we had to line dry everything which was a little bit of a hassle since we were gone most days sightseeing and it often rained on our drying laundry.
The location is very convenient to the train station - about a 5-7 min walk - with another 5 minute walk beyond that to get inside the city walls. The walk is level and seemed very safe.
We rented a car from Avis for a couple of days so the parking spot that comes with the apt was very helpful as street parking is very hard to come by.
