4 bedroom, 3 1/2 bath 3900 square foot home in Central Austin

This home is a gem in Central Austin and is walking distance to Zilker Park (where ACL Festival is located). With its high ceilings, top end appliances, gorgeous slate flooring and original hardwoods, 3 fireplaces, granite counter tops, circle drive (for ample parking), and a backyard oasis including jacuzzi, outdoor kitchen, deck, and water feature.

This completely renovated two story home has 4 bedrooms, 3 1/2 baths. It easily sleeps 10 people. Two master bedroom suites (one with king bed and the second, with both a queen bed and a queen sleeper sofa), two additional bedrooms, one with two twin beds, and a third with bunk beds (with full size mattress on bottom and twin on top).

Two bedrooms have their own connected bathrooms. The downstairs master bath has both a shower and a jacuzzi tub. The upstairs master bath has a marble shower.

The downstairs master has a brand new plasma television and a fireplace.

The home includes a full kitchen (with stainless steel appliances), granite countertops, dishwasher, oven, stove, blender, coffee maker, toaster, sub zero refrigerator, and microwave.

The living room has two-story ceilings, brand new plasma television, bar area and grand fireplace. There is also full dining room and a utility room with a washer and dryer.

There is a fabulous zero-scaped backyard with deck, outdoor kitchen, jacuzzi and water feature.

The home is walking distance to ACL Festival, Formula 1 transportation, five-star restaurants, grocery, shops, 6th Street bars, downtown, the University of Texas, Zilker park, Lady Bird Lake, the Barton Creek Greenbelt, hike and bike trails, and more.

I've lived in Austin, Texas since 1984 when I started school at the University of Texas -- go horns! I love Austin and all the fun things there are to do here. The city is so vibrant! I lived in this house for 18 years and only moved a few miles away because of a growing family. Hands down -- this is the best location in town because of its close proximity to everything there is to do and the fact that you experience no traffic!

This home is a unique pocket of Austin called 'Clarksville' and it's a fabulous pedestrian area where, within 3 blocks, you can walk to the local grocery (Fresh Plus), Italian bistro (Cipollina), coffee house (Cafe Medici), drug store with original soda fountain (Nau's Drugs), church (St. Luke's), 9th street park, local watering hole (the Tavern), and more.

I bought this property because I wanted to be able to walk to work downtown, the University of Texas, and the State Capitol. I also wanted to be able to have fabulous restaurants and night spots near my home. Some of the best dining in Austin, including Sandra Bullock's, Bess Bistro, southwestern cuisine favorite, Z Tejas, and hidden jewel, Cafe Josie, are all walking distance. The art galleries along West 6th Street and the bars, including the Johnny Cash tribute, the Mean Eyed Cat, are all walking distance.

The outside of the property is very unassuming, and then, when you walk inside, you see a fabulous remodel with warmth and all modern amenities. This is one of the larger homes in the area and one of the few that has ample parking and a spacious backyard.

Walking distance to ACL Festival, downtown, 6th Street, Zilker Park, the University of Texas, the State Capitol, and the heart of the music scene in Austin.

This is a perfect rental to use as a homebase to explore Austin, and the Prathers are the perfect people to rent from!

We were in town to celebrate my sister's bachelorette party, and our large group was beyond comfortable in this home. Everyone was *very* impressed by the accommodations: sparkling clean, sleek and modern, great place to relax and great for entertaining. The home has a fantastic layout for hosting a large group as there's *lots* of space, and we had everything we needed in terms of amenities. The neighborhood was cute + incredibly convenient, just a short cab ride away from all of our downtown destinations.

The Prathers (owners) were really easy to correspond with, so we were able to coordinate our arrival with no problem. They went above + beyond, meeting us at the house and giving us a tour before leaving keys, instructions, and answering questions. They were extremely accommodating, offering recommendations + making sure we had their contact details in case we needed anything.

The only thing we would've suggested was an iPod speaker doc to play our own music....but there's a great speaker system in the living hooked up through the TV, so we just used the satellite music channels with practically the same result.

HIGHLY, *highly* recommend.

Great house, quiet location

A group of 10 of us rented this house during the NCAA basketball tournament weekend in Austin and had a great time. The house was clean and very spacious, the outdoor area and hot tub were great to hang out in. Laura was very nice and communicated everything well prior to and during our trip. The house was located in a quiet neighborhood that was a bit of a walk from UT campus or the nightlife on 6th street, but cabs were easy enough to come by that it wasn't inconvenient. I would recommend this house to any large group that wants to travel to Austin but wants a good, quiet resting spot to end up at.

Location, ammenities, comfort!

Laura's helpful, friendly manner made us feel welcome even before we arrive. Her beautiful home is centrally located with tons of room for everyone to spread out and relax. The beds were very comfortable, so we all got a good night's sleep which is a must for me with my bad back. The living room is spacious and open with a two story ceiling and lots of comfortable seating. I particularly enjoyed the clean, well equipped kitchen. With a small grocery just a convenient walk away, we were able to easily relax and "eat in" for a few meals and the back patio was perfect for conversation and drinks after dinner. We also enjoyed a long walk though the trees in Pease Park which is just a couple of blocks away. More ambitious souls jogged or biked but it was so pretty and peaceful we just took our time. An Austin treasure tucked away on a quiet street just minutes from downtown and the UT campus, this is definitely a 5 star rental. We plan to rebook this gem next time we come to town for a UT football game.
