About Vicki Giannukos

I am a designer/manufacturer who grew up with horses in the country when Bellaire, Texas was in the country. When I found this ranch, I felt right at home. I wanted some place to reconnect to nature, bond with my family in a special way and get away from city life. I still live in Houston and find that it is worth the 4 hours it takes me to get Seco Springs Ranch. I always hate to leave when its time to go.

Vicki Giannukos purchased this house in 2004
Why Vicki Giannukos chose Bandera

Bandera embodies the cowboy in its strong rodeo tradition. Even today you'll often see horses tied to downtown hitching posts. Bandera County dude ranches offer a taste of the cowboy lifestyle with horseback riding, trail rides, and chuckwagon meals. Secluded cabins tucked away in the hills throughout the county are perfect for watching wildlife, listening to the birds, and gazing at the stars. At local honky-tonks, the music is lively, the dance floor is full, and the beverages are cold.

Garner State Park is only a 45 minute drive from Seco Springs Ranch front gate. Hundreds of thousands of visitors flock here each year to enjoy its matchless vacation facilities. They swim in the clear waters of the Frio River, scoot its rapids on inner tubes, rent pedal boats, and hike its fascinating nature trails.

Lost Maples State park is also only a 45 minute drive from Seco Springs Ranch front gate, which gives guided tours of the beautiful hill country it shares with Seco Springs Ranch.

In August 2010 Utopia was the site of filming for a movie called "Seven Days in Utopia", starring Robert Duvall, Lucas Black, Kathy Baker, Melissa Leo, Brian Geraghty, Deborah Ann Woll. Known for wonderful birding year around; our area is a world - class birding & wildlife viewing destination! One of the best places to see many Texas specialty birds; including the Golden - cheeked Warbler, Black - capped Vireo, Vermilion flycatcher and all 3 King - fisher varieties! Nature Guides are available to take you on private ranches and properties

Best Thanksgiving Ever!

We just got back from spending a wonderful family Thanksgiving at Seco Springs. When you look out at this sprawling property in person, words or pictures simply cannot describe the majesty and beauty; it is truly breathtaking beyond words. We arrived in the evening and were met by Clayton at the entrance of the property and given a guided tour to the front door along with all the necessary information about the property. We are from Dallas and are not used to being in a place totally secluded and quiet without the noise of the big city...no cars, airplaines, traffic...only nature and us.

Our group ranged in age from 4 to 87 and there were plenty of activities and things to do for eveyone. On Thanksgiving day, we gathered everyone at the top of Lookout Point to watch the sun set and to take a family photo--definitely worth the trip and should not be missed. We brought along a 4 wheel utility vehicle and got to really enjoy the trails on the ranch and the view.

The house had wi-fi and it worked well for those who needed to check email or get on line to do work. My niece had to register for school on Tuesday evening and had no issue with access.

The kitchen was well equipped with all the cooking utensils, pots, dishes and appliances we needed for a fabulous Thanksgiving dinner. The back deck overlooking the lake made for a fun afternoon of games for the whole family.

Vicki, the owner, could not have been more accomodating. She made sure that we felt welcome and comfortable and went out of her way to check on us during and after our stay. I have rented vacation homes for Thanksgiving for the last 5 years and I can honestly say that I have never had an owner be more thoughtful.

Seco Springs has made this Thanksgiving the most memorable yet!

Owner's Response: Dear Amy,
Thank you for your kind words. I am so happy that you enjoyed the beauty and majesty of the hills and lakes. It soulds as if your entire family found lots to do and took advantage of all the trails and adventures that Seco Springs has to offer. Look Out Deck is my favorite spot to watch the sun set and toast God's creation. I'm so glad that you choose to spend your Thanksgiving Holiday at Seco Springs and hope that you will come visit again soon.

Absolutely wonderful weekend!

My boss rented the place and invited me and my family. We had a wonderful weekend. I needed to relax and this was such a perfect place for it. We went on long walks, we rode the 4 wheelers through the paths and admired the beautiful views. The fishing was great too according to my husband. In the evenings we sat by the fire and roasted marshmallows, in the mornings we sat on the patio, drank coffee and chatted. My son enjoyed it as well: did some fishing, played on the trampoline, collected shiny rocks. It was so quiet and serene there - I call this ranch heaven on earth. I would go back in a heartbeat! Big thanks to my boss and to the super friendly owner, Ms. Vicki!!!

Great place, the pictures don't do it justice! The scenery is spectacular and you feel as if you're truly out in the hill country. We rented the lodge for a college reunion and it turned out to be the perfect place. The lodge is spacious and comfortably slept 14 guys with room to spare. Plenty of outdoor activities like clay shooting, fishing, etc. The fire pit up top was a great place to hang out and catch up with everyone. The owner is very friendly and accomodating and will make sure you have what you need to enjoy the stay. The whole group is looking forward to going back again next year!
Owner's Response: Joe,
You and your college friends were the perfect guests, respectful and tidy....You left the house and the property in perfect order. I'm so glad that you appreciated the beauty of Seco Springs and found lots of things to do and enjoy. I look forward to your return trip next year.

Beautiful Property, Great Family Getaway!

We stayed at Seco Springs Ranch for three nights with 8 adults, 4 kids (ages 7 - 2) and 1 dog! The owners could not have been more accomodating, they were so responsive and seemed genuinely invested in our visit. We spoke several times and they asked a lot of questions about our party, so that they could have everything ready for us. They even hung a bouncy pogo stick from the tree for the kids to play on!

The property is absolutely beautiful. The house is perfectly clean and well-maintained. With 2700 acres, there is more to explore than you can ever imagine. We fished, hiked, chatted on the rocking chairs on the deck, grilled, cooked smores in the fire pit, pitched horseshoes...it was a perfectly relaxing vacation. The kitchen is fully stocked! The views are extraordinary. There was even a trampoline and treehouse for the kids.

I would highly recommend this property to anyone. This is a lovely secluded getaway and it can certainly accomodate a large family or multiple families.

The owners and the ranch foreman were especially thoughtful and we will definitely be returning!

No need to drive to Colorado for Christmas ever!

How we LOVED our family Christmas this year. It was a Big House on the Praire meets Wild Bill Hickok experience. It was more than we could have imagined. The home was perfect for us--our family of 19 could fellowship in the huge living room--big enough for all ! The massive dining table allowed everyone to be there at once--The kitchen, too. We ALL hung out together, which was our vision for the gathering. We loved that the owner trusted her guests enough to let us enjoy her lovely things--every surface perfectly designed and decorated with her own family pieces. Beautiful pillows, amazing sofas and chairs, comfy rugs---the huge fireplace, ready to be hung with our own stockings......and the bedrooms: no Bed, Bath, and Beyond here. Cowgirl linens dressed big manly beds--pure luxury. We could hardly drag ourselves from our coccoons every morning--(thanks to the blackout draperies)---even the children slept late on Christmas. We caught fish, climbed trees, hiked the canyons (real canyons), stood on the tops of mountains--(the meeting place on top of the highest one was amazing--the perfect place for a sunset bonfire), went four-wheeling, cooked, sang. We loved the little bedroom off of the family room --perfect for our matriarch (92) to nap and the little ones to play, all in earshot. The bunkroom---what an adventure for the cousins---log bunks all lined up like frontier soldiers---so fun!! The foreman was delightful--the owner, a phone call away for advice on outings. Even though it felt like we were out on the frontier, the town and a beautiful Christmas Eve Church service was a short ride away. We were too busy visiting to turn on the tele--but every room had one and the wi-fi was handy for the daddies checking in with work. It was the best of both worlds. We were well blessed by the Lord in this place--it is obvious that the owners are blessed as well. It is a beautiful spot. We wouldn't have changed a thing--we can't wait to go back in the spring!!!
