Beautiful unit; not renter friendly.
We have enjoyed vacationing in Mauna Lani for several years and love the amenities provided by the Villages complex as well as the floor plans of the homes. The owners of Unit #223 were easy and pleasant to deal with. We appreciated being allowed to check in early. The amenities center, beach club, etc. are all great. Having rented other units at the Villages and other Mauna Lani resorts, we would not choose this unit again. While it's beautifully decorated, it is not as renter-friendly as other units. We were surprised to find out there were no telephones in the unit (given a spotty cell phone coverage we would not have been able to make an emergency call, could not make local phone calls and were not able to receive phone calls during our stay). Other amenities that we have previously enjoyed in other units but are lacking in this one include coolers, a selection of beach toys, an outdoor dinner table for more than 4 persons, ability to use air conditioning throughout the night (the AC timer can be set for a maximum of 6 hours), garage access to keep our car cool, an ironing board, etc. The rental price of this unit includes only $100 worth of electricity usage (this is properly noted in the rental contract). We ended up paying extra because we did use the air conditioning during our daughter's afternoon naps and at night. As a result, we will in the future rent units where air conditioning usage is expected and included in the rental price. We were unpleasantly surprised by additional cleaning charges deducted from our security deposit as there's already a high cleaning charge. Again, the unit is beautifully and loving decorated and we understand the owners' desire to protect their home but in our opinion they are not prepared to incur the wear and tear that comes with renting their property out. There are other well-furnished units with the same layout more suitable for rentals.
Owner's Response: It's unfortunate that we find ourselves defending comments made by this renter, however, it's important that we clarify the situation.
First, Our home was left in a condition that we have never experienced before - very dirty and damage to the carpets. Our property manager contacted us to inform us of the situation. She said:"The renter left the home very dirty. In addition, there are multiple stains on the carpet throughout the home, especially in the front room. There was also something sticky on the carpets where the two beds are, possibly candy. As a result, we had to get extra cleaners to clean the home so the cleaning charges will be higher this time due to the extra cleaning done. We did the best we could but you'll need to have them cleaned with a professional". This is the first time we've had an extra cleaning charge and, therefore, the first time we've had to pass the cost on to the renter.
Second, while we appreciate the compliments on the decor, we have purposely furnished the home with above-standard items to cater to adults with a maximum of two children. The renter inquired and signed a rental agreement indicating they had 3 adults and 2 children. Without our approval, they arrived with three children. Had we known that they had three children, we would have respectfully declined their rental inquiry. Frankly, we don't have the beds , so we avoid over-crowding the home to reduce normal wear and tear. While we don't offer "beach toys", we provide beach chairs, boogie boards and a cooler.
And lastly, it should also be noted that we originally declined this rental inquiry by the renter due to the fact the the rental request was for five (5) days. Given the cost of utilities, and management, it does not make good financial sense to rent for less than 7 nights. After a second inquiry we agreed to the rental so long as excessive electrical use would be their expense. We have never had a renter that has come close to the electrical use/per day as this renter did. At the rate they used electricity, the electrical bill would have been $1,407 had they occupied the home for a month. Rest assured, this is not a common issue we have had to deal with!
