This is the perfect apartment for anyone who wants to experience Manhattan in style. Its Midtown location is perfect, the apartment is spacious, comfortable and beautifully appointed and the outdoor terrace is an added bonus. Livingston is a wonderful host. We can't find enough superlatives to describe it! We will certainly be back!

My wife and I and another couple booked this wonderful apartment for five days in December to celebrate my wife's BDay on 12-12-12. It was one great bargain. It was half the price of a luxury hotel and 100 times more spacious.. The owner ... Livingston ... is one great owner. He met us at the apartment when we arrived and "showed us the ropes" to his place. This is the best rental situation for two couples I have ever heard of or seen. Both bedrooms are 5 stars. You and the other couple will have a hard time deciding which bedroom you prefer. No compromise. All of the appliances work in the gourmet kitchen. The place sparkles it is sooo clean.There is radiant heat that comes up from the flooring to keep you warm/comfortable on a cold evening. The building uses a nifty electronic safety system to keep out the "rift-raft." The apartment is located on the ground floor {no wasting time for the elevator to arrive} ... but is very quiet. You would not know that you were in midtown Manhattan. The HD TVs are top quality Sony products. There is a 10 cup coffee maker. Hair dryers. Taking out the trash is a simple task here. Forgot your corkscrew ... no problem. There are four located in the pantry with a multitude of good quality wine glasses. The location is great! Anything you would need to purchase is within a couple blocks of this apartment. Restaurants abound in this area of NYC. We enjoyed Les Halles nearby. You are in the shadow of The Empire State Building. For a bonus ... book in the warmer months when you can use the superior patio/garden area. Yes "greenspace" in the middle of NYC with a grill and patio furniture and high-style sconces to light the evening. This place is as good as advertised ... even better. I can't wait to return and I will!

Thank you Livingston for opening your doors for us and our wonderful stay. We were met by Livingston upon arrival and given a quick tour of the property. We felt right at home the minute we entered the door! This is a very spacious (for New York City) condo within walking distance of so much and only a short cab ride from everything else New York City has to offer. Also, the nearest subway stop is only two blocks away. It isn't easy to find a place of this quality with 2 king bedroom suites, 2 bathrooms and so many modern conveniences. You will not be disappointed, nor can you go wrong with a stay at this fantastic location, enjoy!!!

There were four of us (two couples) in NYC to get married in Central Park. We were looking for somewhere special to stay while in the city. And this is the condo if you are looking for something special.

It is beautiful and is exactly as described. The photos don't do it justice. Although you are on a major avenue, there was no noise. It was quieter than our home! It is very clean and well maintained, but homey and relaxing.

The patio is amazing. An oasis in the middle of Manhattan. Be sure to check out the roof top patio as well. It has great view of mid-town and the Empire State Building.

There are lots of markets and restaurants, all within walking distance so finding food, groceries, etc. is no problem. Eatly, a giant Italian market with lots of restaurants, cafes, and wine bars inside, is also within walking distance and should not be missed.

Livingston is also a great host and resource. He can help you with any questions you may have about the neighborhood.

This condo is better in real life than the pictures! We recently stayed here for 5 nights and enjoyed every minute. It was great being met at the condo by Livingston who showed us around and made sure we knew how everything worked....by the way Livingston, we ate at Penelopes and Vezzo and loved them both. Marcony is also a great Italian restaurant just down the street to try out as well. The location is extremely convenient to anywhere you want to go in Manhatten. Much, much more enjoyable then staying in a hotel. I would definitely recommend this condo to any of my friends or family that are going to NYC and we plan on returning ourselves. Thanks for a great visit!

This condo is absolutely perfect for a stay in NYC! The private terrace gives you so much privacy yet you still feel like you are in the heart of the City. The beds were so comfortable and the furnishings are 10+ I am a designer and I would not have changed a thing! Absolute privacy in a great location with subway around the corner, wonderful restaurants, and conveniences next door! Livingston is amazing and he comes over to introduce the condo and make sure you understand how everything works. Great sound system and computer for your use. THANK YOU for a memorable stay in the wonderful city of NY! We will be back without a doubt.

The first thing we want to emphasize is the pleasant experience we had upon arrival at La Guardia. We called the owner as instructed and were told to expect him at the unit when we arrive. We were apprehensive as we have read some reviews of other locations where the owner/manager was not always there when tenants arrive. We unloaded our luggage from the cab and Livingston was right there to introduce us to his lovely apartment. He gave us a thorough tour and explained all we needed to know to operate everything in the unit. He is a wealth of local knowledge and seems proud of his city and is glad to help you however you may need.
Our group consisted of two couples who stayed in this unit September 7 through 14, 2012 and two more couples who stayed at a hotel near Grand Central, as well as a few local friends who visited us here. Everybody was impressed with the size and convenience of the apartment. We all especially appreciated the fabulous views from the rooftop entertaining area – especially of the Empire State Building. There is even a special overlook area built just to maximize that vista.
The apartment’s location on the ground floor of the building proved to be especially convenient. Anything you need or want is within a very short walk including a multitude of restaurants, grocery stores, bars and service establishments; all right outside your door without even riding the elevator. The fact that it is at ground level is not a drawback at all as the street is very quiet at all hours and the unit seems to have excellent sound insulation as well as a very secure entry.
All of us who visited said we would definitely use it for our next NYC visit and highly recommend it to friends and relatives. It was ideal for our group’s needs and everybody particularly enjoyed the attached private patio.
The kitchen is well equipped as we found out very quickly as one of our number is an accomplished amateur chef and we prepared most of our meals right there. I don’t believe anybody ever said, ”Oh. I wish we had a ….” because everything is provided.
Thanks for providing such a nice apartment, better even than described on the website. We hated having to leave and we all look forward to returning there soon.

I was very concerned that I had set myself up for failure heading into our recent New York City vacation week. My partner & I were going to be staying with my sister and her husband in this Manhattan Condo that, quite frankly, seemed too good to be true. The pictures looked great & the location seemed ideal but I know the power of photo shop & I also had heard that the City is known for small, cramped, not well maintained apartments. My attempts to manage down our group's expectations in the days leading up to the start of the vacation was futile as we all arrived extremely excited to actually "live" in the City without staying in a hotel. Much to my surprise & delight, our high expectations were not only met, they were dramatically exceeded!! Let me summarize 5 key factors that led to this wonderful living experience within the most amazing city in the world. (1) First, is the property owner - Livingston Miller. He will likely greet you at the door & make you feel like you are about to vacation at a friend's home vs. speaking to a disinterested property manager. He walked us through the Condo and made us feel at ease & at home. (2) Next is the space - simply extraordinary! No photo shop needed. It is truly spectacular. We even had a friend that was a long-time resident of the City stop by & comment that he had not seen a Condo this classy since he arrived in New York. The bed rooms are enormous - each with their own modern bathroom. The kitchen is high end allowing us to cook and entertain on several occasions. Best of all, the private patio in the back was unbelievable. Sitting on the patio with our coffee looking at the greenery & soaking up the quiet mornings seemed like an escape that was far away from the Big Apple. (3) The "extras" were the frosting on the cake. The Condo building is modern and very secure and made us all feel safe. The neighborhood is charming and we had no hesitation walking around at any hour of the day. The biggest extra, however, was the rooftop patio. Having an evening cocktail overlooking the City and staring at the Empire State Building is an experience that we will never forget. (4) The location was ideal. My sister and I ran to the river several times, we walked to Times Square, the grocery store and several restaurants during the week. We could not have asked for a better location. (5) The combination of everything above! Livingston and his Condo were fantastic. I will definitely come back!!!
