Worst house ever. You can do much better
Have stayed in Ormond & rented houses for several years now. Until now, I have never once had a problem. The house seemed decent on its face, but it is for sale. That fact showed with the lack of care and concern that has been shown to this rental. On our second day, the tub filled up and would not drain. The management company sent out a plumber & he said the drain was filled with too much sand, obviously from the previous tenant because we just arrived. The propane grill had no propane, so I had to go and buy my own. I was reimbursed, but still, this should have been done prior to us. It was my vacation & Easter after all. Carpet was in OK shape, to be expected, its a rental but I will explain why this is significant later. The back door was rotted & cracked pcs falling off, screen destroyed. The glass shower doors popped off of the hinges & fell onto my son. All of this was put in writing to the mgmt company as I did not want to be held responsible for any of this. The comforter on one of the beds was torn all the way up and simply flipped to hide it, again, I don't care, I just don't want to be responsible. Upon check out, the mgmt company & maint man came along to look at everything. Mgmt said the back door was definitely falling into disrepair don't worry. Maint, mgmt, and I inspected the shower doors together. She asked if something happened in the tub to knock them off, to which I replied no. Maint said they were not properly screwed together which is why they broke, very dangerous. We continued to walk thru and mgmt said all is well, I'll send your sec dep. and propane money in 10 days. I came home to find an email stating she was withholding funds for the shower doors, shower drain, dog hair on the rug, and sand in the garage and the cleaning company had to spend 2 extra hours cleaning. First of all, most of this was addressed and was not from us. The shower drain, doors, etc. As for sand in the garage, well, it is a beach house! Plus, look at how much sand the previous tenant obviously left behind! 2 hours to sweep?As for dog fur, I paid an extra fee to have my dogs there. We vacuumed with the crappy vacuum, thats all I can do. This is why we pay a cleaning fee, and an add't pet fee. The carpet was already tore up and stained. We left the house better then we found it & any other person we have rented from here would back that up. Some no longer even charge us a cleaning fee! Owner def not interested in prop. U can do better for same $ or less.

Our company has been in businesss for over 30 years and takes great pride in each of our rental units. In fact, just two weeks prior to this gentlemans arrival, my family stayed at this exact property doing minor maintaintence ( because there was no problems to be addressed) but mostly enjoying the beautiful house, beach and river. None of the problems listed by this tenant existed at that time?
Having been a landlord and liscensed contractor for many years, I was so greatly upset about his concerns, that I arrived the following week with 3 employees ( contractors) to view and repair the damages and address his concerns.
I was very unhappy with what I found.
Within the two weeks after my stay and after this tenant left (with a full deposit refund and payment for the propane), we had to work 3 days to repair and beautify our home:
1. Dogs with muddy hair had marked the walls up 3 feet high in every room and soiled every piece for living room furniture, with spots of waste throughout the house spotting the carpet and tiles in every room. Also the house was full of sand to such a degree that my maids could not remove it with standard cleaning methods. I had to hire a professional steam cleaning company to move all the furniture and clean and deoderize all the floors. ( at considerable expense) .
2.We had to actually paint one room to remove the stains.
3. The shower door had been knocked off, by considerable force, from its rails and was found to be mounted as per code.
4.The house is no longer for sale, as we are going to enjoy it not sell it ,since it is such a beautiful home and there are just very few homes for sell in the Ormond by the Sea area and we know we cannot replace it with a like quality home.
5. Although we had a wash off hose and area for everyone to remove the sand from their.
feet and animals and plenty of towels, we installed a complete body shower and foot shower at the garage area with clearly marked signs asking everyone to shower befor entering the house.
6. 80% of our rentals are REPEAT customers who have greatly enjoyed their experience at our home.
7.After much expense repairing what I found, I would have gladly paid this gentleman to stay somewhere else.
8. We usually find that money is the root of most complaints.
