Villa Pulciana is a recently renovated stone and brick farmhouse, great care was taken to preserve all its original and traditional Tuscan features like wooden floors of beautiful old oak and ceilings with chestnut beams and terracotta tiles.

The refined and elegant furnishings add to the villa's charm giving it warmth and comfort.

Villa Pulciana sleeps up to 14 +1 people on confortable king beds and is composed of three floors; this is really adept for groups of relatives or friends but in the same time offers large spaces for a personal privacy also.

GROUND FLOOR

The ground floor has an entrance through an attractive arched porch, original walls and arches of brick and stone, vaulted ceilings and rustic floor tiles. It is divided into an ample living area to relax and read with stereo, tv sat and a fireplace, a sofa and 2 armchairs. There is also full equipped kitchen and a large table, 2 bedrooms and 2 bathrooms with showers.

FIRST FLOOR

The first floor is characterized by a loggia with a beautiful panoramic view of the surrounding countryside. There is living area with a sofa and 2 armchairs as well as a large dining table which accommodates up to 16 people. A fully equipped kitchen with 5 rings, dishwasher, fridge, oven provides all you might need to cater for 16 people. There are 3 bedrooms and 2 bathrooms on this floor. In the living room there is tv sat and a fireplace also . This floor is characterized by a large loggia with a beautifull panoramic view of the surrounding country side; furnished with a lounge, 2 arm chairs and another large table.

TOP FLOOR

The top floor boasts a large lounge area with a TV sat and game tables, Chester sofa, dvd and fireplace. There are 2 bedrooms with 2 bathrooms. There is also a full equipped kitchen and sculptur table.

All the windows have fly screens.

Villa Pulciana is located in a panoramic position, overlooking the beautiful hills of Umbria and Tuscany. Very close to the historic town of Città della Pieve, situated right at the Tuscan border, where one can experience traditional life as well as admire the works of the painter Pietro Vannucci, otherwise known as Perugino. The town has amenities and shops including supermarkets, a chemist, hospital and police station.

Città della Pieve as well as offering artistic itineraries , has historic and folck festivals, cultural and gastronomic events troughout the year.

The grounds of the Villa are extensive and offer various facilities: barbecue and owen for PIZZAS, wicker tables and chairs and a stunning infinity-pool situated in a sunny position in the middle of a vineyard, basketball, volleyball, bicycles and a professional bowls court.

SWIMMING POOL: The swimming pool is open from the last Saturday of April until the first Saturday of October, located in a carefully manicured garden 50 meters from the villa. It measures 15 x 5 m, with a depth of 1, 30 m. The area bordering the swimming pool is terracotta pavement.

SERVICES ON REQUEST: supplied and to be paid locally to the owner: extra cleaning (€12/hour), extra linen (€10,00/person), heating (based on meter reading consumed during your stay € 4,50 m3), internet wireless (€ 30,00 per week)

OTHER SERVICES ON REQUEST: COOKERY CLASS, TRADITIONAL DINNER, CAR RENTAL, COURSES AND LESSONS, SHOPPING, HORSE RIDING LESSONS, WINE TASTING VISITS, SHIATSU MASSAGE.

For The Family

My dream was to take our family, all 13, to Tuscany/Umbria for a vacation. Villa Pulciana was the perfect place. The 5 children loved the pool and there was enough room for soccer games. The owner, Odilla, could not have been more helpful. Upon arrival my wife was ill. Odilla lead us to the local hospital where they took very good care of my wife. We ate every meal on the upstairs veranda looking at the wonderful views, almost like a movie set! We enjoyed the local town where we found good restaurants and for the children, good gelato. The villa was very comfortable with 4 king sized beds and plenty of bathrooms. The location proved to be excellent for traveling to Tuscany or Umbria. The restaurant Bistrot Del Duca in Citta della Pieve was an excellent restaurant with Christian, the owner, taking great care of all 13 of us.

Exceptional

I just spent a week at this superb villa. This is now my second visit and it was every bit as good as the first. Was worried the second visit might not live up to what I had remembered. This time I spent the week with my grown up daughter. The villa is superbly decorated with Italian good taste and very comfortable. I spent most days relaxing by the pool which overlooks the Umbrian/Tuscan countryside. What a view!!!! I visited many beautiful towns nearby and ate some very good food. On my first evening a local chef came to the villa and cooked a superb meal for us. I ordered it via the owner and was well worth it on arrival when one arrives too tired to shop for food and cook. Almost forgot the most exciting part of the holiday. In the evenings after dark along the road home to the villa we saw fire flies. It looked like an enchanted forest. it was the most magnificent thing to see. These little flies that sparkle as brilliant white lights. A must for all ages.

Excellent destination

I stayed at Villa Pulciana in September. The location was accurate. Close to Perugia, Assisi, Orvieto, Rome, Siena and Florence. The property was very clean. The owner was super friendly and provided great customer service. The villa was georgous and well maintained. Many bedrooms, many bathrooms!. The view fantastic and the pool excellent.
Thanks for a remarkable, unforgettable vacation.

A wonderful experience at Villa Pulciana

Superb farmhouse with masses of charm, history and romance in an exceptional location. It was more than we could have hoped for and a privilege to stay here. The spacious and stylish interior was spotless, with much thought given to both practical and aesthetic details. The position is perfect for sightseeing in both Tuscany and Umbria, although it was difficult to tear ourselves away. We loved just being 'at home'. Our many memories include lounging at the pool surrounded by bird song, wonderful scents and stunning panoramic vistas: breakfasting on the terrace with magical views to the valley; sipping wine under the beautiful loggia.
We have recommended Villa Pulciana to friends, family and colleagues and look forward to returning one day.

Ideal in every way

I have been back from my visit to Villa Pulciana for almost one month now and can't stop talking about it to everyone I meet. I went there for my 50th birthday with ten friends and my daughter and her partner. Everything about it was perfect and just what I'd hoped for. The only improvement in our visit would have been to extend.it. We were only there a week and didn't have enough time to do both the day trips to nearby towns and countryside in Tuscany and Umbria and spend as much time relaxing and enjoying the villa as we would have liked.
The town of Città della Pieve, just 10 minutes away, was also historic and friendly.
We celebrated the birthday of another one of our party at the villa and we try the menu that us prepared by a chef in a local trattoria and delivered to the villa. It was fabulous meal, also very relaxing as no one had to drive home after drinking the wonderful wine.
For those of you considering going to Villa Pulciana, I higly reccommend it. Of those who do go, I'm totally envious.

Wonderfull times!!

I, and of course the rest of the family, want to thank you for the very nice time we spent at Villa Pulciana. It was one of our best holidays in the last years.
The house was very nice and confortable, the infinity swimming pool was fantastic and most of all I loved the view from the terrace.
Every day I hoped I was the first one to be awake, so I could sit outside and look at the different panoramas without anybody around to distract me with tea or talking.
I hope to see you, Odilla, at Villa Pulciana again.

Wonderful Holiday at Villa Pulciana

We are a family of four from Australia. We can absolutely recommend without hesitation the villa. The layout has been superbly thought out offering separate apartments or for a large group the apartments can open as if it's one big house. The apartments have been decorated beautifully and with comfort in mind. Pool and position is fantastic. Close to catch the train into Rome which we did. Last but not least thank you Signora Odilla for a holday that we will never forget.

BELLA ITALIA

We stayed at this spectacular villa the first week in April. We were in a group of 6 adults. We chose this place by looking at the photos and prices which compared well to surrounding properties. If possible the place was even more beautiful than the photos showed. The weather was fantastic and we enjoyed relaxing in the beautiful garden near the pool. There are many lovely walks around the property.
The owner Odilla was waiting for us on arrival to welcome and answer any questions we had about the area. Although her English wasn't fantastic we managed and in fact was probably more fun as we had many laughs together in communicating. She's great, really!!!
