Our villa has a 33 hectare property with forest, fields, orchards and a private lake of about 100x200m. You can walk a few meters from your terrace between cypresses and fruit trees to the lake. Here there are 2 docks. One is right by the house, the other is on our beach sand field for refreshing after a game (22x15m). Swim at your own risk.

In addition to active relaxation, those searching for tranquillity can also relax in our expansive garden under old trees or palm trees.

The forest borders the property directly with Tuscan trees, like pine, stone and cork oak. From here, you can take a hiking path to the medieval city of Sassetta. Here you will have a fantastic view of the hilly landscape and the other villages with their typical Tuscan construction. You can also discover the region by bicycle or horse. There are possibilities to go mountain hiking, mountain climbing, horse riding and in just 20 minutes, you can get to the Etruscan coast. Here there are still lonely beaches, but also lively holiday cities with a variety of cafes, bars, nice restaurants and possibilities to go shopping. The coast offers possibilities for sailing, kites, diving, fishing and a lot more

The house is ideal for a holiday in a group, because on the one hand you have your privacy. On the other hand, there are a lot of communal places and rooms in order to cook, play music, paint, play, etc. together.

The charm of the villa with the expansive premises offers the possibility to just fall and reopen. In this ambiance, you can participate in different courses and seminars. Renowned painters, musicians, perma-culture people share their mutual hobbies and will enrich your knowledge and abilities. Plus, contacts are made and new friendships will surely be made.

A lot of groups rent the house for private purposes in order to, for example, celebrate a wedding or organize a meeting with family and friends. You will not be interrupted in your time with your family and friends and you can use the entire villa for yourself with the spacious premises.

And last, but not least, we can offer you the villa for your own courses, conferences and workshops. You take care of the participants or lecturers and we will provide professional support by the organization and catering.

In the beginning of 2012, we installed a modern system for TV and internet. Since then, both cable TV and WLAN have been working fine. Before, the reception ran through older telephone lines and was often disrupted in the reception.

(Is important, because you cannot find the house through GPS with the address, but rather only through the GPS coordinates. Sassetta is easy to reach, but after that you need more information, because the Via Campagna Sud leads in multiple directions and around the city of Sassetta.)

AB Brenner - Trento - Verona - Modena - Bolgna - Florence and then either over the highway to Pisa and Livorno past the highway on the coast E80 or you can also take the highway from Florence until another exit and take the quick road south of the highway, which also leads to the coastal street. The exit on the coastal street (street between Livorno and Grossetto) is Donoratico. From here, you can drive through Castagneto Carducci directly to Sassetta. The city of Sassetta is listed on the highway exit in Donoratico.

But now it is important!

In Sassetta, you have to go left past the gas station toward Monterotondo before the actual centre with the church and market square. Once km 6 is shown on the right side of the street, you have to drive 1.5 km more and as soon as you see the power line on the left side in a field, take the small path to the sign 'Oase Sant Anna' on the right, this will lead you over a small river and then you can see the lake on the left side and the house on top of the hill....

(If you miss the exit to the house on the right, you will get to an intersection on the left towards Cannetto and go straight to Massa Marittima or Suvereto. Then you have driven too far, turn around and drive back about 300 m. Now you will see the wooden sign 'Oase Sant Anna' on the left side and a small path leads over the river past the lake to the house.)
