Good location, but the apartment not acceptable!
When we arrived at the apartment we found that the lighting was inadequate, the bed had not been made, there was no cover sheet, and no pillowcases. There was a thin foam pad was very uncomfortable. The floor was gritty with sand. The oven was filthy and needs a thorough cleaning. Also, the salt and pepper were empty and could not be filled it because they were one time use types. Later we found that there were no plastic containers to store leftover food, there were inadequate cooking utensils, minimal cooking pots and pans, the sink drain did not work, the toilet was not secured to the floor and shook every time we sat on it, The toaster was broken and only toasted on one side of the bread, the closet was so shallow that the clothing hangers stuck out from it into the room and there was no additional closet except this one small closet by the front door. When we contacted the landlord about the lack of pillowcases and cover sheet and salt shakers he did replace these. When we complained about the toaster and that there was no table to eat meals at he did not take care of these problems. We went to a thrift store for and bought a good toaster and a good folding table because we were going to be there for 34 days. There was only one chair in the room so in order to eat together one person's had to sit on the bed and one person on the chair. There was a high eating counter with barstools, but because there was so little space to store anything we had to use the counter for holding our supplies. There were a few kitchen cabinets above the sink and stove but they were extremely high. My wife who is 5'4", could barely reach the bottom shelves. The only really good thing about the place was the view of the ocean, the balcony, and heated swimming pool.
Owner's Response: The day this tenant arrived, I called to make sure everything was alright. He told me that the salt and pepper shakers were almost empty, one of the light bulbs was out (there are 5 lights/lamps), he couldn’t find a extra roll of paper towels, and wanted an additional set of sheets (there are always two sets there). When asked if there was anything wrong with the sheets, he said no but wanted a spare set so they wouldn’t have to wait when doing the laundry (since they were staying for 34 days). He told me that he couldn’t find anything else wrong. I drove over that night (3 hours round trip) to deliver a additional set of sheets, light bulb, extra paper towels, and new salt and pepper shakers.
My condo was completely remodeled less than two years ago. As you can clearly see from the pictures, there is a counter and a café table (on balcony), each with 2 stools. The kitchen is small so I tried to maximize the space by installing cabinets that go all the way to the ceiling.
The bed has a new mattress and also a (rather expensive) 2 inch Memory foam pad on top of it. I have received numerous compliments on it’s comfort. I have back problems and it is the same as what I sleep on each night.
The bathroom was also remodeled, the tub and toilet are both new. There is nothing wrong with either of them.
Two weeks into the tenant's stay he contacted me with a few additional complaints: the stools and kitchen selves were too high for his wife; one pot didn’t have a lid; the spatula was plastic, not medal; and an a/c cover (on the balcony) was loose. And although he did not want to leave, he thought the rent should have been lower. Insinuating that if he didn’t receive a refund, he might be unhappy and leave a bad review.
I send a maintenance man the next day. He fixed the loose a/c cover but could find nothing wrong with anything else. He did tell me to expect possible damages, that the tenants had made ‘a real mess’. Including trash, wet adult diapers, food, and other items, thrown on the floor, instead if in the trash can. He said the time they send in the building lobby, they had been rude, argumentative, and seemed to be looking for reasons to complain. He was right, the apartment was left in the worst condition I’ve seen in 12 years and more than half the towels and linens were missing.
