House is perfect place to stay for privacy and luxury while staying in PV.

I cannot say enough good things about Villa Francisco! My group loved every minute!

The views from this property are breathtaking and surprisingly even better than the ocean front properties we've stayed at in the past. Set high up on a hill there is a panoramic view of the old town PV, the new town in the distance, and the ocean. We were worried about the walk to the beach before we got there but it was a quick 5- 10 minute walk down to the beach. We usually walked back up but a cab took us a couple days when we were tired for about $5. It is quicker to get to the Los Muertos beach from Villa Francisco than walking from the Conchas Chinas area we have stayed in the past, which was a nice surprise.

The pool was heated and very nice to get into at the end of the day at the beach. The pool heater wasn't working right one day but the owner had someone out to fix it the same day and it worked great the rest of the week. The owner,Richard was very kind and responsive to any questions or concerns which is nice because renting from agencies in the past it would take awhile to get things fixed or questions answered since they had to contact the owner and wait for responses. This is a huge advantage to this property.

The house staff is excellent and so attentive to every detail that we all wanted them to come home with us. The food they cooked for us was wonderful. They had a menu we could choose something from but several times we just asked them to cook us something that they recommended, which always was very good too.

One of our group got sick one day and Tina, the house chef, drove us to a pharmacy in town to get medicine for him. I really cannot say enough good things about her and the other staff. They really know what they are doing to make your stay comfortable and worry free. They took care of everything from arranging a suburban to pick us up and drop us off at the airport to shopping for whatever we needed each day.

Location is really ideal being walking distance or a quick cab ride to the beach, restaurants, and nightlife, but you won't want to leave the house much since you have everything you could want there.
Anyone looking for a villa to stay at for a group of friends or family will not be disappointed with Villa Francisco and Puerto Vallarta.

I traveled to Puerto Vallarta on February 23rd for the first time and I will be returning next year! We had a group of 8 and the Villa was more than large enough for all of us. From the moment we ventured up the long driveway and entered the Villa, we were in awe for hours while we enjoyed the scenery. The Villa is situated in a place just perfect for spectacular views of the ocean, jungle, and downtown. We were greeted by the owners, RIchard and Tina, along with a wonderful staff anxiously preparing our first 4 course meal. Richard made us several batches of his wonderful margaritas along with a full lay out of chips, salsa, guacamole, and vegetables. Richard and Tina were very friendly and helpful throughout our stay. The staff cleaned, did our laundry, ironed, put our clothes away, changed our sheets and towels every single day. We were definitely spoiled and miss them all! The Villa itself is huge and filled with unique artwork and furnishings. The beds were extremely comfortable and I loved sleeping with the doors open at night to enjoy the cool breezes. There is nothing like waking up to the beauty we enjoyed for 7 days! I can't say enough good things about this Villa but if you rent from Richard and Tina, you won't be disappointed, I promise! Thanks for everything Richard, Tina, and our girls! We loved every minute of our vacation and you helped to make it very special for all of us!

Our First trip to Puerto Vallarta was in 2009. My husband, children and I have been hooked ever since. We have been back every year since. Our Friends keep asking "why do you go to the same place every vacation". Well 6 of them came with us to Villa Francisco this year and now they understand. There is something about the Romantica Zone that just makes you want to return. The people, the beauty, the culture and the beautiful sunsets. Villa Francisco is in the best location! It is a 2 minute drive down the hill to some of the finest restaurants. Upon our arrival at the Villa, we were graciously greeted by an amazing staff and the owner Richard. We had margarita's, guacamole, chips, salsa and a veggie platter. Which by the way was very well received after a long morning of traveling. We had also arranged for the staff to provide us all our favorite drinks, so that we would not have to shop our first day there. Great idea, we will do that again. Villa Francisco is second to none. It is beautiful, sprawling, and has some incredible views from every room. The large pool area was perfect in size for the eight of us, we had music, comfortable chase louges, tables, chairs, heated negative edge pool, wet bar, shade, and a 1/2 bath. What more do you need. We really enjoyed laying around, visiting, resting and soaking up the Mexican sun. We had the staff prepare our dinner the first night. WOW! Homemade mexican feast, four course meal. They are very professional, sweet, warm and make you feel right at home. The decor in the Villa is so pretty. Beautiful artwork, furniture, small decor tucked away all over the house. We found something new everyday that we had not noticed before. We had the honors of staying in the master suite. It is so large, clean, comfortable, and light and airy with beautiful furnishings. An outdoor shower that surrounds you with gorgeous greenery. The staff is there everyday cleaning. If you put it in the laundry basket it gets cleaned and returned to your room each day. We all got so spoiled. Tina, America and Mama Sita, were all so sweet and non-instrusive. They were a pleasure to visit with. They work very hard to make your stay nice. My friends all brought decorations for my 50th birthday celebration. The staff graciously decorated the Villa for them. It was so exciting to return to the villa after a long day of zip lining and see how pretty everything looked. We had a blast and highly recommend Villa Francisco.

The pre-arranged transport van met us at the airport and we wound our way through town, through the gates and up the steep, winding driveway to the beautiful expansive mansion.
We were greeted by Toni, the concierge; she proceeded to give us a tour of the villa.
The bedrooms appeared just as they had in the images online- only- the images fail to communicate the scale of the rooms- they’re HUGE- each with a marble tiled floor with an adjoining bathroom. Each has a balcony that overlooks the city and the bay beyond. The 4th bedroom in the back is more modest. The house is open, welcoming and comfortable; the infinity pool (heated!) is just the right size; the views are wonderful. Our villa tour concluded with margaritas, chips, salsa and guacamole prepared by Beto, the chef.
Over the course of the week, Beto wowed us with outstanding meals including traditional Mexican meals ceviche, paella and arroz con pollo. We asked him to make what he liked to make and he floored us with the delicious meals of grilled steak/lobster tails, and red snapper/shrimp. His breakfasts-also exceptional. We miss Beto and we miss Beto’s cooking.
Richard, the owner, was helpful with respect to two mishaps during the week. On the first night, a glass door was accidentally broken and he put our minds to ease and facilitated its repair. Later, one in our party was stung by a stingray in the surf at the beach (a very rare occurrence). Richard directed us toward the best hospital care in PV and his wife Tina expertly negotiated the pricing of the hospital bill.
Nora is a great housekeeper. She is unobtrusive and even does laundry (just leave it in the hamper and it will be washed and folded and placed on your bed the same day). Julio does an exceptional job of caring for the pool and the landscaping of Villa Francisco.
Our daily trips down the the hill to the beach or into town could be an adventure. Most of the time, we walked. The “sidewalks” along the carreterra (2-lane highway) aren’t paved and can be tricky in the dark. The daily trip back up to the villa from the beach was always in a cab.
2 things to be mindful of: 1-There are only 2 sets of keys available. This can be a problem for a larger group (like ours). 2- In each of the larger bedrooms, the wall between the bedroom and bathroom is only partial: the result is that noise from one part of the room (shower/toilet) echoes throughout the entire bedroom.
Still, we loved our stay.
We will be back to Villa Francisco- often.

My family and I stayed here for two weeks (with a side-trip to Mexico City) in January, and we were all floored by the quality of life made possible at the villa. The views are spectacular, from every room in the house - the kitchen is spacious, the living-room / bar area is massive yet comfortable and classy, and with a mini-bar that overlooks the jungle! Jungle birds flew overhead as we floated in the infinity pool, after a great day on the beach (many great days in fact) - which is a short walk away. Here you have all the conveniences of town (3 minute drive away) without the noise and the hustle. If you're into bars, clubs and other night-life activities, cheap taxis are available from town - but be warned, this place is so comfortable you may never want to leave it!
There is a big swath of jungle buffering the villa from town, giving it a remote "retreat" feeling - the photos on the listing were accurate, although if anything they don't do enough justice to this place. Waking up with the sunrise in these bedrooms, which are walled with floor-to-ceiling windows overlooking the ocean, brought a fresh joy to every day of our trip. The place was spotless, very well maintained and well-built. We also hired a masseuse for some of the days we stayed here. Big thanks to the owners, extremely knowledgeable and great fun too!

My Wife, and I stayed at Villa Francisco, November 27, 2010 – December 5, 2010. We found the Villa in a magazine called “Leading Estates Of The World” a few years ago, and decided then that one day we would stay there. It was everything we had expected and more. The landscape of pool and bar area is absolutely beautiful the view of the bay and the city was incredible, and every night we were able to see the fireworks from the pirate ship. The location is great very close to the beach and, the downtown area where we found some great restaurants

The staff was great Nora the housekeeper not only kept the Villa spotless, but she cleaned our clothes every day, and fresh towels that smelled so good in our bathroom each night. I would highly recommend “Villa Francisco” to anyone visiting Puerto Vallarta.
