We recently stayed for two weeks in the villa and had a wonderful time. Traveling from Orlando Internationals Airport (where we rented a car) it is an easy 30/40 minute (depending on the traffic) ride to the villa. At the gate of the resort our bookingform as checked and we received a temporary entreepass for the resort. The villa has a keypad to open the door, no problems there. Entering the villa we were pleasantly surprised, of course we had seen the pictures on the website but in real the villa is even more beautiful. Large living rooms with adjacent kitchen, four bedrooms and trhee bathrooms offer ample space. In the garage there are a washing machine and a dryer. Outside there is a large sundeck with a nice pool and hottub overlooking a quite little lake backed with trees. The resort is well maintained and we went for an eveningwalk around the resort several times during our stay. The representatives of the managementcompany called in on us several times to see if everything was ok.

The villa is located under 5 minutes of US 192, a large Wallmart (with an extensive fooddepartment) is a stonethrow away from the villa. It was difficult to choose from all the restaurants, for breakfast our favourite was Cracker Barrel. For dinner the winners were Outback and Red Lobster. Both, if not all restaurants, offer deals, Outback for example had a four-course dinnerdeal for $ 15 (with lots of choices), extremely good food and service.

Of course we visited several Disneyparks, as it was hot we went back to the villa in the afternoon, relaxed by the pool and returned to the parks in the early evening. We also went for a daytrip to Merritt Island National Refuge (near Cape Canaveral) where we saw abundant wildlife, including manatees in the wild. On another trip we travelled to Fort de Soto park (near st. Petersburg), long trip (2 hours each way) worth the efffort. Beautiful beaches and we saw dolphins near the pier of the park (you can rent canoes/kayaks in the park as well as bicycles).

And then the shopping: if you are into bargains this is the place to be. Lots and lots of opportunities to score deals. In the end we most enjoyed returning to the villa and relax, outside and inside (in the evening we had difficulty to choose from the many tv-channels). Only one disapointment, in the two weeks we did not see the alligator in the lake behind the villa so we agreed to return to the villa in the near future to see if they really live there ;-)

Arrived home yesterday after spending 14 nights in this lovely villa. It was just as described on the web site and we had a great holiday. The villa is in a beautiful spot overlooking one of the lakes on this gated community. We found the security guards, reception staff and Scott all incredibly helpful and pleasant. Dealings with Denise was also excellent. The villa is well situated for the theme parks, supermarkets, eating places and it was fun trying out different restaurants. We occasionally shopped at Publix instead of Wall Mart as they had a better quality selection and it was usually much quieter. We loved having breakfast out and tried Denny's, IHop, Cracklebarrel and our favourite was Crackerbarrel. We also had great meals at Ruby Tuesday and Applebees but our best night out was at Joe's Crab Shack. This place is great for a fun evening with delicious crab, lobster, fish or meat courses - well worth a visit. Apart from the theme parks we loved Gatorland. I was thinking it was going to be a bit cheesy but it was fabulous entertainment and if you are into photography you can get great shots of alligators and birds when walking through the swamp trail. Old Town has a fabulous classic car parade on Saturday nights with over 200 fantastic cars taking part in the parade at 8.30 pm. There is also live music. Karen and Scotts welcome letter suggested getting tickets for the Amway Stadium in Orlando and directed us to Stubhub.com where you can buy cheap tickets. We bought tickets to see the Orlando Magic Basketball team and had a fantastic evening - very entertaining and tickets only cost $9. You buy your tickets on-line and print them out yourself. You can print them out at Hapimag reception on the estate where they have two computers and printers for guests use. Nick and Nigel also went to a baseball game. We also had a few days when we stayed at the villa sunbathing and lazing round the pool after eating a great barbie. The resident alligator was quite often lazing on the banks of the lake but never bothered anyone. One day the whole family went up to the big pool so that Jacob could use the water fountains, which he loved. I would not hesitate to recommend this villa to friends and family. You will find everything you need for a great holiday as the villa is so well equipped. A set of scales would be useful as we were so worried about excess baggage after all the shopping we did but we just sneaked in under the allowance.

Just come back from spending 2 weeks in the parks in Florida (family with 3 daughters 14, 10 & 8) - couldn't have wished for a better place to stay.

The villa was amazing - spotlessly clean, well equipped, loads of room, comfy beds and a beautiful pool/jacuzzi and view to match. Scott and Karen (from the management company) were really helpful and gave us loads of good advice.

Disney, Universal and SeaWorld are all 15-20 minutes drive away - very easy to get there and there are countless places locally and enroute to eat cheaply (rather than get stung in the parks e.g. Perkins, Applebees, Red Lobster.

Very importantly there is a very large Wallmart literally around the corner so stocking up on provisions and cheap Disney merchandise couldn't be easier.

A lasting memory will be sitting in a boiling hot jacuzzi, drinking an ice cold Bud Light with not a cloud in the sky while watching an Alligator sunbathing on the shore of the lake - perfect!

The kids would have been happy to stay at the villa everyday swapping between the pool and Disney channels!? Great value for money and would highly recommend this place to anybody doing the Disney thing .... Denise, the owner, was also a pleasure to deal with. :O)

My husband, two boys and myself spent 2 weeks in the villa and thoroughly enjoyed our stay. It was in a fantastic location - situated close to all attractions, a choice of eating places and a Wallmart 5 minutes away. The villa itself was spacious, clean and well equipped with everything we needed - including a large washer, tumble dryer and iron for those times when I just needed a bit of "home from home" reminders. The pictures of the villa on the website were true to life and my children especially enjoyed the pool and spa. The beds were very comfortable, as were the sofas (when we had time to sit on them!!!) We would definitely recommend the villa to all our friends and family and if we are lucky enough to be able to return to Orlando would not hesitate in booking this villa again.

Four of us stayed here for 5 days and we thoroughly enjoyed the villa, which lived up to its description, the safe gated community and its facilities, and the good location close to supermarkets, shops, and attractions. We would definitely stay there again when we are in the area and were pleased with the property management service and the owners who were a pleasure to deal with. Its difficult to find fault with anything and the only minor issues we could suggest for attention are a wider choice of free TV channels and perhaps the provision of a safe.

We loved the house and Lake Berkeley. The location is perfect with a 24 hour Walmart a few minutes away and lots of places to eat nearby. We used the pool and spa every day after returning from the parks and we felt secure with the manned security gate. The owners and management are very responsive. We are looking forward to staying again at this house.

We stayed here for 2 weeks and had a wonderful time. Eight of us stayed here and there was still plenty of room for everyone. Lake Berkley is in a good location, not too far from either Disney or Universal and plenty of restaurants near-by. Walmart is also only 5 minutes away. Very secure gated area with pleasant security people manning the gate.
The villa itself was immaculate and had plenty of towels,etc. The pool was good and the area around the pool excellent. We even managed to see a baby gator in the lake at the back of the villa which pleased the children. My only criticism would be that there was not a safe in the house.

We were a party of 5 adults and 1 child, and the villa was perfect for our needs. Big enough so we all had some space, very well equipped and furnished. Exactly as per the photos, we weren't disappointed! We didn't need to take any towels / hairdryers / straigheners as they were provided, and we made good use of the laundry facilities as well as the free wi-fi and the pool / spa. Despite above average temperatures, I'd recommend the pool heating if going in February / March - we were very glad of it! At first we found the child alarms on the doors very intrusive (you have to have audible alarms on all doors leading to pools) but we soon got used to them.

We didn't need too much input from the management team, but when we did Scott and Karen couldn't have been more helpful. Same for Denise - good communication and very flexible and professional. Our deposit has already been returned and we've not been home a week! The resort is a gated community with 24 hour security - immaculately maintained and we felt very safe and comfortable.

We were glad of the cars - I wouldn't recommend staying here without one. Location is excellent - far enough away from 'the action' to provide a proper rest if you need one, but an easy drive to all the theme parks. You can hear Disney's fireworks if you listen closely...! Loads of shops / restaurants / crazy golf within a few minutes drive, and we'd recommend an evening in old town / afternoon in downtown Kissimmee for a change. Breakfast in Joanie's diner was to die for, and it's served until 2pm! Our favourite restaurant was Applebees on the 192, and the chinese takeaway we had delivered a couple of times was excellent (there were leaflets in the villa).

We had a wonderful 2 weeks, the holiday of a lifetime really and staying in such a lovely property with excellent service helped to make it. Thanks to Denise, Scott, Karen, we'd recommend you to everyone and maybe one day we'll be fortunate enough to return!
