Just waiting for the Ships to arrive. While over looking the ocean,We have our morning coffee here or a Gin & Tonic Ocean view bedroom.Every thing in the Apartment was made on the Island. Our Jungle Bedroom Large open full kitchen for Breakfast ,Lunch and entertaining. Dining room with our amazing Onyx table.Seats 8 very comfortable. Living room.Sleeping couch. Scuba dive, swim and snorkel right from our oceanfront condo on Cozumel Island. Enjoy a glass of wine while watching the spectacular sunsets from the balcony, Jacuzzi or pool.

We are just north of town and have great views of the harbor and jungle. The crystal clear water is the bluest green you have ever seen. At night, you can see the lights on the horizon from Playa del Carmen, while having dinner from the magnificent dining room overlooking the ocean. After a full day of swimming, snorkeling or scuba diving, drift up the coast ~900 feet / 275 metres to the Corel Princess Hotel for a drink or something to eat. Feel free to also enjoy their pool and shower. It’s just a short walk back to the condo.

Our complex is very private. It’s far enough away from the tourist and boat traffic yet close enough to walk to town for fine dining and shopping.

Our apartment has three bedrooms and 2 full baths. It sleeps 8 very comfortably. In the master bedroom there is a king-size bed, Jacuzzi, bay windows, walk-in closet and master bath. The Jungle Room has two double beds. The Ocean Room has two single beds. The living room also has a queen-size sofa bed. Our accommodations are very comfortable for six people with room up to eight. The dining room table seats eight people. Our full kitchen opens up into the living room for entertaining.

Its a six story building. Our apartment is on the fifth floor. There is an elevator in the building.

Our property’s management team is fluent in both Spanish and English and would be happy to help you in finding any information you need. They can also arrange for you to have a chef for the week if you desire. Bottled water is always provided and maid service cleans three times a week, (not on Sunday or National Mexican Holidays).

We have Internet, Wi-Fi, CD player and cable TV. Please bring your own beach towels. The pool is tiled and has two benches in the shallow part, where you can sit and read all day and then watch the sunset.

We are happy to say that we have had many repeat guests, and if you come and stay once we are sure you will want to come back again too.

About Aram or Sheila

Sheila & Aram , we came to the Island in 1985 , for the Scuba Diving. We saw our location when it was just bare Coral , but a Great View.

It is away from the crowds ( sometimes 20 - 22 ships a week ) but just a few mins by Cab. We use a Moped to get around town and look for New places to Eat. We also enjoy the wild windward side ,which we find all to ourself (You can go naked if you like , because No one will see you , except on Sundays , when the locals come to this side , to be away from the tourists ! )

We like to come to the island in the Spring ,Summer or Fall ! We ski in the Winter . This way we are in the building with only a few Owners !

We now live in Pa. , in the Poconos , on a good size lake. We are both 74 now , but still Sail, Ski and Scuba Dive !

We love the Island and it's people as well as Playa del Carmen, just a short Ferry Ride away. We are big walkers and find New places as well as out of the way places to eat !

Why Aram or Sheila chose Cozumel

Cozumel was and to some degree still laid back and geared for Scuba Divers . However , in the last 10 years the Cruise Ships have made it the # 1 destination ! So the Plaza and Ferry Dock can get busy on some days.

We find Cozumel to be a good place for one or two day trips to see the Area.

What makes this condo unique

The peace and private pool are one of the Best areas to sip Wine and watch the Sunset !

The Great Snorkeling for all ages ,( Day Or Night ) is one of the best things to do from our place .

If you come down and stay at our place , you will enjoy every day , No matter what age you may be .

My husband and I stayed here with our 3 daughters (ages 9,7,and 4) and had a fantastic time. Snorkeling off the front of the condo was great. Our 7 and 9 year olds could join in (the 4 year old preferred the pool.) The condo was a great base for exploring the rest of the island. Some of our favorite sites on the island: Buccano's beach, Chen RIo beach on the windward side, the Ponte Sur park at the southern tip of the island, and the San Gervasio ruins. The onsite management team was professional and friendly with great tips for making the most of our vacation. We'd love to stay here again!

The balcony, the best

1st – there is soooo much time to be spent on the balcony, looking at ocean, at your ship(s) coming in, and departing, that motivation to get down to pool, snorkeling ladder is hard to come by. Much less actually go beyond the condo. Though excellent restaurants beckon in the early evening. TripAdviser reviews were right on.
2nd – this was our first visit to Cozumel, to Aram & Sheila’s condo. They put us in contact w/Laura (property mgr) who handed us off to her brother Eduardo. Lucky us! He met us at airport w/beer, limes & salt. How great is that!?!
3rd – do need to plan activities around how many cruise ships in port today. Most days were 3-4, not too bad. On 7-ship day, we choose to go further north to Buccano’s (restaurant – excellent) and their beach club which has a different name. Anyway, it was maybe 12:30p when we got to beach club (yes, hard to leave the balcony) and we were dismayed that parking lot overflowed w/tour vans; no empty beach chairs. However … cruise ships depart betw 4-5p, travelers have to be back to ship earlier. Thus after 10-15 minutes checking it out, tour vans were starting to leave and we found a spot.

After you email back & forth w/Sheila and Aram you will want to meet them to share a drink and talk. Lovely people.

For more than 10 years I and my family have wintered in this condo. The illustrations of the vistas and interior are accurate. The airiness and lightness are magnificent and the interior decorations match the beauty of the surroundings. I use the built in barbeque to grill delicious locally caught fish. The refrigerator is new and US sized. The nearby golf course is semiprivate, beautiful, and fun to play.The owners are most amiable. The owner's agent has excellent English and is very helpful. My family has found Cozumel and this condo ideal for a vacation.

We arrived to find the weather exceptional and the property even more so. It is beautifully furnished and offers outstanding views of the property below and the ocean. We found the pool to be relaxing and snorkeled from the property to the Coral Princess several times with ease since it is a slow drift and an easy walk back. The restaurants and shops in town provided a wonderful experience and the shopkeepers and servers were all quite friendly. The maid service was well done without imposing on our privacy and the emenities like the wifi and dvd player allowed us entertainment. We will definitely consider staying here again. Thanks for a great vacation.

We came for one week starting on 1-20-12. The scene from our condo was spectacular and the snorkeling right outside our condo was amazing, every kind of fish you could think of and evek had dolphins and an eagle ray. The location was out of the tourist area so much more laid back. Would get up every morning and walk downtown to the main drag and then head up toward the real part of town for a few small tacos at a homeowners stand. Highly recommend getting off the strip and heading up a few blocks to where the locals shop and eat. Make sure whatever you do always ask before you buy anyhting how much? :) Found a new delicatessen that had German and Belgium beers which was a wonderful change for me if your a beer drinker and not to big on Mexican lagers. Overall we had a relaxing time and it was exactly what we wanted, quiet, ocean and snorkel and trips to town at our leisure. Would definetly go again and Laura our contact was awesome! Thumbs up.
