About Kevin Patterson

My family and I have lived in Marin County and San Francisco since 1970. Our father Ron Patterson purchased the 'Top Hat' as the fulfillment of a life long dream to live aboard a boat in Sausalito. After he passed in 2011, we decided to fully restore the boat to its 'art deco' glory and detailed comforts and make it available to family, friends and vacationers.

Kevin Patterson purchased this house boat in 1995
Why Kevin Patterson chose Sausalito

The Sausalito and bayside environment is one of the most vibrant and visually rich places in the region. Spending time on the bay and in this unique 'bohemian' live-aboard Marina is a fabulous way to feel like an instant local. Our eccentric neighborhood includes a retired Tug, a Chinese Junk, and a miniature Paddle Wheel. The 'Top Hat' is an amazingly artistic, classic, and comfortable place to stay. If you are looking for a the perfect 'bay side cottage' to escape to, this is it.

What makes this house boat unique

The fact that you are walking distance from Caledonia Street (two blocks up Locust from the Marina) provides a relaxed way to shop for groceries or enjoy the many local eateries as well as the larger establishments (also walking distance via a stroll past the Yacht Harbor) in downtown Sausalito that overlook the city lights of San Francisco and the bay. Truly the best of both worlds.

One of our Best Vacations

My family loved staying at the Top Hat. The accommodations were perfect for the three of use. It was the first time we stayed in a houseboat and every one had a great time. The top deck gives you a beautiful view of the harbor and surrounding area. The convenience of the Top Hat to the local restaurants, bars, ferry, wine country, downtown areas as well as San Francisco could not have been better. After our one week stay, we wish we could have stayed for another week or two.

Better and better

Our vacation on the Top Hat got better and better each day. The weather was incredible. A wonderful location, the neighbors in the marina were welcoming and friendly, many very sweet dogs and beautiful vistas from every direction. We watched the most amazing group of exercise enthusiasts taking part in a Yoga class on a paddleboard. Close to Napa Valley and Sonoma Valley, Muir Woods and San Francisco. The town of Sausalito was beautiful and hosted many great restaurants and shops.
We plan to return again and again and continue wiht the better and better. Thank you for sharing your home with us. First time visitors to a houseboat and so very anxious to return. We had to leave and still wanted to do so many things. If we had never left the houseboat, it would remain one of our very best vacations ever!
Thank you from Bethlehem, Pennsylvania

Art Deco Darling Houseboat

Good experience, the houseboat is very cool, and well appointed. Nice top deck for hanging out and walking distance to some nice restaurants. Our only disappointment was no hairdryer, a minor point but something we have come to expect at VRBO properties.
It is Sausalito, not Los Angeles, so the area is "earthy" or "bohemian"

This boat is amazing! We had a mishap but the owner was also AMAZING! I would recommend this property to anyone looking for FUN and something away from the NORM. We will do this rental again when in the area, that's for sure.

Houseboat in Sausalito

My wife and I and our daughter and husband comfortably spent 4 days on this houseboat in Sausalito. The two bedrooms were more than adequate with plenty of storage. There is a full kitchen and family room where we spent most of our time on board. The satellite TV worked, but we never used it with SF, the Napa and Sanoma Valleys, the Golden Gate Bridge, and Muir Woods nearby. The parking was free and steps away. Neighborhood restaurants and shops were just outside the marina. The ferry to SF is within walking distance.

We enjoyed our "cocktail hour" on the topside deck and watched the fog roll in across the bay. Four days in the Bay Area are not enough, but we'll book here again when we return.

Super Charming, Super Convenient

Agree with everything earlier reviewers have said but have to add a few things. The word "Charming" does not quite capture the aesthetic high of being on this boat. The pleasant layout, warm wood tones, and exceptionally tasteful decor throughout make staying here a real "themed" experience--the theme being Early-20th Century Nautical Art Deco. Shades of "Some Like It Hot." Very romantic. And the two bedrooms are separated with a space between them, so two couples could stay here and feel like they actually have a little privacy. Great restaurants right nearby (have breakfast at the Lighthouse!) and of course the whole town is easily walkable from the boat. Though it is also good for families and friends and all kinds of groupings, I think its best use is as a "love boat." Ideal for a honeymoon or romatic getaway. Marvelous place for a party, too: 8 guests can socialize comfortably in the living/dining area. The listing says the Captain's Cabin has a "full" size bed but after staying here 4 nights, we are convinced it is a Queen because honestly we hate fulls and were perfectly happy in the Captain's bed. We think it's a ditto for the other bedroom.

Some practical notes: Definitely best to arrive in the daytime. Fridges are tiny and shallow but at least there are two of them (room for champagne, hoho!). There's a full bathroom on the dock that serves boat owners, which provides a handy "overflow" bathroom if you are entertaining or if the boat's tanks are full; it's clean and has nice showers. The Sausalito-SF ferry is walkable which makes it super easy to get to SF without a car (a car is a liability in SF anyway), BUT, be careful to check schedules and do not buy round-trip tickets unless you are sure the same ferry comes back from the same place at the right time. We had to go on one ferry and come back on another. Re cooking: kitchen is small and oven tricky to light. Best to keep the cooking very simple, maybe have bfast on the boat but go out for lunch and dinner.

Recommend scheduling your arrival before dark. It can be tricky to find but once our host introduces you to the boat and the marina it is easy to get around. We were a party of four and never felt crowded in the boat. Moving in and out of San Francisco was easy via the Golden Gate Bridge. The Sausalito Ferry is also just down the street. Very good restaurants were within walking distance. Just avoid rush hour whenever possible. We all will stay here next trip to SF.
