This lovely, well maintained historically designated 2 bedrooms, 2 1/2 baths home is located in the Central Coconut National Historic District, one of the oldest and to date the largest Historic districts in Sarasota County .Central/Cocoanut is an eclectic mix of architectural styles , new comers and 3rd generation Sarasota residents .2 blocks from the intercoastal waterway and a short stroll to Historic downtown Sarasota . This 1925 airplane bungalow retains all of its historical character without sacrificing modern everyday amenities. Maintaining its original heart pine floors, double hung '4 over 1' windows and stamped tin shingle roof, this single family home has been accommodating visitors, owners, and family for over 85 years. This 2,200 square foot home will invite you to explore, relax and appreciate a bit of old Florida.

The Manor's 8,000 sq. ft. of gardens are an extraordinary and delightful mix of native and exotic flora and fauna with walkways to explore every corner.

A preservationist in all ways ,I spent 1 and a half years rehabbing the Manor , bringing it back to its original glory.The house then was listed on the Historic register in Sarasota County..Being an artist ,the Manor was a perfect canvas for my passion..I lived in the home for 8 years,then having the opportunity to save another historic home I now enjoy my guests enjoying the Manor and gardens.

What makes this house unique

If your looking for a beach front condo with white tile and white walls , this home is not for you ! Appointed with antiques , vintage Florida items and art it is warm and comfortable. Unique in every way,with mural walls and exotic applications, you will want to stay 2 weeks to take it all in .(not to mention the garden) The Bamboo Room is an extension of the Manor newly completed for more family members and guests

This vacation home is a hidden gem, a uniquely beautiful and comfortable getaway. Could not stop marveling at the level of artistry in this home and garden. Each time we looked around, we noticed a new layer of artistic detail—pleasant colors and textures everywhere. All of it made for a wonderful backdrop (and frequent conversation starter,) to our family gathering. Though we were surrounded by craftsmanship, from the doorknobs down to the bathroom tiles, we didn’t feel the need to tiptoe around—the house has been designed to be lived in and enjoyed. Each room has been furnished with the comfort of guests in mind. The many group seating areas encourage socializing, but there are also plenty of private nooks for enjoying peace and quiet. And the house has all of the modern conveniences, should you want to use them—wireless internet, flat screen TVs throughout, and energy-efficient kitchen and laundry appliances. Additionally, the house is well-stocked with supplies, and we only had to step out for groceries (a block away.)


The garden surrounding Sweet Mango Manor is a plant lover’s paradise. During our stay, I got in the habit of waking up before sunrise so I could spend quiet mornings in the garden, which is incredibly inviting, and a work of art in itself. The lush garden is full of eye-popping color and movement, and is home to lizards, butterflies, cardinals, herons, songbirds, and blue jays. Winding pathways lead to hidden “rooms” and niches, and there are several comfortable group seating areas. By the end of our nearly two-week stay, I still had not counted all of the varieties of flowers, foliage, and fruit.


The owner of Sweet Mango Manor, Katherine Kelly, is a kind, approachable, and thoughtful person who truly loves Florida and generously shares her knowledge of it. She allows her guests total privacy but is always a phone call away to answer questions. As Katherine was showing us around the house on the first day of our visit, I told her I was interested in learning about plants native to Florida. Less than an hour later, I found a pile of books on the subject stacked on the porch. Katherine left them there for me. I’m so grateful she did, because studying them enriched my experience in the coming days. Katherine also left us fruits from the garden to sample. Gestures like these meant so much; they set Sweet Manor Apart from any hotel. We all fell in love with this place during our time here.

Very cute home!! Great location!!

We stayed in the home over Thanksgiving week. The home was VERY clean and convenient to downtown. In our group was 4 adults (2 couples and 2 children(ages 5 yr. and 8 months). The owner was super accommodating since they don't normally have children at the home. It was a great place for us. My son and daughter slept in one of the sitting rooms. It worked out perfectly. There was also a nice park right across the street. And the patio area at the home was beautiful! My daughter loved to walk around and look for little lizards. It was really was a very nice place to stay. I would certainly recommend this home to anyone visiting the area. Plus it only took us maybe 10-15 minutes to get to Siesta Key (a gorgeous beach)!

Perfect Florida escape

What an outstanding place!! Mango Manor has the perfect Florida atmosphere, with a very comfortable and original home, and bountiful gardens. The whole place is welcoming and ecclectic, and each room has its own personality. Katherine is a wonderful host, insuring everything is perfect and very accomodating. We had a small 10 people workshop for 4 days, and everything was great! Thank you Katherine!!

Even more charming than expected

We thoroughly enjoyed our stay at the Sweet Mango Manor. It did take a while to take in all the charm the house has to offer. It exceeded our expectations. We were a party of four and had come down to Sarasota to visit the sites. The house was in a great location for visiting museums, the downtown area, and other places of interest like the Asolo Theater. Thank you, Katherine, for making our stay so pleasant and hassle-free. Escape to Sarasota Oasis

I week ago, I picked my own grapefruit for breakfast and relaxed in Kittie's beautiful gardens. I was there with my husband and sister and we had a wonderful time. We strolled to the Farmer's Market. We watched the sunset every night from truly beautiful Sarasota beaches. Kittie's house is a historic Florida experience with all of the modern amenities you could want. And Sarasota provides so much to see and do. We will definitely return!

You will want for nothing in this fabulous house. Whatever you think of that you may feel you need -- it will be at your fingertips, the owner has thought of everything. The garden is a fairy tale of meandering paths and lush vegetation, the interior of the Sweet Mango Manor is an unending visual delight filled with historic memorabilia and beautiful hand-painted murals and furniture accents. The accommodations are absolutely second to none, conveniently located, clean, and comfortable. This house is a treasure.

We loved our stay at the manor! The decor is unique and the garden is stunning. The home is very spacious, clean and comfortable making it feel like a home away from home with all the amenities you need. It is also located in the heart of everything in Sarasota. One block away from a grocery store and from Tamiami Trail (which you can take to get basically anywhere in Sarasota). Katherine, the manor's owner, is an absolute pleasure to work with. She is highly responsive and attentive to all your needs. She is just a phone call or email away! We will definitely be staying at the manor again when we come back to Sarasota!

Extraordinary accomodations

"Extraordinary accomodations!"

The Sweet Mango Manor in Sarasota was the perfect place for our mini-vacation. The location was perfect - only about 2 blocks from a grocery store, about 5 blocks of Marina Jack's, and pretty close to the beach as well. The home itself was beautifully decorated; there were some many hidden visual treasures throughout the house and in the garden. It's obvious that Katherine (Kittie) has a great eye for design and detail! And speaking of Katherine - she was an excellent hostess, offering up suggestions for us to see while in the city. Thanks, Katherine for making your home so warm and inviting to my family! Many continued blessings to you, your family, and Sweet Mango Manor!

Fabulous week @ Sweet Mango Manor

Everything you need to have relaxing vacation is here. My husband & I spent a romantic week here. We loved the patio grilled a couple of times. Went to Marie Selby Gardens. You will find a lot of the same plants in the garden at Sweet Manor. My grandson spent two nights with us and counted nine places at the Manor to sit and eat. I think he counted six couches also. There are so many lovely places to sit, have coffee and read.

Make sure you take advantage of all the reading materials Kittie has in the Manor. I especially loved reading about Sarasota's history.

But I think my most favorite thing of all was staying there felt like being in Old Florida (with today's creature comforts) during the late 1920's. The house was built in 1925 and restored by the current owner Kittie.

Make Sure you look at the before and after photos and all the history on the walls.

Book a trip here and I promise you will not be disappointed.

P.S. Go to Walt's Fish market in 4400 block of Taimami Trail for fish caught the same day you eat it. I also walked to some antique shops and sat to view Sunset on the water.
