A SHORE THING is a 1200 square foot waterfront cottage with two bedrooms and one bath. Located

on expansive Mattox Creek, it is only 10 minutes by boat or car to the quaint town of Colonial Beach. Enjoy quiet mornings on the deck overlooking Mattox Creek and the fabulous sunsets in this quiet golf cart community.

With its own pier and boathouse, bring your boat or jet ski and your backyard is endless!.

House is beautifully decorated and fully furnished. Both living room and dining area have waterfront views. Master bedroom has a king size bed with a large walk-in closet/dressing area. Second bedroom has twin beds. Living room couch has a queen size fold out bed.

Electronics include:

- 46” LED flat screen TV with HD and blue ray DVD (living area)

- 32” flat screen with built in DVD player (master bedroom)

- 22” flat screen with built in DVD player (second bedroom)

- cable TV

- high speed internet and wireless access

- telephone (free long distance)

Rental Rules & Policies: 1. Smoking is NOT allowed inside of the cottage, front porch or deck area.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

3. Children are welcome but be advised that the cottage is not child-safe for small children. You are welcome to move sharp objects or otherwise dangerous objects up out of reach however please put them back in their proper place before checking out.

4. We do not rent to vacationing students or singles under the age of 25 without accompaniment of an adult.

5. A Shore Thing is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6. Keep the property and all furnishings in good order.

7. Only use appliances for their intended uses.

8. Pets are NOT allowed on the property.

9. Parking: Parking is limited to 2 vehicles. Vehicles are to be parked in driveway area only.

10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

11. Sewer System: The property is on a central sewer system. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $250.00.

12. Storms: No refunds will be given for storms.

First of all i would like to thank David and his wife for allowing myself and one other person to stay as long as we did and to accommodate us w/out knowing when we would be leaving.

I was in Dahlgren for school and nothing is certain in the military until it happens and i appreciate David for being flexible for that!

I would recommend this house to anyone! We found that we had privacy when we wanted, a wonderful dock/pier to get together and take in the scenery. The furnishings were more than we could have asked for, the house was clean, and everything was in top shape. Definitely a home away from home.

Also if there was a question or anything that we needed...David was right at the door w/out any hesitation.

David....Thank You once again for giving us the chance to stay at your amazing place and if i ever find myself in Virginia again i will def try to stay w/ you! Hopefully it'll be in summer instead of winter so i can take more advantage of all the outdoor amenities.
Owner's Response: First let me say that it was an honor to have our military guests stay with us this winter. Really first rate guys and we enjoyed getting to know them during their stay. Hopefully we will see them again in the future.

We had the nicest time in this cottage. The pictures do not do the cottage justice. The view is beautiful and the owners have added all kinds of personal touches to make it feel like home such as an assortment of up to date magazines, beach bag with sunscreen, shampoo and conditioner, huge selection of DVD's and a wonderful assortment of novels.

The owners were very accommodating and easy to work with from the very beginning. David met us upon our arrival and walked us through the cottage. He had all the answers to our questions and offered us assistance at any time during our stay. One of the nicest owners we have ever rented from.

Colonial Beach is for sure a sleepy little waterfront town. It's smallness and non-commercialized area was exactly what we were looking for. We had fun exploring.

We would love to return when the weather is warmer just to spend time on the wonderful dock overlooking the water.

Thank you so much for sharing your place with us.

Perfect vacation home!

My family and I had a fantastic 4 days at David and Amy's cottage. The location is perfect for a relaxing break or, as we did, an opportunity to wind down before our flight home to the UK. We were warmly welcomed by David on arrival and appreciated the little extras they provided to help make our stay memorable (the pastries and English tea for my wife were a real welcome treat).
The property is larger than we had expected from the photo's, was immaculately clean and very well equipped. The view from the sitting room across the creek is a delight and we thoroughly enjoyed watching the wildlife - Osprey, Squirrel, Mute Swans and more. The deck and boathouse are a great place to read, eat, and relax and the starting point to explore the creek by kayak as we did.
We loved it here so much we would have stayed longer if possible!!!
Owner's Response: Our UK friends enjoyed fabulous weather for a variety of outside activities. We provided a pair of kayaks for their use and they had a great time exploring Mattox Creek and using the pier and boathouse. We greatly appreciate their kind comments and glad they enjoyed our cottage.

TWO SWANS A SWIMMING...

This is a perfectly delightful cottage!!!...Everything was as described, with nice "homey" touches...Thanks for the welcoming pastries and coffee...There was a nice selection of DVD and CD's, and the large TV in the LR was GREAT! Two swans visited everyday, so bring some extra bread...We were there four days and visited Stratford Hall, Olde Town Fredericksburg (a lot of nice antique shops and quaint eaterys), local Farmer's Markets. and picnicked at Westmoreland State Park....all within an easy drive from the cottage...Our hosts were very hospitable....We plan to return in the Spring
Owner's Response: Our guests had fabulous weather from which to enjoy the local attractions while still making time to use the pier and boathouse. The swans have become a daily attraction along the waterfront and wonderful to see them come back to our creek. We sincerely thank our guests for their kind review and hope to see them again in the spring.

Relaxing retreat

My best friend and I stayed at A Shore Thing over Labor Day weekend this year and had a thoroughly good time. The house is lovely and well renovated (the pictures don't do it justice). It is also extremely well stocked with all the necessities, including a great DVD selection for evenings once you've come in from the dock. We very much enjoyed Amy's cookies as well. :)

We spent our time swimming in the creek, visiting Ingleside Winery, and hanging out at the beach nearby. We also took a really long and enjoyable bike ride through the neighborhood, following the water on our way. My parents came up for a night and brought the sea kayaks, so we had a great time taking them out for long paddles on the creek as well.

The dock was probably my favorite part, it's large and offers space for sun and shade. It's easy to get in and out of kayaks from the shore at low tide, and a great spot for watching the wildlife. Overall, it was very relaxing and Amy and David were great hosts. We'll definitely be back!
Owner's Response: Our guests had the good fortune to rent during the full (blue) moon in August. They were able to kayak by the bright moonlight ... really very magical as the water was like glass. Her parents were like two ninjas out on the creek silently moving up the shorelines. We greatly appreciate their feedback and glad they will be coming back next year.

Beautiful cottage

We stayed at A Shore Thing during the last week in July. This cottage is absolutely perfect. It has everything you need for a relaxing and stress free vacation. The owners are wonderful people and quickly responded to anything we needed- even bringing down kayaks to go kayaking. We had a lovely time sitting on the dock every evening and saw a number of different birds including a Bald Eagle, Osprey and Blue Heron. We explored a number of attractions in the area - going into Fredricksburg for shopping and dinner. I would recommend Foode in Fredricksburg and the Seaside Restaurant in Colonial Beach. The Ingleside Winery is close by and a great spot. I would not hesitate to recommend this cottage to anyone looking to stay in this area.
Owner's Response: This is our second family from Canada and they were a joy to have. The weather was perfect, skies clear at night and a full and near full moon hung over the creek putting on quite a show. We could see them kayaking down the creek most evenings.

Private, relaxing and first class

The owners were absolutely great and very informative. The area is so nice, safe and relaxing. The cottage is so roomy and open; you can not believe that it’s a cottage. You are minutes from the beach, shopping and everything you would need to have a great stay.
We highly recommend going here and you could not have a more relaxing time away from your own home. Great stay and beautiful cottage.

Perfect weekend vacation!

My sister and I had a wonderful stay at A Shore Thing. Modern, cute cottage close to Colonial Beach! Property is sparkling clean and comfortable. Reading on the dock in the morning was so peaceful! Beach is very close by. The owners were so kind and thoughtful and there were lots of maps and suggestions for things to do. It was great for someone new to the area like me. Kitchen is modern and full of nice appliances. Nice and friendly people in the area. Quiet neighborhood so you can get a great night's rest. Ultra-modern TV and entertainment system. It was nice to relax on Saturday night with dinner and a movie! This is the perfect escape for someone who wants a weekend on the water or at the beach without the crowds. We hope to come again!

Wonderful Weekend Away

We stayed at A Shore Thing for a girl's weekend away. The house is wonderful. It's right on the water and affords a beautiful view. We didn't have the best weather but we still had a wonderful time, visiting wineries and relaxing at the house.

A Shore Thing has everything you could possibly need, including a washer and dryer. It's clean and comfortable and spacious and cozy all at the same time.

The owners were very hospitable and we would definitely go back to revisit A Shore Thing.

Owner's Response: Our guests are the first to take in the wineries in the area ... we list three within a reasonable distance from the house. Judging from their purchases they made, they found the local wines to their liking. They were great guests and we sincerely hope that they will come back and do the tour again.

A beautiful place to stay

This was our first visit to the area. Everything about this property is beautiful, from its terrific location to its wonderful interior. It is spotless and extremely comfortable with every modern convenience. All of our communications with the owners, both written and verbal, were especially friendly and helpful.

The location is remarkably peaceful yet the town of Colonial Beach with its many restaurants and gift shops is only a few minutes away. To anyone looking for a beautiful, superbly maintained place to stay we would highly recommend this property.
Owner's Response: We thank our visitors for their kind review. They were able to do a number of the historical sites in and around our area with the Fredericksburg Civil War sites being a plus for them. We hope to see them again next year.
