Fabulous, completely renovated 3BR/3BA Parkside Villa overlooking a magnificent lagoon, in a quiet location so close to the beach, you can hear the Ocean! Luxurious and comfortable, this 1,500 sq. ft. villa has two levels and a Private Dock, and is finished to feel like home. Conveniently located to the many attractions on Kiawah, it is a short 200 steps to the beach, the many wonderful amenities at the four-star Sanctuary Resort, East Beach Village, Night Heron Park and Nature Center, tennis courts, and the Turtle Point Golf Club. Beautiful, historic Charleston is a 30 minute drive away, with access to many attractions, shopping, night life, and fine dining. Kiawah Island is an award-winning, nature-friendly, private, gated island, designed for those who seek a relaxing vacation.

This two-story villa has been completely renovated, and is fitted from top to bottom for Luxury. It features three bedrooms, each connected to a private bathroom. Specifically, the bedrooms are:

* Master Bedroom - 1 king bed with Tempurpedic mattress, and lagoon view and door to screened porch

* Bedroom 2 - 1 queen bed with twin trundle

* Bedroom 3 - 2 twin beds and lagoon view, with access to private dock. This bedroom is on the lower level of our villa.

The beds and linens are wonderfully comfortable, with feather-tops, down comforters, and down pillows. Each bedroom has its own ceiling fan too. The master and downstairs bedrooms have cable TV and overlook the lagoon. The washer and dryer are conveniently located in the kitchen pantry, and you will find plenty of hangers, hanging rods, and hooks for your bathrobe or those wet swim suits. A dozen colorful beach towels are available for your use.

The great room has a vaulted ceiling and fireplace. The entertainment includes a 32-inch LCD HDTV, combination DVD/VCR, radio/CD, and a selection of videotapes, DVDs, CDs, games, cards, puzzles, and books for your enjoyment. Or you can simply bring your own music and use our iPod docking station. Secure high speed Internet is free, in the villa.

The large Screened Porch, with access from the great room and master bedroom, has a ceiling fan and is furnished to function as an outdoor den. It has breathtaking views of the lagoon where you can enjoy watching blue herons, egrets, alligators, deer, and other wildlife.

The fully-stocked kitchen features designer beaded board cabinets, granite counter-tops, stainless steel fixtures, butcher block island, eat-in bar, and stainless steel appliances – refrigerator, microwave, range, dishwasher, water filter, disposal, coffee maker, toaster – plus colorful Fiesta dinnerware and glassware, with every utensil and spice you need to cook a great meal. There is a cordless phone with answering machine. The dining room has a French farm table that can easily seat 10 people and overlooks the lagoon.

On the ground level, the third bedroom overlooks the lagoon and features a dedicated wet bar, separate bathroom, and access to the private dock. The dock is furnished for outdoor dining, fishing, or relaxing.

There are hardwood floors throughout the villa, tumbled marble floors in the bathrooms, and Karastan carpet in the bedrooms. There are granite counters in the kitchen, bathrooms and downstairs wet bar, and all brushed nickel and bronze fixtures. All walls and ceilings have been freshly painted or wallpapered, and plantation shutters were added to all windows. There are 2 separate HVAC systems, one for each level, and they include dehumidifiers.

This is our second Kiawah Island villa. It is bigger, better, and closer to the beach than the first, and we welcome back many repeat guests. Our attention to detail is driven by our desire to feel at home and have everything we need when we stay, and to accomplish the same for the convenience and comfort of our guests. We first discovered Kiawah in 1990, and absolutely fell in love with it. There is simply no better beach resort in which to have a truly relaxing and memorable vacation, and no higher quality villa in which to stay.

Thank you SO MUCH for allowing us to share your beautiful beach home! We really appreciate all of the effort you put into making everything so welcoming and comfortable! I think my husband is ready to run out and buy a Temperpedic mattress now! We had a great week at the beach. We rented a boat from Bohicket Boats at Cherry Point Marina and went crabbing. We saw lots of dophins this year - saw the gator cruising your lagoon (boy, he has grown!). This was our 13th year at Kiawah and one of the best ever! Thank you! :-)

I have had the best time here in Kiawah! Your villa is gorgeous and I feel right at home here. Kiawah is beautiful even on cloudy days. I love sitting on the screen porch and watching for alligators, snowy egrets, and blue herons - all of which I saw on my stay here. Thank you so much. I saw a dolphin at the beach this afternoon. And the crabs that come out at night are HUGE and scary. P.S The queen bed is very comfortable, I love it!

This is my first trip to Kiawah and I had an amazing time. I enjoyed our midnight walks on the beach. One night, we saw little baby loggerhead turtles, trekking from their nest to the ocean. I enjoyed hanging out at the Beach Club every day - swimming, reading, tanning, and playing Phase 10. This trip was such a fun way to end the summer. Thank you again!

You have a beautiful villa! We had a wonderful time on our vacation.The villa worked well with 4 adults and 3 small children. We used one ofthe air mattresses in the downstairs bedroom. It is perfectly located toall that Kiawah has to offer. You have thoughtfully provided all the neccesities of home. We will cherish the wonderful memories made in your villa always.

Your home is lovely! The beds were sooooo comfortable. I think it wasone of the best vacations we've had as a family. We would love to comeback and plan to again next summer...if not sooner. All three of my kids had a blast. They loved the tennis camp in the morning and then we played tennis as a family in the evenings. You were right, we let them ride their bikes, sometimes until 11 pm, and we felt they were absolutely safe. During the day we rode bikes along the path you suggested that leads to the golf club at the end. We had lunch at the club and then looked for and found sand dollars on the beach. The rest of the day we spent at the beach. The ocean was like bath water. My husband and I stole away for dinner at the Sanctuary one evening. That place is something else! The weather was too beautiful to take the time to drive into Charleston. We didn't have adrop of rain the entire week. I cannot think of a single suggestion for improvement. We all agreed that you did not scimp on anything...right down to the nice quality mattress pads! We noticed and appreciatedyour attention to detail. Thank you for a memorable week!

All we can say is 'wow!'. At every turn, we were surprised and delighted by your beautiful and comfortable amenities. We have wonderful memories of Kiawah as our favorite spring break get away for many years with our children. We're so happy to be back this year with our children as adults, along wiht their spouses - making new memories. Thank you for sharing your beautiful home with us.
