A Good Time Was Had By All

All thirteen of us thouroughly enjoyed our stay at your villa. We had six children ages 4-13 years old and seven adults. It was well equipped with everything we needed and more! The stand alone hot tub was a big reason why we chose this place and it was used throughout our stay. When we weren't at Disney, the kids were in the pool, which was set at a nice temperture. Looking out at the lake, fishing, playing tennis and basketball with the equipment that was provided adds to the desire of this villa. Liked seeing the alligator and other wildlife on the island. The game room is better than most. It was nice having a washer & dryer. Betty was exceptionally quick with her responses and the refunding of our security deposit. The security guards at the entrance were helpful and friendly. The Disney theme parks are close and easy to get to. There are plenty of stores and restaurants nearby, but you feel like you are out in the country. We would definitely recommend this villa to others and would stay here again. We have recently returned from a vacation in the sunshine state. There was a total of 10 of us, 6 adults and 4 children.
THE ACCOMMODATION was as pictured and described. It was lovely to find out that the house was not run down or living in the 1980's ! From the Large TV in the family room, the hot tub out on the pool deck to the pool table in the games room we could not have asked for anything more.
THE OWNER (Betty) certainly put my concerns to bed having spoken to her on the phone after a few emails were exchanged. It was nice that my emails were responded to promptly and that I was not having to wait a couple of days for a response. Betty clearly enjoys offering her house to others and provides a great service.
THE RESORT is not the cheapest but you really do get what you pay for. The guards on the gate offered our family real comfort whilst visiting a place we were not very familiar with. The resort was very well maintained and we could not fault any part of our vacation away......WE ALL HAD A FANTASTIC TIME !! THANK YOU

A wonderful property in an ideal location. We all had an amazing stay at your villa! The lakeside location is a must for all with even the slightest interest in fishing or wildlife, (Take it from me) the villa was spotless and welcoming with no unwanted surprises. The pool area and hot tub was a hit. Only problem was getting the kids and their grandfather out.
I would without a doubt recommend this property to my friends and family and from all of us a big thank you for keeping it up to date and in a fantastic condition.

We found this beautiful home from past experience using the Lakle Berkley gated community in the past. My wife and I brought our son and his girlfriend and our prescious 4 1/2 year old grand daughter.... I can not tell you how PERFECT this holiday/vacation home is... If you DO NOT rent this home!!! you are missing a experience of a lifetime!!! The owners are VERY easy to deal with via phone or email... The hot tub and heated pool are a plus!!! The second floor has four bedrooms and two baths.... (made for a great hide and go seek at night with grand daughter) There was only five of us, but I wanted as much separeation for privacy reasons for my son and his family.. Well... I have to tell you.. We found the right place!!! We will be using this property many, many times in the upcoming future!!!! By the way.. It only took FOUR days to recieve my security deposit back! You can't ask for any better respectful owers.... THANKS!!!!!!!!!!!!!!!!!!!!

Relaxing, CLEAN and fun for all ages

This home is hands down the best home we have ever stayed in at Lake Berkley!!! We have been coming to the Lake Berkley area for the past 6 years and this home description is truly understated. This home was a perfect fit for our family of 6. The home is large enough that the kids had their own space and they LOVED the air conditioned, fully furnised with up to date games in the game room. The kitchen worked great for me I was able to prepare meals easily so we did not need to eat out unless we wanted to. We did many activities during the day but could not wait to get home and relax in the very clean pool and hot tub. Very realxing in the late evenings early mornings to see all the different kinds of birds and the kids loved trying to see the alligator out in the water. We had some unique Geese in the front yard a couple of mornings that the kids where able to feed. My parents and my brothers family also had homes in Lake Berkley at the same time and our home was the one that was used every night because by everyone because it was very clean and large enough to accomondate everyone . We are looking forward to booking this home again!!! You will not regret deciding to book this for your vacation.

We have stayed in many Villas, in various locations of Florida over the past 10 years. However; this home in Lake Berkley is definitely one of the best.
Whether you're looking for quiet relaxing holiday or a base, from which to head out each day to the parks, you need look no further. When you view the property on the website, you'll think, this is lovely what great looking place. If your lucky enough to fix a booking, it's not until you actually arrive, you realise the photo's just don't do it justice.
Outside on the pool deck, you'll be greeted with a chorus from the many different species of wild birds. We even had an eagle land on the BBQ, maybe he was keeping an eye on the alligator that lives on the island! Whilst outside, you'll notice how private (not overlooked) the pool area is. So you wont be disturbed when you're sunbathing or relaxing in the hot-tub watching the wildlife.
If you wish to get away from the heat, go inside and have a game of pool in the games room. Many of the other villa's we have stayed in, advertise a "games room" but not like this one. It is fully air-conditioned and carpeted, with a relaxing sofa,table football & TV/play station not to mention the full size pool table. There are also TV's in all the bedrooms, so no fighting over who wants to watch what!
If your in Florida for the parks then you are probably in the best location, only 20 -30 mins away from Universal & all the Disney parks, including Downtown & City Walk. Celebration is only ten minutes away, which has some very nice restaurants. We drove down to Tampa (one Hour) and visited Bush Gardens, dropped the kids off & continued onto Sarasota. (one hour drive)
We had a lovely time here and will try to rebook this villa on our next visit.

We just came back from heaven in Florida!! Two families stayed at Lakeview and we had a wonderful experience! There were 9 of us and we had plenty of room to lounge and enjoy ourselves. The house is exactly as shown in the pictures, right down to the apples on the table. We felt safe in the gated community and that the security people actually checked who was coming and going. The house is only minutes from any restaurant you could want and a short drive to attractions, but we felt that we weren't living in the city. It was very quiet and peaceful. It was ideal that we had our own pool and hot tub, both were used many times a day. We absolutely loved that the house backed onto the lake and not other houses!! We had daily visits from a variety of duck families and enjoyed watching the birds on the island. The few minor issues that we had were promptly looked after by Eileen from Simply Management. She and her husband were both great to deal with. We look forward to coming back again. Hopefully in the near future!! We highly recommend staying here!

A villa to remember

This villa was all we expected and more, the listing was totally accurate and the villa was spotless and extreemly well maintained. Betty & Luke were very helpful and our security deposit was returned promptly. We are regular visitors to the area and only wished we could have had the villa for the whole of our stay but you were booked up.... so get in early folks . The games room and all the entertainment in the villa were superb as was the fishing in the lake................you really won't want to leave this villa to go to Disney. As they say we will return ......... hope you won't be booked up .

The perfect base to explore Florida

We had a group of 9 staying at Lake Berkley and can say that this was by far the best Villa I have ever stayed at in Florida. The accomodation was clean, fresh and could not be faulted, we had a few friends visit for a couple of days which made our group 12 and this was still more than comfortable. The facilities were fantastic, especially the games room which provided hours of fun in the evenings when we got back from the parks. We used the fishing rods and golf clubs at a local course (the 'Crooked Cat' at Orange County which I highly recommend), all of which were great.The pool and hot tub were superb so I would advise paying for heating. We visited Disney Parks and Universal/Seaworld etc and this Villa is perfectly situated between them all. There is a local 24hr Walmart where you can get anything you need so really it is difficult to say anything negative at all.For anyone who likes higher end shops I recommend The Mall@Millenia, its great and while you are there you must eat at the Cheesecake Factory, the steaks are great and the Cheesecake is the best. I have stayed at numerous Villas in Florida and this is by far the best so if you want a perfect getaway then this is it. You will not be dissapointed. Betty and her team must be congratulated on both the Villa and the ease of booking, everything was carried out very quickly and proffesionally. I will definitely be booking again on my next visit!!

We had a great time at the home - plenty of space and wonderful accomodations.
We had a total of eight people staying in the home - our 4 kids plus two of their friends. The kids ages ranged from 22-14. The three boys loved the game room - it was nice to have them have their own space to do their things - like play pool and video games.
We all loved the pool area and we all spent time in the recently installed hot tub - it was a very nice way to relax in the evening - a glass of wine, some music and the flashing hot tub lights. :-)
The home was clean and well maintained and decorated. The neighborhood was quiet with friendly neighbors. The house is situated in a very nice spot - backing up to the pond so there are no neighbors directly behind the home, and the hedges on each side of the patio provide additional privacy.
It was a pleasure working with Betty to plan our stay - she answered all of our questions promptly and in a kind manner. After our booking was confirmed she provided a "tip sheet" summary of the property and surrounding area - that was a nice touch also.
We would definitely stay in the home again if/when we travel back to Orlando - we have already recommended the home to two of our friends that are considering family vacations in the area.
In summary - a great place to stay - a beautiful home with lots of amenities in a very nice neighborhood managed by very nice people.
