Not Tulum!!!

This property, and particularly the ways it is advertised, is quite misleading. The association is with Tulum, which is about 10 miles further to the south, where one does have access to white, fine sand beaches, which is certainly not the case here. There was a rather sparse beach measuring around 20 meters wide, but which once one entered the sea into a rocky bottom that did not make for comfortable swimming let alone walking. As a result, we didn't end up using the house as a beach access at all, but instead drove to beaches (both public and private), that within a 20 mile radius (thankfully, there were plenty of those...)
Second, when it rained--which we had--those rooms facing the sea were inundated with rain water, which could be quite unpleasant. The house itself was, though quite functional, a bit run-down. I would suggest spending a little more for the better rental (in Tulum proper). Perhaps the most telling detail is that this house is on sale (the lot next to it is vacant, which has led to some amount of detritus being deposited on the house's right flank), as well as a number of houses in this Tankah development. It appears to me that this was the result of the property boom of the 2000s, which is now being deflated.
The only bright spot was the woman who we were in touch with, Sandra, who was very affable and sympathetic to our complaints. This critique is certainly not directed against her, but I still would recommend against renting this house (even in Tankah....)
