This charming, detached four-floor villa offers a comfortable, family-friendly and relaxing four bedroom, five bathroom holiday home. Every room in the villa as well the 4 balconies and 3 outdoor terraces provide stunning, panoramic views of Kalamar Bay and the surrounding olive groves. The villa also offers a private pool set in a beautifully landscaped garden.

The sea, beach club and deep sea diving center are a 5 minute downhill walk from the villa. Villa Tymnessos is an easy 5 minute stroll from the nearest shops and restaurants and the lovely village of Kalkan is a short walk from the villa. The villa is located near natural parkland and alongside an olive tree clad hillside where you can take some lovely walks. Outdoor Spaces and Pool: The villa offers a nice selection of quiet outdoor spaces to relax and enjoy the stunning sea and olive grove views, including 4 sea-facing balconies with exceptional views. Guests can enjoy the shaded slate floor terrace on the pool level and a shaded dining terrace on the 1st floor. The popular roof terrace offers unmatched and uninterrupted sea views across Kalamar Bay and the surrounding countryside. A wet bar/kitchenette and fridge is located on the roof terrace level so guests can enjoy their favourite refreshments while watching the sun set.

The villa offers a pool and beautifully landscaped, colourful garden. The pool terrace has sun loungers, and comfortable chairs. A private and refreshing outdoor jungle shower is nestled in the lush gardens. A Turkish charcoal BBQ grill is available for guest use. Villa Tymnessos's many balconies and terraces guarantee our guests unrivalled sea views, breathtaking sunsets and cherished memories of their turquoise coast holiday.

Within Walking Distance of Villa Tymnessos: Villa Tymnessos is conveniently located in Kalamar Bay within a 5 minute stroll of the sea and beach club.

Cafe Vita is a 5 minute walk from the villa towards Kalkan and offers wonderful Turkish and Continental breakfast, lunch and dinner options. Many tourists and locals are seen reading the morning newspaper here as they enjoy their tea or coffee. Guests can also buy their fresh morning bread from here if preparing breakfast in the villa. A small family-run grocery with farm fresh fruit and vegetables is a short, 10 minute walk from the villa.

The lovely village of Kalkan is only a 15 minute walk or less than 5 minutes by car from the villa. Kalkan offers many excellent and well-renowned Turkish and International restaurants, enticing shops, a picturesque harbour and many outdoor cafes that take advantage of the incredible vistas that the village offers. Watch the sunset from the little harbour or wander through Kalkan’s cobbled streets and whitewashed buildings.

Airport Transfer and Local Transport: Our property management company, Kalkan Property Services, will assist you with making transfer arrangements from either Dalaman or Antalya airports. We recommend ADDA Tours, a licensed and reputable transfer company, who will meet you at the airport and take you directly to Villa Tymnessos. The non-stop transfer time from Dalaman Airport to Villa Tymnessos is about 1 hour and 20 minutes. Transfer from Antalya Airport usually takes around 3 hours and generally includes a short stop.

Once you arrive at Villa Tymnessos, a car is not required to enjoy all that Kalamar Bay and Kalkan have to offer. Local dolmus (mini buses) run frequently throughout the day during the summer and local taxis are always available and provide a convenient and inexpensive option. Several car, mini-van and scooter rental agencies are available locally should you wish to hire a vehicle after arrival. Both Dalaman and Antalya airports also offer several vehicle rental options.

We are a family that loves to travel. We have always talked about owning a little place somewhere oversees where we could escape from the world. We found that in Kalkan and Villa Tymnessos is our escape.

Why Sean and Morgan Dollman chose Kalkan

We fell in love with the tiny village Kalkan during a visit in Summer 2005 and returned in 2007 to house hunt. Villa Tymnessos was the first villa our agent took us to and it was perfect. We wanted a home that we could someday live in year round, that could accommodate our family reunions, that was a safe and child-friendly place to raise our family, and offered sea views and sunsets that we would never tire of enjoying. We love wandering through the quaint village and reliving the fond memories of past trips and renewing friendships with the local merchants. Once you eat the local food and experience one of the special Kalkan sunsets, you will know why this little village is so special to us.

What makes this villa unique

We have tried to make the villa feel relaxing and comfortable like a real family home should. The villa is located in Kalamar Bay, which is very quiet and away from the tourist focus of Kalkan village, and which we believe adds to the serenity and relaxing atmosphere of the villa. We have decorated the villa with many locally produced crafts and linens, and we try whenever possible, to buy local. What makes the villa so special? It has to be the view. Where ever you are in the villa you have incredible views of the Mediterranean, the neighboring olive groves, the goats wandering the hill to the right of the villa, and the Taurus mountains behind Kalkan. But it will be the sea views that will always grab your attention and which you remember after your return home.

We had a wonderful relaxing holiday at Villa Tymnessos. The villa was extremely clean with all home comforts. The views from every room are truly amazing and we would love to return for another holiday in the near future as we still have some restaurants on our "to try" list. Although it is a reasonable distance into the Kalkan harbour we really enjoyed our walks to the many restaurants and beach clubs. We hired a car for 3 days to see some of the local sights which was really worth while. Martin & Elaine - Buckinghamshire

If you are looking for a special place to relax with family and friends, enjoy wonderful view during lunch and dinner, see unobstructed views of falling stars and full moon - Villa Tymnessos is the one to offer you that opportunity.

In reality what you see on advertised photos is a small part of reality that the Villa has. It offers much more than you can see, and it was beyond our expectation. The location is absolutely perfect and it is one of the highest located villas in the area. The view of the horizon is unobstructed.

If you are the first time visitor to Kalkan you would notice that the night live is busy in the city center. During daylight you have a choice of going to either Kaputash beach ("rocky") or Patara sandy beach. Both have their own unforgettable peculiarities. If you driver about 7 - 9 minutes further to Kas - you may also enjoy a rarely attended "No-Name" rocky beach - a very nice place for those who like watching sea life or dive.

We would also advise you to rent a car for the duration of your stay in the villa, or alternatively there is a reliable Taxi service in Kalkan you can always rely on.

While staying in Kalkan - make sure you take a boat trip to neighboring islands - great service at rather cheap price - worth taking it !!!

Villa Tymnessos was much much better than the photographs can describe. The views are to die for especially when having breakfast on one balcony, dinner on the roof terrace and lunch on another balcony! Well maintained, clean and very comfortable inside with a lovely pool and gardens which were maintained everyday. The villa layout is really good and spacious and provides space so you are not on top of each other. Air conditioning units in every room were very welcome. Sean and Morgan were helpful in every step of the booking process and Hamza the property manager in Turkey spot on. Would highly recommend the villa, linen, towels and cleaning and of course Kalkan (which we fell in love with). The locals are genuinely welcoming and you have the cheap and cheerful restaurants along with the more expensive which all provided excellent service with most of the waiters being able to remember your name. A short walk away from the Kalamar Beach Club, well worth a visit, slightly longer to get into town which stayed open all hours!! Patara beach definitely worth going to along with the day or night boat trips. We had our own car so got about independently but trips are in abundance from the town. We would all definitely return.

Villa Thymnessos war das perfekte Ferienhaus für unsere Bedürfnisse! Wir, eine Familie mit 3 Kindern (12, 14, 16 Jahre alt )und Großeltern, haben in diesem Haus eine wundervolle Zeit verbracht!
Das Haus war für uns ideal aufgeteilt, da die ältere Generation auf der Poolebene Schlafzimmer und Basd sowie ein eigenes Wohnzimmer hatte und sich deshalb dorthin zurückziehen konnte.
Da jedes Schlafzimmer ein eigenes Bad hat, eignet sich das Haus auch sehr gut für Gruppen, die keine Familie sind.
Alle Zimmer auf der dem Meer zugewandten Seite, sowie auch die seitlichen Balkone, haben tatsächlich diese wundervolle Aussicht auf die Bucht, wie man sie auf den Fotos sehen kann. Besonders schön ist allerdings die Dachterasse.
Die Pool ist wunderschön und sehr gut gepflegt (wie das gesamt Haus), es kommt täglich jemand zur Reinigung des Pools vorbei, der auch sofort bei kleinen Problemen behilflich ist und auf Wunsch täglich frisches Brot mitbringt.
Das Haus ist super ausgestattet, es fehlt an nichts.
Wir wurden zum verabredeten Zeitpunkt an der verabredeten Stelle abgeholt, zum Haus gebracht und haben dort eine Einweisung und ein kleines Lebensmittelpaket bekommen. Für Probleme aller Art, hätten wir jederzeit eine Kontaktadresse gehabt, die wir allerdings zu keinem Zeitpunkt in Anspruch nehmen mussten.
Einkaufsmöglichkeiten und Restaurants sind gut fußläufig zu erreichen, im Ortskern sind zahlreiche Restaurants und 2 große Supermärkte.
Der Beach Club ist in 5 Minuten Gehentfernung. Wenn man keine Lust auf großen Rummel hat, kann man wunderbar einsam ein wenig weiter entfernt (10 Minuten zu Fuß)in den Felsen schwimmen und tauchen. Wir haben dort von Brasse bis Muräne alles gesehen und sogar mit einer Meeresschildkröte getaucht
Am Hafen gibt es einen ganz netten öffentlichen Strand.
Wir können dieses Haus nur allen empfehlen, die gerne in gepflegter Umgebung einen schönen Urlaub verbringen wollen.

First of all the photos didn't do the property justice--It was so much more than could be captured on film.. The four story villa was perfect for my family and so private and quiet. It was exceptionally clean and well equiped. The refrigerator was stocked with the food we would need before getting to the market. (what a help, as we were tired and hungary). The pool was cleaned daily-so inviting and so refreshing. The beach club was a short walk downhill which my grandsons could make on their own. Transportation was free back to the villa. We saw so many things within a short driving distance on our own and took several trips with Club Lycia which is a local travel company. Hamza was a great help and always available. The English TV and movies were a real plus as well as the large library. Had a wonderful trip and tons of great memories. Thanks so much!!!! The villa was everything that was advertised ,LOVELY,we were very comfortable,WE WANTED FOR NOTHING ,the villa was cleaned as promised,fresh bed linen and towels were changed weekly and any queries were answered by Hamza (property manager),the pool which is lovely was attended to every day by a very helpful local. We were joined by our daughters and a 14 month old grandson and all their requirements were met even to pool toys which were excellent .I would recommend this property to our friends.In my opinion it is best to have transport to visit the local villages and the villa is about 90 minutes drive from the airport .We enjoyed Kas and all the local restaurants especially the trout farm at Islambar about 20 mins drive away . We hope to go back to this villa soon. David and Anne

I loved my stay at Villa Tymnessos. When we arrived the villa was spotless, we had milk, olives, bread, cheese etc waiting for us so we didn't have to go straight out to the shops for food. the size, decor of the villa is amazing it is so relaxing and there are so many rooms and balconies that there is plenty of space for everyone.
the views from the villa are so peaceful and relaxing. I miss that the most.

The villa is on top of a hill so I do have to say either hire a car or be prepared for the walk! there is lots to do in Kalkan. you have to try a fishing trip, when we went we got to see dolphins.

We have all decided we will go back to Villa Tymnessos in the future and I have recommended it to friends, family and I would just recommend it to everyone.

Dear Sean and Morgan,
Thank you for refunding our deposit so promptly.
We had a wonderful holiday at Villa Tymnessos. The accommodation is very spacious and the views are spectacular. It was so uplifting to wake up to this every morning.
For us the location was perfect. It offers the right amount of privacy and peace yet there are other villas around so you feel safe and not isolated. It is a relatively short walk into Kalkan, but there are plenty of opportunities to hop onto the local buses or taxis if one prefers. All the transport is extremely cheap.
The local people are so warm and friendly. We had the most wonderful welcome wherever we went. They are very positive about tourism. This made our visit even more pleasant.
There are so many restaurants offering a wide variety of menus. There is something for everyone and lots of brilliant dishes for vegetarians too.
We always enjoyed visiting Cafe Vita which is just around the corner from the villa. The Olive Tree in Kalkan is superb - you may need to book. But there are so many restaurants. We did not have a bad meal anywhere.
We felt very safe walking around Kalkan at night. We have two daughters and were comfortable to let them explore the area on their own.
There are plenty of opportunities to visit places of interest, also for scuba diving, kayaking, pedal boats etc.
Hamsa was extremely helpful and visited twice to ensure all was well. He ensured we had beach towels. The pool was very clean. Teikit attended every day to ensure the pool was clean. Hamsa also arranged our transfer to and from the airport. The service was very efficient and friendly.
We would love to visit the area again and would definitely stay at Villa Tymnessos. For us it ticked all the right boxes! This was a very special holiday.

We got back o couple of weeks ago from a lovely holiday. The villa is clean and comfortable and the views are breathtaking. We loved that there are so many areas, indoors and outdoors were we could sit and relax. Also the villa is very close to some of the best restaurants and cafes in Kalkan; Cafe Aqua, Cafe Vita and La Sera were our favorites. Kalkan is a great village and the perfect place were you can start exploring the surroundings. We had a great time and we definitely want to come back. I would also like to thank Sean and Morgan for answering promptly to our emails and for making the reservation process so easy.

Good holiday villa

Chose a very hot week in August to come so can testify to the efficiency of the air conditioning. The villa is very pleasant - I thought well thought out with its balconies, utility room, etc. Lovely views. Villas are built very close to each other but this villa is not overlooked. The front door key also operates the electricity which might cause annoyance if one half of your party wants to party and the other half wants to retire for the night but we got round it. We visited Cafe Vita for breakfast and, in the other direction "House" which is more Turkish and I think better food. We tried out Kalkan Beach Club down a steep hill from the villa. I hated it and the youngsters loved it. Took a private boat trip on Yildiz which was good value except watch out for the overpriced drinks bill at the end. In town The Olive Garden was a big hit for a wonderful meal - delicious food, lovely rooftop restaurant and great service. We had a good week and the comfort of the villa obviously greatly contributed to it.

The land rises quite quickly from the water in Kalamar Bay, which gives this area of Kalkan it's incredible views. However, some visitors to Kalamar Bay find the short road to the beach club steep. As a result, the beach club provides a courtesy shuttle service and we encourage guests to take advantage of this free service.
