Mostly good, needs some improvement

Positives: The location is excellent - lots of dining and interesting shopping within easy distance. The 3rd avenue L stop is a short walk away and from there you can get to anywhere. The apartment is spacious by NYC standards, and with a southern exposure it gets good sunlight. There air conditioning in the main living area of the apartment is good. It is up a single flight of stairs, which for the city I do not see as a problem at all. Although we did not really use the kitchen, its outfitted with most basic equipment and utensils that one who is vacationing and eating in occasionally would need. It even has a dishwasher, however lacks a microwave. The owner was helpful and called/met when expected.
Negatives: The back bedroom lacks an air conditioner. We did not try to open the window as it opened onto the wall of the adjacent building and the screen was not in. There was no ventilation in this room once the door was closed - it became quite hot. You can have privacy or comfort, but not both. Also, the mattress was very hard (all beds had this same hard mattress) and the sheets had little or no cotton in them, so when you perspire, they absorb nothing and are very uncomfortable. Bathroom towels are also non-absorbent. The wooden floors were very dirty from the time we entered the apartment - keep your shoes on or your feet will be filthy. I'm not sure why the $95 cleaning fee that I paid and the people before me must have paid did not include a decent mopping. The bathroom floor however appeared to be clean - maybe because it has some white tiles and it would show otherwise? The shower curtain does not go all the way down to the tub. I would say lack of these very basic comforts would keep me from coming back. They're little things, but when you're tired from a day of site-seeing, you want a comfortable place to shower and sleep - the beds were just intolerably hard. Last thing - the lighting was very dim in the bathroom, kitchen, and back room.
Most of these negatives can be resolved with a little more attention to cleaning, stronger light bulbs, and investment in cotton linens (however those mattresses have to go, or at least replace one or two with softer mattresses so people have a choice.) It would be a shame if the owner does not improve in these areas as it is really a charming apartment in a great location for a reasonable price.

Owner's Response: Thanks for your comments , its a new listing and we need to do a few adjusments for example ad microwave ( already added ), better,lighting and shower curtain ( already added ) . A few things to note ,the sheets are Hillcrest 300 thread 100% cotton , I use the same mattresses in all my listings and people like them you can check my reviews for my other listings !
The back room has already an A.C as far as the floor concerned they were mopped thoroughly and the dirt would probably have come from you walking with shoes inside the apt and bringing the luggage through ,Thanks
