Not too hot, not too cold, Homes Over Kona are located centrally in the historic, quaint, artsy coffee town above Kona called Holualoa. Only 10 min. away, Kona’s shoreline beaches, downtown, and neighboring Captain Cook Town are all very conveniently located.

This complex is newly built (2013) and furnished modern-tropical, with an Asian-Hawaiian flair. The 15' Waterfall Lagoon Pool and Sports Massager Hot Spa is communal. Exclusive use of the Private Infinity Edge Pool with Massager Jetted Hot Spa and Pebble River is reserved for this main Grandview Hale.

The pools are all solar heated and designed to feel as if you are sitting in natural Hawaiian waters. Both the private Main pool and Waterfall Lagoon pool boast deep blue waters to match the Hawaiian oceans and giant lava beds to relax on. The Waterfall Lagoon has a 15 foot waterfall drop that trickles and streams down creating an ambiance that only the sounds of water can offer.

The gardens abundant with walking paths full of fragrance, proud of our native fauna, colorful plants and sweet smelling lei flowers. Yes, you can even pick and make your own lei. Majestic Monkey Pod trees canopy over the property and provide perfect shade for reading a book or taking a nap in a hammock. Fruit trees are everywhere and you are welcome to pick what you can eat. Don’t be surprised to find a bunch of bananas, basket of passion fruit or a fresh pineapple waiting on your lanai when you visit us. Other fruits on the property include plum, serinam cherries, guava, lychee, mangosteen, rambutan, mango, papaya, star fruit, pomegranate, avocados, coffee, many kinds of citris, and our secret miracle berry. Guests will also receive a bag of our local Kona coffee that is grown, picked and roasted right here in Holualoa.

GRANDVIEW HALE: Unit Description

The largest of the units is the Grandview Hale.  4 bedrooms and sleeps 8 comfortably, however 4 more persons w futons could be set up in the living area (additional fee).

Every inch of this home is designed with exquisite taste with a focus on Japanese design with local elements of Hawaii. You enter through the 'genkan', a beautifully designed Japanese entry used for the removal of shoes and quiet space prior to entering the main areas. Take a few steps up to the living room or in the opposite direction, step down into the kitchen. From the kitchen you then take a few steps back up into the living room to complete the full circle. This design was inspired by a famous Japanese architect, Tomoe Sugiura.

The living room is grand with a showy 22' media wall and gigantic 70' flat screen HDTV for theater style viewing. TV offers 800 Cable channels including high definition package and sports package as well as an internet connection introducing Netflix, YouTube, Amazon, etc. Complimentary Netflix allows for a generous variety of movies. Eucalyptus solid hardwood flooring, ultra-comfortable leather sofas, and high ceilings add to the grandiose living space. A genuine wood koa table centers the formal dining area. Seating up to 8, this dining area is located to the rear of the living room with tall view windows. Large windows found on every wall of this main room, including expansive 8’ sliding glass doors on both sides, offer tropical breezes, country views, and a feeling of openness connecting you to the beauties of Hawaii.

The kitchen is without a doubt the center of attention to this home. Curvy custom granite tops represent the flowing hot red magma, walls are tiled with true lava pavers, and floors introduce true hawaiian river pebbles to the mix of visual delight. Frameless, modern cabinetry design is sleek with automatic features that open the upper doors with a touch of a button. Stainless steel appliances include a double oven, 4 door refrigerator/freezer, built-in microwave, and dishwasher. Top-of-the-line 36' Thermador induction cooktop with a telescopic downdraft vent allowing for the most efficient and clean cooking available. The 45' professional sink makes prepping a breeze. A second bar sink placed perfectly for prepping offers a perfect position for the assistance chef. Those who love to cook will appreciate all of these fantastic features. The island granite top is literally a full slab of exotic genuine red granite and sits 5 on the lower portion and another on the higher deck. A separate 42' high bar counter seats an additional 4 persons and has an internet connected HDTV for watching television or 'You Tubing' your favorite recipe. You'll find a complete set of cookware, dishes, and utensils, to complement the host of time-saving appliances: blender, coffeemaker, juicer, rice maker, electric grill, and ice cream maker (to name a few). Even if you love our kitchen, we also provide a BBQ on the patio so you can watch our fabulous sunsets turn to dusk.

The Master Bedroom (king) opens on to the upper lanai via a sliding door offering a grand view over the pool and much of the property offering a quiet place to relax. Also a flat screen TV is available in the master. The connecting master bathroom boasts an open air shower and deep Jacuzzi jet tub sunken floor level like a Japanese Ofuro. The bathing and shower area have large windows to compliment Ofuro in nature, however privacy is enabled with bamboo blinds. Floating cabinets, his & her sinks, private restroom with sliding door, real wood countertops, and pebble laid floors are all components of the fabulous Japanese design.

A second bedroom also opens up to the upper lanai with the same grand view. It has a queen bed with 2 additional windows over looking the center lanai and kitchen area. The third bedroom, also with a queen bed, is fashioned in hot pink and zebra pattern,…perfect for girls or anyone with such a fashionable flair. The fourth bedroom painted in blue has twin bunk beds and reserved for kids,…or at least the young at heart. Each bedroom sleeps 2 persons comfortably.

The hallway bathroom is also designed artistically with mosaics made by sea glass and custom hand blown glass in the shapes of jellyfish. The his and hers vessel sinks and granite countertops are located on separate walls opposite each other and divided from the bathing and restroom area so that bathing individuals can have their privacy as others are getting ready for the day. Let your days drift away in the luxurious jacuzzi jetted deep bath with granite surround and lava tiles.

The Infinity Edge Pool with Massager Jetted Hot Spa and Pebble River are for your private usage (the Grandview Hale guests). Upon return from a day at the beach, there is direct access through the main gate that leads to an outdoor hot shower for rinsing off. Over a few step stones and you will find yourself on a large deck and playroom furnished with sofas, chairs and loungers to relax as others enjoy these gorgeous waters. The pool represents Hawaii with it's deep blue oceans, free flowing lava formations, lava beds to lie on, shallow pebble river for young kids to splash in, and best of all, the very large Massager Jetted Hot Spa designed with a custom lounger seat, benches and beds to relax on, and variety of jets, one of which will be perfectly suited for you. All water play is viewed conveniently from both lanais as well as the playroom which is furnished with a large flat HDTV with internet and a restroom for convenience. This private area, reserved only for the Grandview Hale guests is laid out with dotted lines on the pictorial map. Although private, we urge guests to respect the hours of 'open pool' for the sake of the other vacationing guests and neighbors.

Other amenities include a large laundry washer and dryer, beach towels, extra pillows and linens. You can enjoy complimentary high speed wireless internet for all of your electronics. Cable TV is offered in 4 separate rooms. The Sports Package is available from the Media Wall in the Living Room, however internet TV is also installed on each for movies, youtube, news, sports, etc. A sports gym is only 10 minutes away and offers day or short stay passes which give you full access to their facility at a minimal charge. However, there is also a single bench with weights for the quick workout right here on the upper lanai deck.

As mentioned in earlier descriptions, Homes Over Kona offers several private homes to choose from. This particular unit has private use of the Infinity Edge Pool with Massager Jetted Hot Spa and Pebble River however, there is a shared 15' Waterfall Lagoon Pool and Sports Massager Hot Spa reserved for the guests of the other 3 units located on a lower terrace and access separated by a gate. All pools are solar heated.

Over 2000 feet of walking paths & country roads to explore, mini lava tubes, and gardens full of Hawaiian fragrance, proud of our native fauna, colorful local plants and sweet smelling lei flowers. Lei making tools & instruction guides to show you how to make your own sweet smelling leis. Fruit trees everywhere welcome you to pick what you can eat. Coffee plants abound, offer you the true feel of coffee land. 1000ft perfect elevation sub climate offers breezes and temperatures specific to this area. You found the best!

These homes were designed by the owners who fell in love with the land and built the homes to represent Hawaii with minimal disturbance to the 2 acres it sits on. The owners careers are in the art, design and event businesses and these attributes are made evident in the homes offered.

The colors, themes, and landscaping to the homes compliment the nature which abounds us. Black and red for lava. Green and browns for nature and deep blues represent our oceans. Genuine stone and woods are used to finish and furnish these homes.

The entertainment areas are just that. The owners specifically designed each area to entertain your senses. TV's are large and lay flat against the walls. Spaces are open to enhance family communication and scenic viewing pleasure.

The owners also have a love for cooking and this is evident in the design of the kitchens (especially with focus on the Grandview Hale). All kitchens are fitted with genuine granite countertops, real wood cabinets, and a true focus on making cooking a convenient experience.

Adventure is what brought these owners to the Big Island and perfection is what made them settle in the town above Kona, Holualoa. The Big Island has the best of everything. Almost every climate is attainable here ranging from snow capped mountain tops to tropical rain forests and hot sandy beaches. The owners love diving, and it doesn't get better than this anywhere else in the islands of Hawaii. Hiking too, is a favorite, and these owners have explored many. They have left a suggestion book with details so that you can find children friendly beaches and trails as well as some of the more challenging ones.

Traveling from California to Kona with a very large party is hectic enough. Add the fact that "large" meant there were 25+ of us and 7 of them were keiki (youth) traveling without their parents. We definitely needed a large, safe, accommodating place, that we could cook our own meals, sleep comfortably and relax after practices and racing (we were there for an outrigger canoe race). We found this lil' piece of heaven on earth through VRBO and we can't wait to go back again! The house that is pictured is actually the 'main' house on a lot of 4 separate units. The owners, were very easy to work with, made suggestions for our large party and just very helpful and accommodating for our needs. Once locked in, we planned our week's itinerary around the race prep and race date and pre-arranged what team members would be in which unit. It was sooo convenient to be able to all be together, yet able to have your own space in one of the 4 units. The drive there - at first - was a little tricky as the lot is situated off a main road and the driveway in is not clearly marked. Had it not been for the "sign" that the owners informed us of, we would've missed it! Once in the Kilo Kompound as our team now fondly refers to it as - we knew it was going to be hard to leave - and this was just the first day! Lots of "oohs and aahs" as we walked through the main house with the owner. Spacious, open, and beautifully decorated. And oh, the kitchen! One that I would never leave, if it was my home! Top of the line appliances and fully stocked of cookware, dishes and utensils. A walk through the sliding glass doors and, well, needless to say, we spent many hours in the central attraction of the lot - the pool and hot tubs (yes, that is a plural). The whole team ate their meals gathered around the lanai or the seating areas around the pool or the on the lanai steps of the main house. On the night before our race, we had a full-on pasta club dinner at the main house and our head coach (who is from the big island), took the time to teach our keiki how to make ti leaf lei using the healthy foliage found around the lot. Those ti leaf lei proudly garnished our canoes during our races in which our keiki took home 1st place medals! We had a talent show on the last night of our stay where we were serenaded with ukulele music and singing from atop the 2nd floor lanai by our medal winners. They didn't want to go home the next day - neither did we. Can't wait to go back!

Our family of 17 people (age 4, teenagers, parents and grandparents) spent a glorious week in this amazing place. We rented all four houses and had complete privacy - we ate all our meals together in the big house, and spent all our free time there congregating, playing games, etc. Each house is private and more than adequately stocked with everything you need- lots of towels (kitchen, bath, beach), kitchen supplies, utensils, etc., linens, etc- plus games, some snorkeling/ beach equipment, coolers, etc. The main house is magnificent and a dream come true for large families or groups who like to "hang out" together- there are several areas to eat, lounge, and watch TV (both inside and outside)- the kitchen could accommodate all of us for food meal prep and serving- there is a huge island with stools, lots of counter space, and just about every single thing you would ever need or want . There is nothing missing - and if you need or want anything, (we had to rearrange the sleeping arrangements and wanted some futons), the owners are accessible, available , gracious, and accommodating- both before and during our stay. The property is up the hill away from the beach - not a problem for us, as we had cars and liked the quiet, private, residential feel and had fun exploring the nearby towns; the property is beautifully landscaped with flowers, fruit trees- some of us chose just to stay put, read and rest, and enjoy the beautiful weather while the others did their beach thing. We would suggest arriving during the day if you can- it is quite dark at night and we had difficulty finding the actual property the first time (a call to the owners immediately set us straight!). Also, little toddlers and folks with mobility issues might find the multiple levels, steps, and terrain something to consider- we were able to navigate fine. We have experienced many, many rentals over the years and this is the one we can recommend without any reservations!

Owner's Response: We personally designed and built our homes for entertaining and serving extended families. Although we designed them for our own needs, it appears that other families have the same. We too travel around to different locations and have stayed at a variety of homes. It has become a necessity for the Kitchen to be located right next to the BBQ and Pool. Group Fun located centrally is what it's all about for a great vacation! I am so pleased you enjoyed our home!

To Homes Over Kona- Emily... Mahalo for letting us invade your properties! It was everything we could have imagined and then some! We were all anxious to come back each day and evening after our race knowing we would be able to relax in comfort and enjoy each other's company. Our keiki spend every moment they could in the pools and hot tub!! (FYI: They took 1st place in their race - so coming back afterwards to celebrate was icing on the cake!!)
