I'm the daughter of an architect and builder (a restorer of 1800s/1900s houses) so I am just educated enough to be a complete and total house snob. I usually hate everything. The second I see aluminum siding I'm permanently lost. This home, however, blew me away so thoroughly that I am actually thinking of bringing aforementioned architect/builder father for a visit later this winter! Truly thoughtful, careful restoration work.

There's a gorgeously built pizza fireplace with a PERFECT flue, so no smoke anywhere in the kitchen as you cook pizzas for hours. A kitchen so generously sized and laid out that 5 of us could prepare food simultaneously and comfortably, and a deck that I took 3 naps on. I could go on, but I'm too relaxed post-stay and forgetting things.

Maintenance and cleanliness = perfect. Betsy and Tom = fantastically responsive should you need anything at any juncture in the home rental process.

And then there's the nature the house is built around and on -- we sat quietly in the woods and waited as does walked within 30 feet of us.

A little bit of heaven on earth.

Fantastic getaway at the Floating Farmhouse

My expectations were pretty high based on the pictures, the write-up in Dwell, and the other reviews on the site. The Floating Farmhouse lived up to, and exceeded them! The location is great; really close to New York City. It's an extremely relaxing setting; the house is stunning and the kitchen is perfect! That pizza oven can even make pre-made doughs with store-bought sauce taste good! The stove and kitchen is very complete and great for making meals for your group. There is a ton of wildlife nearby, with deer spottings in the back yard and along the drive every day.

As mentioned in other reviews, it's worth fighting for the main bedroom. Being adults, I challenged my boss to a game of pool instead, and happily ended up spending the two nights in lavish luxury. It's really amazing what they have done with the farmhouse. Everyone stays in comfort.

Few points to note: Peck's market in Eldred has a surprisingly good selection for a local grocery story, but if you are very particular about your ingredients or want organic goods, hit a Whole Foods before heading up. It also closes around 7pm, so keep that in mind too.

We drove to High Point State Park on Thursday afternoon to hike to the Monument; also the highest peak in NJ. It was a nice 2.5 hr hike - and the views are quite nice. Only downside was that you actually start about 20 minutes from the summit and then spend 2 hours walking through the woods back to your car. You get the reward before you put the energy into deserving it; so I would go the opposite way on that loop next time...

Betsy was very helpful and quick to respond to all the numerous questions I had.

Highly recommend. Can't wait to return.

A stylish, comfortable, calming home, literally out of the pages of Dwell Magazine

We divided our time between snoozing on the verandah, strolling in the garden, luxuriating in the tub and wishing it was our home.

PS. Fight for incredible the master bedroom - it's worth falling out with friends and family members over.

Gorgeous Weekender

Stunning house in a beautiful setting. It provided the most wonderful weekend break for our extended family of mixed ages from toddlers to grandparents from Sydney, Australia. Huge living areas and spaces were lovely and all rooms had a beautiful outlook to the gardens and lake. Plenty of wildlife to view no matter what the weather outside. The architect-owner has designed a wonderful house fusing traditional details with modern conveniences. Eldred town is lovely but small so best to bring your own groceries incl. coffee as well as your pizza ingredients for the pizza oven. House is close to Bethel Woods of Woodstock fame which was a great half day excursion. Enjoy this house - we certainly did and look forward to recommending it to our family and friends.

Tom was very accommodating to our requests. We would recommend the house to anyone whether you are a young couple, a group of friends or a large family. The photos are very accurate as to the design and setting of the property. The property was extremely clean and well presented and all amenities were provided. A Special place in our hearts

My friends and I have made it a habit of renting far away places to enjoy and we choose the Floating Farmhouse for our first Thanksgiving get together months ago... to say we were exited by this house was an understatement – the pictures are fabulous – in real life it’s a thousand times better!

The owner, Tom, was always ready to answer all of our questions and concerns, the rental process and agreement was clear and accurate. During our stay he was fast in responding to any phone calls with any tiny questions that we had. When we told him we were going to be arriving a bit late in the evening, he made sure the lights and heater were on, so we were sure to walk into a nice and toasty house.

The house is AMAZING, the right blend of sophistication and country charm. Perfect for what we had in mind, which was to disconnect from the world and enjoy time away from the busy cities we all live in to the calm of the woods.

The moment we arrived we knew we were in for a treat - The rustic decor along with modern convenience wowed us completely. All of the bedrooms are comfortable and every corner had a hidden treasure. The living room (and master bedroom) has a wood burning fireplace and we wasted no time and building a fire, in order to sit in the comfy couch and buried ourselves in the comfy, fuzzy blankets found all over the house. Like many had said in their comments, the highlight was the huge kitchen, the massive windows, which overlooked the woods; make you feel like you are in a outside cocoon, we spent most of our time there. The only improvement, I would do in there is to have some type of comfy couch so you can sit while the cooking is going on.

Even with temperatures in the 30's we were lucky that we had sunny days, the perfect setting to sit out by the porch and enjoy the sounds of the water floating by while soaking on the rays of sunshine

The wood burning pizza oven gave us a night of great homemade pizzas, the ultra modern commercial gas stove was perfect for cooking our Thanksgiving fare that we then enjoyed in the huge wood table overlooking the stunning views of the woods - on our last day, during our breakfast we were treated to a herd of deer running thru the woods in back of the property - a stunning sight. My boyfriend chose this setting to propose thus making this house extra special for us along with our friends.

Great weekend at the Floating Farmhouse

We had a great weekend at the Floating Farmhouse. The house is truly remarkable. The renovation is truly a work of art. The spaces are modern, yet one can still breath the history of the old manor. Every ambience gives you a different feeling and experience. The kitchen is spacious and almost sculptural, with the great wood-oven column. A "cathedral" for phenomenal cooking experience. The living room is cosy and warm. The master bedroom is almost an apartment per se. It reminds me a colonial house with a wall of windows and a fireplace. The bathroom are new and very large, but full of details that remind you are in a farmhouse, such as old mirrors and a 1700-Italian marble sink. Really a unique experience.

A perfect weekend away

This house was absolutely perfect for our group getaway. We had 4 couples and we were very keen to get out of the city and see the beautiful fall leaves and enjoy some quiet and fresh country air.
The house is exactly as Tom describes and is just beautifully finished. The kitchen is amazing and we enjoyed cooking (and eating) all weekend. The wood fired oven was excellent for home made pizzas.
The master bedroom and ensuite are incredible. I will say, we did find the other 3 bedrooms quite small and the beds are only a full size. It was hard to decide who the lucky couple was to get the very special master bedroom.
We enjoyed cooking, eating and relaxing by the fire, board games, listening to music and croquet on the lawn. A perfect weekend away.
Tom was wonderful to deal with and responded to all my questions and requests. We would definitely recommend this to others.

Home away from home

This is based on our second stay at the house....

I've been fortunate enough to have stayed at the Floating Farmhouse on two seperate occasions. Once with a larger group and once after I got married. This is a dream house! After our first visit, the owner, Tom, installed air conditioning which made things a lot more comfortable for the summer.

The kitchen is the focal point of the house! During my first visit, it was during a heat wave, so we didn't use the wood burning pizza oven. During my second visit, trips to the local farmers market resulted in remarkable pizzas (12 total!) Amazingly enough, the pizza oven keeps the heat contained and made no difference to the temperature of the room. Tom has been very accommodating and listened to my suggestions after our first trip. I was lucky enough to see the changes! He is also planning to put a commercial stove in the kitchen which will make a world of difference. I can't wait to return. It is great space if you like to cook.

There are 4 bedrooms and a sleeper sofa. Two and half bathrooms offer two showers and two beautiful bathtubs. During my first visit there were 8 girls and the house had more than enough space for all of us. The grounds are beautiful and well kept. The outside deck is a highlight and a great place to relax.

Locally, Java Cafe has delicious coffee and Ro, the owner (I think?) provided us with great recommendations for the surrounding area. We also followed Tom's recommendation and went to nearby Narrowsburg to Gerards River Grill. It was a fantastic meal and worth leaving the beautiful kitchen at the Farmhouse.

There is a lot to explore in the area and we can't wait to return!

An Excuse to Just Chill

We thoroughly enjoyed our week at The Floating Farmhouse. We arrived at the home after a long drive, thinking that we would relax for a couple of days and then start hiking in the catskills. After a couple of days we found that we could not pull ourselves away from the home. We cooked, we read, we sat on the porch listening to the water, walked down the country roads and we watched the deer and wild turkey in the backyard. It is a place to enjoy your friends and family with a beautiful backdrop.

The home was very well maintained and clean. The owner was very responsive to any questions and had terrific suggestions for things to do in the area if we were to get stir crazy. We look forward to returning to the home again and would recommend to anyone who either needs some time to chill or enjoys an active vacation.
