The house is beautiful and has everything you need, the location is perfect, Disney, malls, walmart etc are 10 - 20 minute drive, everything at the house works properly.
All I can say is you won't regret if you rent this property. Thanks Mike and Anita I hope we can visit your house again.

Let me start by thanking you for renting us your villa for our holiday it was absolutely beautiful and very spacious. We were gobsmacked when we arrived and saw the villa it's everything and more and a credit to you both. The kids absolutely loved the pool & jacuzzi which are a godsend after a long day in the Disney parks, we also saw the resident alligator a couple of times which was a bonus. If your thinking of renting this villa let me tell you there really is everything you could ask for and more, with 3 children there's plenty of room and things to keep them occupied. Don't worry about forgetting to pack something if you'v forgotten it chances are you'll come across it in the villa. If like me you usually pack enough clothes for a month think again - the washing machine and dryer are brilliant. With 5 bedrooms the kids were spoilt for choice and often moved around and slept in different rooms each night (which they thought was really exciting), and the games room was a blessing for an hours peace and quiet. The Tom Tom is a nice touch and really helpful for getting you around and giving you peace of mind. A couple of really nice restaurants we used were - Smokey Bones, Logans, Ihop, and Golden Coral. We absolutely loved our 3 weeks in Florida and are saving hard to come back so see you real soon thanks again Mike & Anita.

Dear Mike and Anita, Having just returned from our holiday at Cumbrian Lakes, I would like to thank you for all the assistance you gave me in the lead up to the holiday. Everything was as you described on your website and as you said our every need was catered for. Our grandchildren loved the pool so much that we never got round to using the Playstation, and the Air hockey & football only got a passing trial. We all had a wonderful time at your villa and the weather was great with the slight exception of rain on the day we arrived. This is our third visit to Cumbrian Lakes and without doubt we have never stayed in a villa so superbly supplied with everything you could think of. The garage is a treasure trove of sports equipment, and for any keepfit enthusiasts the top landing is perfect. We all wished we had more time to enjoy everything you provided. Just wanted to take this opportunity to warmly thank you for the use of
your amazing villa during our Florida Holiday.

The villa is quite simply superb. We had the absolute time of our lives
whilst we were there - even got a little too close to the Alligators in the
Lake whilst we were fishing.

We have fallen in love with Florida and I can't see us wanting to take a
holiday anywhere else in the future - what a place.........

The only negative that I have is that the time went far too quickly and we
didn't have time to do all of the things we wanted to do!

We are hoping to go again in 2014 (for 3 weeks this time) and we would be
delighted to use your wonderful home again (need to finalise the dates!!!).

I even liked your taste in pictures and artwork throughout the villa!

So once again, thank you very much Mike and congrats on having such a

The Florida Converts

We were so happy to be back at this fantastic villa again! It really is a home from home and you couldn't ask for anything more. From suncream to satnav, Mike & Anita have thought of it all and more besides.

Although it was a return visit for us, it was a first for my parents and they were just amazed by how luxurious, yet homely this villa is. The house was immaculate, clean and tidy and very welcoming. The pool is the ultimate treat, overlooking the lake and passing wildlife! For those days when you just can't face another park, this is where you want to be. Chilling and relaxing by the pool and just enjoying the facilities. We would all recommend this villa, many times over, but as long as it doesn't interfere with our next holiday dates!!

On a practical note - all the shops and restaurants are within easy reach without feeling like you're on top of them. A short drive and the choice is endless. It's a quick drive to Disney too so all in all, a perfect holiday destination. Thank you again Mike & Anita.

This was my first time staying in the Cumbrian Lakes area & this property was perfect. The rear lake provided scenic views (including the resident alligator!) whilst retaining privacy.
The home was well stocked with just about everything you'd need for an Orlando vacation, from pool toys to beach towels & sea socks, which are a must for any water park.
All rooms are well proportioned & furnished, including video consoles & games room.
The property is ideally situated for Disney & Sea World parks, plus shopping at Premium Outlets. It's within easy reach of all major routes (192, I4, 417 etc) to other areas outside of Orland/Kissimmee.
I would not hesitate to use with propoerty for future vacations.

What a wonderful villa, spacious. clean, luxurious. The owners have really thought of everything and have spent a lot of time and effort into making it a great place to stay.
Piles of fluffy towels in all the bathrooms, and the beach towels came in very handy.Even paper back books,dvd's, the list is endless.
The villa was spotlessly clean and there was written instruction to contact the management company if anything went wrong, (it didn't)
The location was accurately described, and the SatNav provided was a godsend.
We were really impressed with the quality and standard and commend the owners, we didn't want to come home, and hope that we will be able to come again, and will certainly recommend (already have) this property to all our family and friends.

Our family stayed in the A1 Florida Villa from February 5 – 18, 2011, and thoroughly enjoyed the accommodations. We had two daughters, two sons-in-law, and four grandchildren staying with us for a week and the house served us well. It is designed to provide three family units with private bed/bath facilities and generous common areas for families to meet, eat and relax. The heated swimming pool was great after a day at the amusement parks. The villa includes many extras that you will not find elsewhere; beach towels, pool toys, beach toys, beach chairs, fishing poles, and great game room that all ages enjoyed. The facility is remarkably clean and we did not see any insects the entire two weeks. A well-equipped kitchen and gas grill helped us prepare many meals there, which anyone will appreciate once they have seen Disney’s food prices. We recommend this villa for anyone wanting a relaxing time
