We rented Villa #2 from 3/30/13 - 4/6/13 for seven people: 5 adults and two teens. It was all that we were hoping for. Hans did a great job of sending lots of pictures so we knew what to expect upon arrival. Just the views from this villa are worth the price. Our villa had three bedrooms, each with their own bath, another bath in the common area, a big kitchen, breakfast area, dining area, large living room and lots of space outside on the deck/pool area to relax, cook and dine. We had adequate privacy for all of us, but great space for us to share activities or relax together. Each of the bedroom doors opens out to the pool, so as people awoke in the morning, they could step outside and enter the common areas without disturbing others who were still sleeping. The pool is steps away from the house and the beach/ocean are easily accessed by a sturdy stairway. Everyone could relax, swim in the pool, walk the beach, play in the ocean at will. No need to get in the car and go somewhere. Restaurants are a short car ride away or can be accessed on foot via the beach if you are willing to climb over a few wet rocks on the shore or you just walk down the beach (no rocks) to one of them. We cooked on the gas grill three nights and had lovely dinners poolside. We could always hear the ocean surf which was awesome and there is always a nice breeze. The bedrooms have good security windows so that we could still enjoy the sound of the surf and the breeze at night. Though the rooms had air conditioning, we never used it. If your desire is to simply relax and do no excursions once you get to the villa you may do just that. But, we were very happy that we rented two small cars (Ace Rental – great) as we were able to split up and do other activities such as snorkeling, riding horses, shopping etc on the island. We thought the cost was very reasonable and it gave us the autonomy we wanted. The adjoining units at this villa were very unobtrusive to us. We could occasionally get a glimpse of others, but the architectural of the building is done to give good separation of space between guests. The sound of the sea and wind masked almost any sound from other people. We had maid service provided twice while we were there and the maids were very good very nice and responsive to any request. Hans lives onsite but is not intrusive and is responsive if you need anything. We loved this property and it was the centerpiece of a great vacation. Thanks, Hans!

Best Vacation Villa Ever!!!

I had the chance to stay at this villa along with the neighboring villa along with nearly 30 of my closest friends and family and would not have changed one bit of the experience. The villa has the most breathtaking views, the pools are kept clean and welcoming, the owner met us on arrival and made the entire process so smooth and welcoming! I can't recommend this villa enough and plan on returning as soon as I can. Would highly recommend staying in this villa as opposed to any stuffy hotel. We were happy, comfortable, and safe the entire trip and can't wait to come back! This villa is perfect for anyone, families, couples, friends, anyone who is looking for a gorgeous beach view with pools, beach access, and a jacuzzi!

Already Missing the Breeze

Hans, thanks again for accommodating our group of 14 for a family vacation. The large villa was ideal for our family to gather for meals and the extra units next door gave everyone in our group plenty of space, privacy, and even a couple of extra refrigerators to store ice and drinks. Everyone was great to work with – Pauline and James were very helpful and provided whatever we needed but were never intrusive. And we appreciate your help with ALL our advance questions. We’ve rented at several locations and this was the first time that dishwasher soap and lots of toilet paper have been provided – and access to a second pool! Woudi and Wufty even earned themselves a giant bone for being such well-behaved guard dogs.
We enjoyed dining at Mr. Busby's/Daniel's and the staff at the Westin resort next door were very nice and welcomed villa guests at the bar. We recommend having a rental car and buying the full insurance package because the roads can be rough! Once we got our bearings, it was fairly easy to get around the island, though Phillipsburg can be confusing. We hit Orient Beach nearby, the St. Maarten Zoo, the market at Marigot, Grand Case, Front Street in Phillipsburg, and even took the ferry to Anguilla for a tour. The rest of the time was spent around the nice pools at the villa.
Now back in Texas with 100?F temperatures, we already miss the constant ocean breeze and sound of the waves rolling up on the beach below the villa.

Owner's Response: The Temparature is all year round about 80 °F with agreeable ocean breeze. Up to 7 bedrooms on the same floor can be rented. In the meantime there is a third beach access from this property right at Dawn Beach.

We had a wonderful time here. This is a beautiful villa with excellent views. It has easy beach access along a pathway that leads to a staircase down. This place really does provide an excellent location with beautiful views.

Best ever family vacation

The view is as wonderful as described, and the location is perfect. We had the beach basically to ourselves, but we were also able to walk a short distance to the Westin where we were able to enjoy their swim up bar, and the small but enjoyable casino at night. The house was comfortable, although by no means luxerious. Take advantage of the wonderful staff. Pauline, with the help of some support of others, kept the house extremely clean. If your interested in having excellent meals home cooked for you, make sure to have Pauline reserved. As much as we enjoyed the restaurants, our favorite meals were at home with Pauline's smiling face. She made the week especially perfect. The house nicely accomodated our family including two young couples and a teenager, and everyone had their own private space. We suggest looking into the private charter boat Scoobie Doo. It was very reasonably priced, and the owner took us to some wonderful, out of the way places for great snorkeling and beautiful scenery. If we ever are lucky enough to return to this wonderful island, we would not hesitate to contact Hans to stay in one of his beautiful rentals.

We had a wonderfull time in this excellent villa with spectaculus views. We enjoyed our stay at the nice large pool with water colours same as the ocean and on the beach. We used every day 2 pools and the jacuzzi. The beach has a lot of palm trees offering natural shade. We enjoyed also the huge living area with marvelous ocean views combined with the dining area and fully equipped kitchen with bar. From all bedrooms and the living room we had fantastical views to the pool, beach, ocean and St.Barths.
The staff is excellent and the new caretaker could answer all our questions about the island and was helpfull in any case. He brought as on the first day a new fridge. Also the maid has done an excellent job. To stay in this unique area was much better than driving around the island.

Although the location and view are wonderful, the photos of this villa are old & misleading. Property has not been maintained. Overall condition is quite shabby. Rust abounds in the master shower. The drain in the 3rd. bedroom shower did not flow freely & I was standing in 4 inches of shower water & dead ants after just a few minutes. Pool wasn't filled or serviced until the 5th day of our stay. We were told to use the smaller pool at the newer units next to our villa. OK, but we had been told we'd have a private, large pool for our group of 3 couples. The private beach was never maintained. Trash floated up on shore along w/ sea weed and was never removed. Villa had only one tiny umbrella to take to the beach & only supplied shade for one person. The kitchen was sparsely supplied with mis-matched cast-offs. The refrigerator was old& rusted & the door needed an extra push to keep it closed. Very strong gas smell in the kitchen due to a faulty pilot light & windows needed to be kept open. We were told to hang our laundry in front of the villa because the clothes dryer was broken. Would not stay here again. Not worth the price. All in our group were very disappointed in the condition of this villa. Would not recommend this property to anyone!

The main difference to the photos is that shortly before the arrival of the guests the living area has got brandnew fabrics for the cushions and brandnew curtains. What they got is better than on the fotos.
Actual improvements of the Beach Villa are: The Pool ist in very good condition and nice by night with colorfull light fiber at the waterfall.
The villa has got new windows and screens.
The new exterior doors are illuminated by LED spots in golden color.
The beach is clean, no sea weed problem in St.Maarten any more.
There are new beach chairs.
The kitchen has got a new fridge.
The bath rooms and kitchen have got new fittings.
The living room has got new tables and chairs for dining.
The Kitchen is fully equipped and all aplliances are working perfect.
In the patio there is a new BBQ Weber with lamp and battery gas lightener.
The CATV is now digital - more channels - better quality.
The property has got a new beach access, illuminated by night, always ends at the wide sandy beach
The marvelous view has become even better and guests can see their friends and familiy on the beach near the new beach access.

Beautiful, but needs work

We had a wonderful time here in St. Maarten. This is a beautiful villa with excellent views of Dawn beach. The spacious house has plenty of room, nicely appointed with large comfy chairs. The dawn sunrises are breathtaking. It has easy beach access along a pathway that leads to a staircase down. While we were there the villa got a fairly constant and pleasant breeze from the ocean, which kept us nice and cool. It is in a great location to explore many of the beaches on the island, particularly in the French section.
However, we found this place to be lacking in some of the features it promises. I understand that a place perched on a cliff with a constant salty breeze is going to need a fair bit of maintenance, but the owner has let things slip a bit too far. Numerous things, both large and small, across the property were not working or only half working. The biggest issue was the pool. Upon our arrival the pool was only a couple feet full and had debris floating in it. We were told it had a leak and it would be fixed and filled the next day. It was cleaned and filled only to about halfway, which offered a barely usable experience. There were numerous other issues as well, which have been discussed with the owner so I will not detail them here. Any single of these issues (except the pool) would have been easily overlooked, as this place really does provide an excellent location with beautiful views, but combined they left us all feeling as if needed some real work done to it.
I would not recommend this place to people with disabilities if they want to leave the property. The path to Dawn beach culminates with a steep rock staircase of about two flights. The staircase has a good hand rail, however. And without a car you would not be able to navigate the very steep driveway.
The cleaning service was excellent, which was nice with sandy children. The main room and pool deck were also nice and well appointed with comfy chairs. And it's hard to beat that nice breeze and those views. I hope the owner invests some money in the property to bring it back to it's potential.

Owner's Response: The pool has normally no problems and it's coated with luxury Diamond Brite and it has nice LED lights. This time suddenly a leak occured at the beginning of the stay of the guests. Instead of bothering the guests with workers I decided to fill the pool up again no matter what the water comsumption costs.
As this property is right on the beach, the drive way is much easier than at most of the properties which are usually located at the hillside.
In the meantime a lot of improvements, renovations and investments have been done, e.g.:

Awesome Beach Villa!!

We instantly fell in love with the amazing beach villa from the minute we arrived there. The view from the huge pool deck is unique and breathtaking, the location makes it easy to leave all your stress behind to enjoy every moment of the vacation right from the beginning. The pool is huge, when you are relaxing on one of the teak lounge chairs, you will always be surrounded by the sound of the waves from the ocean. It is incredible, how close the gorgeous Dawn Beach is, the ocean is just about 10 meters below the terrace, you have access with private stairway. The Beach was never crowded and always clean, seems to be an insiders tip for people who are looking for the perfect vacation. The beach house is very welcoming, everything is neat and well decorated, the maid comes every day if you want. The owner Hans, who lives nearby really made a huge effort to equip the villa with everything you need to make you vacation perfect and to create a homely atmosphere. We absolutely recommend the villa, it is the secret tip for everyone who is looking for an awesome vacation!! We will definitely come back as soon as we can!
